Your Guide to Davidson County Living

Davidson County and Nashville are one and the same on paper. The city and county merged in 1963 into the Metropolitan Government of Nashville and Davidson County, and Metro says Nashville was the first city in the country to achieve true consolidation of its city and county governments. The county covers about 504 square miles and counted 715,884 residents in the 2020 Census.

Six smaller incorporated cities sit inside the county line: Belle Meade, Berry Hill, Forest Hills, Oak Hill, Goodlettsville and Ridgetop. Everything else, from downtown and East Nashville out to Antioch, Bellevue, Hermitage and Madison, is Metro Nashville.

What that means for a buyer or a seller: the county name tells you very little about the house. Tax district, school zone, zoning overlay and flood map all change by address. I made the move to Middle Tennessee from San Diego myself, and I'll walk you through each one for the home you're looking at. Start with my Nashville guide, or pick a town below.

Frequently Asked Questions About Buying & Selling in Davidson County, TN

What county is Nashville, TN in?

Davidson County. Nashville and Davidson County have shared one government, the Metropolitan Government of Nashville and Davidson County, since 1963.

Is all of Nashville in Davidson County?

Yes. Metro Nashville and Davidson County share the same boundary. Nearby cities like Franklin, Hendersonville, Mt. Juliet and Murfreesboro are in other counties.

What cities are in Davidson County, TN?

Nashville, plus six smaller incorporated cities: Belle Meade, Berry Hill, Forest Hills, Oak Hill, Goodlettsville and Ridgetop. Goodlettsville also extends into Sumner County and Ridgetop into Robertson County. Antioch, Bellevue, Donelson, Hermitage, Madison and Old Hickory are communities within Metro Nashville, not separate cities.

How do property taxes work in Davidson County, TN?

Metro has two main tax districts. The Urban Services District covers the urban core, and the General Services District is the area beyond it. The Assessor of Property explains that the urban district tax covers added services such as garbage pickup, street lights and sidewalks, and its rate is slightly higher to pay for them. Homes inside the six smaller cities pay the general rate plus whatever that city charges. The Assessor appraises the property and the Metro Trustee collects the tax. Look up the district for a specific address before you compare payments on two homes.

What school district serves Davidson County?

Metro Nashville Public Schools serves the whole county, including the smaller cities inside it. Zoned schools are set by address, and the district's Zone Finder shows them for any address.

Is Davidson County growing or shrinking?

Growing. The county counted 626,681 residents in the 2010 Census and 715,884 in the 2020 Census, an increase of about 14 percent in ten years.

How fast can I sell my house in Davidson County, TN?

Your timeline leads. When a direct sale is the right fit, Kimo can bring you cash offers for your property. On the open market, how long a sale takes depends on the neighborhood, the price and the condition of the home, and a purchase with a mortgage typically needs about 30 to 45 days from contract to closing.

You will know every number up front, before you commit. As a full-service eXp Realty agent, Kimo Quance prices your Nashville, Bellevue, or Madison home to the right buyer pool, then breaks down commissions, closing costs, and your net proceeds. Selling in a competitive Nashville market, how do I get top dollar?
