I'm a U.S. Coast Guard veteran, the son of a retired Navy Chief, and the grandson of a WWII combat Marine. My father put it in one sentence: when you strip all things away, all you have is your Word. That's the whole business. In a market where plenty of agents will tell you what you want to hear to get a signature, I'd rather tell you the truth and lose the listing. It costs me deals. I'm fine with that.

I've owned long-term rentals, short-term rentals, multifamily limited partnerships, fix-and-flips, and notes. I still do. That changes how I look at your house. When I walk a property I'm running the same math I'd run for my own portfolio: what it's actually worth, what a buyer's lender will support, what the repairs really cost, and which exit puts the most money in your pocket. Most sellers get shown one path. List it, wait, hope. There are usually several.

I take on fewer clients than I could, and that's on purpose. Quality over quantity means when you call, you get me. It also means I'll tell you early if I'm not the right agent for your situation. I work with sellers who want options instead of a single script, buyers relocating into Williamson, Davidson, and Maury Counties, and investors who want someone who speaks their language. I also help with VA loans and PCS moves.
