How this Williamson County property tax calculator does the math

Tennessee assesses a home at 25% of its appraised value, and the county and the city each charge a rate per $100 of that assessed value. So the formula is appraised value times 25%, divided by 100, times the combined rate.

These are the 2026 rates the calculator uses, per $100 of assessed value:

Where the home sitsCounty rateCity of Spring Hill rateCombined
Inside Spring Hill city limits, Williamson County$1.27$0.739$2.009
Inside Spring Hill city limits, Maury County$1.369$0.739$2.108
Outside city limits, unincorporated Williamson County$1.30none$1.30
Outside city limits, unincorporated Maury County$1.369none$1.369

The Williamson rates come from the county's 2026 Property Tax Rates chart. Maury's $1.369 comes from Resolution 07-26-29, the county's tax levy for the fiscal year that began July 1, 2026. The city's $0.739 comes from Spring Hill Ordinance 26-09 and is the same on both sides of the county line.

The full explanation of the 2026 rates is on my Spring Hill property taxes page.

Price and appraised value aren't the same number

The county taxes the appraised value its assessor puts on the house, which can differ from what you pay. If you're buying, the price is a fair stand-in for a first look. If you already own, use the county's appraised value.

2026 is Maury County's reappraisal year, and Williamson did its last county-wide reappraisal in 2025, so both sides of Spring Hill are working from recent values.

Two worked examples

A home appraised at $550,000 inside Spring Hill city limits is assessed at $137,500. On the Williamson side that's $1,746 in county tax plus $1,016 in city tax, about $2,762 a year or $230 a month. On the Maury side it's $1,882 plus the same $1,016, about $2,899 a year or $242 a month.

The Maury side runs about $136 a year more, roughly $11 a month, and the whole gap is the county rate. That's the example the calculator opens with.

A home appraised at $400,000 outside city limits is assessed at $100,000 and pays no city tax. That's $1,300 a year in unincorporated Williamson County (about $108 a month) and $1,369 in unincorporated Maury County (about $114 a month), a $69 a year difference.

Check the exact house

The ZIP won't tell you the county. 37174 covers both sides, and some homes inside Spring Hill city limits carry Thompson's Station 37179 addresses. My Williamson vs Maury County guide walks through where the line runs.

To check a house yourself, run it through the U.S. Census geocoder, which names the county and says "Spring Hill city" under Incorporated Places when the home is inside city limits. Then pull the parcel: the Williamson County Property Data Search for the Williamson side, and the state's Real Estate Assessment Data site for Maury parcels. Both let you look up the parcel record.

I live in Thompson's Station, in Williamson County, and I own a renovated historic investment property in Columbia, in Maury County. I've been a Realtor since 2013, and I work Spring Hill every week.

If you'd rather not dig, send me the address and I'll check which county it's in, pull the parcel and run the tax on that exact house. DM, text or call me at 615-392-1186.

For 2026, a home inside Spring Hill city limits pays $2.009 per $100 of assessed value on the Williamson County side and $2.108 on the Maury County side. Homes are assessed at 25% of appraised value, so a $550,000 appraised value pays about $2,762 a year on the Williamson side and about $2,899 on the Maury side.

Which side of Spring Hill has lower property taxes, Williamson or Maury?

How do I know which county a Spring Hill house is in?
