Quick answer (as of November 2026) Tennessee doesn't tax wages, and prices overall ran about 8% below the national average in 2024. The trade-off is a sales tax that can reach 9.75%, and it applies to groceries at a lower rate. The median listing price was $429,450 in September 2026, but it runs from $247,775 in Shelby County to $1,155,000 in Williamson County. New residents have 30 days to get a Tennessee license and register a car.
Tennessee is a long state, and where you land changes almost everything: the price, the property tax and even the time zone. A median listing in Williamson County costs more than four times one in Shelby County.
I sold real estate in San Diego before I moved to Middle Tennessee, so I know what it's like to pick a place from a distance. Here's what I'd want to know first.
Is it worth it to move to Tennessee?
It's worth it if no state tax on wages and lower overall prices matter more to you than a high sales tax and long drives. Here's how it stacks up as of November 2026.

Why are so many people moving to Tennessee?
Taxes, housing costs and jobs are the usual reasons, and the moves are slowing but still strong. Tennessee added 63,785 residents from July 2024 to July 2025, reaching 7,315,076. Moves from other states made up 42,389 of that, the fourth most in the country, per the Tennessee State Data Center. That number has fallen for three straight years from its 2022 record.
Moving companies see the same direction. U-Haul ranked Tennessee fourth among growth states for 2025, and IRS data shows 10,246 tax returns moved here from California in 2022 to 2023. If that's you, start with moving from California to Tennessee and my California equity calculator.
What taxes will you pay in Tennessee?
You won't pay state income tax on wages, and the state says Social Security, pensions and IRA or 401(k) distributions aren't taxed either. You'll pay it back in part at the register.
Sales tax. The state rate is 7%, or 4% on food, and local rates add up to 2.75%.
Property tax. Tennessee taxes homes on 25% of appraised value, and your rate depends on the county and city. Here's what $100,000 of appraised value costs a year at 2026 rates in the towns I work most.
| Location | Rate per $100 assessed | Yearly tax per $100,000 appraised |
|---|---|---|
| Franklin, Franklin Special School District | $2.2433 | About $561 |
| Franklin, outside that district | $1.566 | About $392 |
| Thompson's Station | $1.403 | About $351 |
| Spring Hill, Williamson County side | $2.009 | About $502 |
| Spring Hill, Maury County side | $2.108 | About $527 |
| Nashville, General Services District | $2.782 | About $696 |

Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. What salary do you need to live in Tennessee?
To rent at the state's Census median, plan on about $48,000 a year. To buy at today's median listing price, plan on about $106,000 before property tax. Those are my estimates, using common budget rules and not a lender's formula.
| Monthly housing cost | Rent | Own at Census median | Buy at $429,450 |
|---|---|---|---|
| Census median, 2020 to 2024 | $1,189 | $1,566 | |
| Loan payment, 20% down, 7.27%, Mortgage News Daily, October 30, 2026 | $2,348 | ||
| Homeowners insurance, Tennessee average, 2022 | $124 | ||
| Income at 30% of gross for renting, 28% for owning | About $48,000 | About $67,000 | About $106,000 |
Census figures run behind today's prices because they include homes bought years ago at lower prices and rates. Your own number depends on the county, your down payment and your rate.

What is the weather like in Tennessee?
Expect hot summers, mild winters and plenty of rain. In Nashville, the National Weather Service lists a normal July high of 90.9 degrees and a normal January low of 30.1, with about 50.5 inches of rain and 4.7 inches of snow in a normal year.

What do you have to do after moving to Tennessee?
Your license and your vehicle registration are the two deadlines. Both run 30 days.
- Get your license. The state says you must get a Tennessee license no later than 30 days after establishing residency. Go to a full-service Driver Services Center with originals or certified copies: proof of citizenship or legal presence, proof of your Social Security number and two proofs of Tennessee residency. You'll turn in your out-of-state license and take a vision screening.
- Check your old state. If your license is from California, Connecticut, Illinois, Nevada or West Virginia, the state's page says to get a Motor Vehicle Record from your former state first.
- Register your car. The state says new residents should register within 30 days of the move. Go to your county clerk with ID, proof of residency, your latest out-of-state registration, and your title or your lienholder's name and address.
- Update your insurance. Change your auto and home policies to your Tennessee address. Rates change with where you live.
- Register to vote. You can do it online through the Tennessee Secretary of State.
You can apply online and have your license documents pre-approved, which can take up to five business days. Moving on military orders? Here's my 30-60-90 day PCS plan.
How do you buy a house in Tennessee from another state?
You can do most of it from a distance, as long as someone local checks the things a listing doesn't show. Before you write an offer, I check the county, the city limits, the tax rate and the flood map for that address.
I also record a video walkthrough of the home and send it as an unlisted YouTube link, so you can rewatch it as often as you need to and show anyone you want. Here's how I work with out-of-state buyers. Budget for closing costs in Tennessee, and read what not to do when buying a house before you sign anything.
