The Grove
The Grove's golf course is a Greg Norman Signature design, and the club hosted LIV Golf Nashville in 2024. The club keeps the course in tournament condition and backs it with a full practice area, the Smokehouse Pavilion at the turn, instruction, clinics and junior golf.
Off the course, the clubhouse is called the Manor House. It holds dining and event space, Rosemary Spa, a fitness center and the golf shop. There's also tennis and pickleball, resort-style pools, the Bridge Bar for casual dining, miles of trails through open space, a kids' club and an equestrian program run with the Jaeckle Centre, with riding lessons and trail rides.
Membership at The Grove
The Grove's FAQ says ownership is connected to club membership. Residents choose a Sports Membership (pools, parks, tennis, kids' club, hiking, fishing, equestrian and the fitness center) or a Golf Membership, which adds the 18-hole course and practice field. The club doesn't publish what either one costs. Its FAQ says costs include the home or homesite plus club membership and HOA-related expenses.
Homes and homesites at The Grove
As of October 20, 2026, The Grove's site lists nine available homes from $2,650,000 (5,166 square feet) to $4,374,900 (7,879 square feet), plus three homesites from $495,000 to $725,000. Its builders page says custom homes run "from $3.5m to over $8m." The approved builders are Davis Properties, Legend Homes, Luna Custom Homes, Stonegate Homes, Trace Construction, Ford Classic Homes and Schumacher Homes, and the club puts a custom build at 12 to 24 months. The Grove says it's in its final phase, so what's left to buy or build on is limited.
Troubadour Golf and Field Club
Troubadour sits between College Grove and Arrington and is part of Discovery Land Company's group of private communities. It covers 860 acres. The About page says 375 homes and the homepage says 376.
The golf course is a Tom Fazio design, and the club keeps it laid-back. Its golf page says no shoes or tee times required, with comfort stations between holes, a TrackMan practice range and member tournaments.
The Farmstead side of the property is where the "field" in the name comes from. It has sports fields and courts, Fish Camp, a lake for fishing, paddleboarding, a 3D archery course, skeet shooting, axe throwing, a multi-use battlefield, guided mountain biking on the trails, tennis and pickleball, an organic farm and horseback riding. The Homestead side is built around golf and a 40,000-square-foot clubhouse and wellness complex with dining, a hidden speakeasy, a golf simulator, a spa, a fitness center, a resort-style pool, a Kids' Club and stages for live music.
Membership at Troubadour
Troubadour describes itself as a members-only residential community. It doesn't publish membership categories, costs, dues or HOA figures. The contact page invites you to "discuss ownership options," and that conversation is where those terms come out.
Homes at Troubadour
Troubadour offers cabins, club cottages, larger homes and estate lots. It publishes 15 named floor plans, and the ones with sizes listed run from 3,827 to 7,027 square feet. As of October 20, 2026, its listings page shows 11 homes from $4,250,000 (a 2,702-square-foot club cottage) to $16,000,000 (a 6,073-square-foot custom home). Those are asking prices the club posts. They aren't sold prices.
Which fits you
Start with what you want from the land, the golf and the club.
You want golf to be the center of the week. Both courses are 18-hole championship designs. The Grove leans into tournament conditioning, a big practice area and instruction. Troubadour leans into relaxed rounds with no tee times. Play both before you decide.
You want a lot to do outside besides golf. Troubadour's Farmstead list is long: archery, skeet, paddleboarding, fishing, biking and riding. The Grove covers trails, fishing, racquet sports and a full equestrian program.
You want to build your own home. The Grove publishes homesite prices and its builder list, so you can price a lot and talk to builders right away. Troubadour offers estate lots and custom homes but doesn't post lot pricing.
You're watching the budget. On the clubs' own published asking prices, The Grove's available homes start well below Troubadour's.
You want a smaller home. The smallest home listed at either club is Troubadour's 2,702-square-foot club cottage. The smallest available at The Grove is 4,472 square feet.
Your commute matters. The two are close enough that the drive won't decide it. The Grove routes a few minutes quicker to Franklin. Troubadour is fewer miles from the airport, but the time comes out about even.
Before you buy at either one
- Get the club terms in writing before you write an offer. Ask for the initiation fee, annual dues, minimums, what happens to the membership when you sell, and whether club approval is part of the purchase. Neither club publishes these.
- Get the HOA budget and fees. Neither club posts an amount.
- Check schools by the exact address. The Grove lists College Grove Elementary, Page Middle and Page High. Troubadour doesn't publish its zones. Zones can change, so confirm any address with the Williamson County Schools zone lookup.
- Ask about sewer, septic and water. Neither club publishes how lots are served. Ask for it on the specific lot or home.
- Know who's on your side. The onsite sales teams know their clubs inside and out, and they sell for their side. I work for you.
