What County Is Spring Hill, TN In? Williamson vs Maury

Custom Image

Quick answer: Spring Hill, Tennessee is in two counties, Williamson County and Maury County. The city limits cross the county line, so one Spring Hill address can be in Williamson and the next neighborhood over can be in Maury. To find out which side a home is on, look the address up on the U.S. Census geocoder or on the Williamson or Maury County assessor's property search, both of which name the county.

Two houses can both say "Spring Hill, TN 37174" on the mailbox and still pay a different property tax rate, sit in a different school district, and answer to a different county government.

That's not a trick question. It's Spring Hill.

If you're shopping here, the county is the first thing I want you to know about a house, before the kitchen, before the lot, before you write an offer. Here's what changes from one side to the other and how to check any address yourself in about five minutes.

Why Spring Hill is in two counties

Williamson County sits to the north and Maury County to the south, and Spring Hill grew right across the line between them. The City of Spring Hill says it plainly in its own history: the city is situated within two counties, Maury and Williamson.

As of October 2026, here's how a few landmarks fall:

  • Maury side: City Hall at 199 Town Center Parkway, Spring Hill Elementary on Main Street, and Fischer Park at Port Royal.
  • Williamson side: Brixworth, Cherry Grove, Cameron Farms and Newport Crossing, all inside Spring Hill city limits.

For the bigger picture on the city itself, start with my Spring Hill area guide. For a neighborhood-by-neighborhood look at both sides of the line, with 2026-27 school zones, read my guide to the best neighborhoods in Spring Hill.

What actually changes with the county

1. Your property tax rate

Spring Hill charges its own city property tax, and it's the same rate on both sides of the line: $0.739 per $100 of assessed value. The county rate is what's different.

Here are the 2025 rates published by the Tennessee Comptroller, per $100 of assessed value, and what they mean on a house the county appraises at $500,000. Tennessee assesses a home at 25% of its appraised value, so that house has an assessed value of $125,000.

Where the home sitsCounty rateCity rateCombinedYearly tax on a $500,000 appraisal
Spring Hill, Williamson side$1.27$0.739$2.009about $2,511
Spring Hill, Maury side$1.91$0.739$2.649about $3,311
Unincorporated Maury County (outside city limits)$1.91none$1.91about $2,388

That's an illustration, not a quote on any house. The appraised value on a real bill is the assessor's number, not the price you pay, and Maury County is in a 2026 reappraisal year, so values and the county rate there will reset. Use the 2025 numbers to understand the gap, then pull the current bill on any house you're serious about.

One more thing that surprises people: a home inside Spring Hill gets two tax bills. The city collects its own property tax, separate from Williamson and Maury counties, and the county bill comes from that county's trustee.

2. Your school district

The county decides the public school district:

  • Williamson side: Williamson County Schools.
  • Maury side: Maury County Public Schools.

And inside Williamson County Schools, the zone still changes by neighborhood. For the 2026-27 school year, the district's own locator zones 2100 Prescott Way to Allendale Elementary, Heritage Middle and Summit High. Brixworth, also on the Williamson side of Spring Hill, is zoned to Heritage Elementary, Heritage Middle and Independence High.

So "Williamson side" isn't the end of the answer. The exact address is. Both districts publish lookups:

I don't rank schools. What I do is pull the zoning for the exact address before you write an offer, so you're not working from a listing remark or a guess.

3. Which county office handles your home

The county also decides who appraises your home and who sends the county tax bill. On the Williamson side that's the Williamson County Assessor of Property and Trustee. On the Maury side it's the Maury County Assessor and Trustee. If you ever want to appeal a value or look up a record, you need to know which courthouse to call.

The ZIP code trap

Here's where good buyers get tripped up. ZIP codes don't follow the county line, and they don't follow city limits either.

  • 37174 covers both counties. City Hall (Maury) and Prescott Way (Williamson) share the same Spring Hill ZIP.
  • 37179 reaches into Spring Hill. That's the Thompson's Station ZIP, but Brixworth, Cameron Farms and Newport Crossing sit inside Spring Hill city limits on the Williamson side while many of their homes carry a "Thompson's Station, TN 37179" mailing address. Cherry Grove uses Spring Hill 37174.

If you're weighing the two towns, my Thompson's Station and Spring Hill side by side breakdown walks through the differences. And if you want a closer look at the Williamson-side neighborhoods above, start with living in Brixworth, then Cherry Grove, the Cameron Farms guide and homes in Newport Crossing.

A Spring Hill address doesn't mean inside the city

The mailing address can also say Spring Hill when the home is outside the city altogether.

Firefly is the clearest example. It has a Spring Hill 37174 address on Highway 431, but it sits in unincorporated Maury County, outside Spring Hill city limits. Maury County, not the city, handled its rezoning, and it's in the Maury County Public Schools district. Outside the city means no Spring Hill city property tax, which is why the county-only rate shows up in the table above. Here's my Firefly development guide if you want the details.

How to check any address in five minutes

You don't need me to do this, although I'm happy to. Here's the order I use:

  1. Run the U.S. Census geocoder. Go to geocoding.geo.census.gov, choose "Find Geographies Using Address," and enter the address. The result names the county, and under "Incorporated Places" it says "Spring Hill city" if the home is inside city limits. If that line is blank, the home is outside the city.
  2. Check the assessor. On the Williamson side, use the Williamson County property search. Its "City" field shows the tax district, not the mailing city, so it tells you whether the home pays Spring Hill city tax. On the Maury side, the Maury County Assessor links to the state's real estate assessment search.
  3. Look at the tax bill. A home inside Spring Hill has a city bill and a county bill. The county bill tells you which county you're in.
  4. Pull the school zone. Use the district lookups above for the exact address, every time.

If the geocoder, the assessor and the tax bill all agree, you have your answer.

What I check on every Spring Hill house

Before you write an offer on any home in Spring Hill, I'll confirm four things for that exact address: the county, whether it's inside city limits, the zoned schools for the coming school year, and the current tax rate. If the seller's loan might be assumable, I'll check that too, because an assumable mortgage can change the math more than the county line does.

I live next door in Thompson's Station, and I work both sides of this county line. Send me any Spring Hill address and I'll tell you which side it's on and what that means for you.
