If you've been shopping for a house with some land, you already know the trade-off.
You find the acre, and the house needs a roof. You find the renovated house, and there's nowhere to put the trailer. You find both, and there's no room for the home office.
I listed 4670 Lunns Store Rd in Chapel Hill on October 2, and I want to walk you through it, because this is one of the rare ones where you don't have to pick.
The short version
- 3 bedrooms, 2 full baths, all on one level
- 1,456 sq ft per the tax record, plus a 583 sq ft room above the detached garage that isn't counted in that number
- 1.01 acres
- In-ground pool, fenced back yard, large covered front porch
- Built in 2002, fully renovated
- Listed at $475,000
The expensive stuff is already done
When I walk a house, I look at the big systems first, because that's where the real money goes after you move in. Here's this one:
- Roof: 2020
- HVAC: 2021
- Water heater: 2024
- Ten new UV-tinted Pinnacle windows: 2024
Then the remodel on top of that. New luxury vinyl flooring throughout, fresh drywall and paint, a renovated kitchen and baths, and a new backsplash. The kitchen has new stainless appliances, and the refrigerator, washer, dryer and freezer all stay with the house.
Here's why that matters to you. When the roof, the HVAC and the windows are recent, your first year in a house is about living in it. Not writing checks for it.
The garage is the surprise
Walk out to the detached two-car garage and head upstairs. There's a 583 sq ft room up there with its own window A/C unit.
I want to be straight about how that space is counted, because you'll see two numbers. The tax record lists the home at 1,456 sq ft. The room above the garage is separate, and it isn't included in that figure. So the living area on the record is 1,456, and the garage room is a bonus on top of it.
What you do with it is up to you. A home office that's actually out of the house. A gym. A studio. A spot for guests. That's a lot of options for one outbuilding.
Room to park, room to spread out
There's plenty of parking here for trucks, trailers, a boat or a camper, so nothing has to live on the street or in someone else's storage lot.
The acre leaves room for a garden or a fire pit, and the new fencing and fresh landscaping are already in. The front porch, shutters and garage doors were freshly painted.
The pool
The in-ground pool sits behind the fenced back yard, and a new pool pump and equipment were just installed. The pool equipment conveys.
The practical details
- City water and septic
- No HOA
- High-speed internet through United
- Annual taxes listed on the MLS at $1,137
- Easy to show, often same day

See it for yourself
Photos can't show you how that acre feels, or how big the room over the garage really is once you're standing in it. That's what a showing is for.
