If you drive Crescent Centre Drive in Cool Springs, you've probably watched a parking lot turn into a courtyard with a stage and a water feature and wondered what's actually opening there. Here's what's confirmed, what Dog Haus already proved out, and what's still just a sign in a window.
Quick answer: Canteen on Carothers is a roughly 10-acre retail and dining courtyard added to an existing office campus on Crescent Centre Drive in Cool Springs, east of I-65. Stockbridge Capital Group owns and developed it, broke ground in August 2023, and Dog Haus Biergarten opened there on May 14, 2026. Five more tenants have been announced, Char, PennePazze, barre3, Scout's Barbershop and Forza Pilates. There are no homes in this project.
What's Being Built
The plan calls for six freestanding, single-story buildings running about 28,000 square feet total, built around a landscaped central courtyard with a water feature, a lawn, and a partially covered event stage. Behind the restaurant buildings sits a four-tier, 600-space parking deck with direct access to the lobby of the six-story office building Stockbridge already owned on the same campus. Stockbridge also renovated the lobbies of the adjacent office buildings as part of the project.
The site runs about 10 acres.

Stockbridge Capital Group owns the surrounding office park and developed Canteen on Carothers, with Ross McLeod as the portfolio manager on the project. TMP is the architect. Foundry Commercial, led by Vice President Liz Craig, handles leasing for the center.

What's Open, and What's Still Coming
Dog Haus Biergarten is open. It had its grand opening on May 14, 2026, at 755 Crescent Centre Drive, running about 2,500 square feet plus a 700-square-foot patio. Owner Michael Deak calls it his second Tennessee location.
The rest of the announced lineup, as far as I can confirm, has not opened yet:
- Char, a steakhouse from 4Top Hospitality, planned at about 6,500 square feet with roughly 215 seats, a patio, and private dining, expected to bring about 50 jobs. Its target slipped from late 2025 to sometime in 2026.
- PennePazze, an Italian kitchen with an attached Gelato Pazzo and small market, planned at about 3,400 square feet with about 30 jobs, targeted for early 2026.
- barre3, a 1,600-square-foot studio targeted for 2025. A Tennessean piece from October 14, 2026 still lists it among the center's tenants.
- Scout's Barbershop, 1,166 square feet with eight chairs, targeted for fall 2025.
- Forza Pilates, a 2,000-square-foot reformer studio targeted for early 2026.
- SweatHauz has also been named as joining the center, with no further detail published anywhere I found.

What It Means If You're Near Cool Springs
If you're in a home near Cool Springs Boulevard or Carothers Parkway, Canteen on Carothers changes what's a short walk or a short drive from your front door, not what your house is worth on paper. One confirmed restaurant and a mostly-announced lineup isn't enough yet to call this a finished food and retail hub, so I'd rather tell you what's actually open than describe a courtyard that still has empty storefronts in it.
