Moving From California to Tennessee: What the Move Really Costs

Quick answer (as of October 2026) Moving from California to Tennessee takes your state income tax on wages to zero and usually buys more square footage, but it doesn't make everything cheaper. California's rates run from 1 percent to 12.3 percent, plus 1 percent on taxable income over $1 million. Median asking prices in September 2026 were $358 a square foot in Williamson County and $587 in San Diego County, per Realtor.com. Tennessee's sales tax runs higher, and groceries are taxed here. California can still tax the gain on your California home after you move.

You've run the numbers on your California house, and the Tennessee side looks like a steal. Sometimes it is. But Williamson County's median asking price was $1,155,000 in September 2026, which is higher than San Diego County's $888,450. The difference is what you get for it: 3,314 square feet instead of 1,507.

I sold real estate in San Diego before I moved to Middle Tennessee, so I've worked both sides of this trade. I've been selling real estate since 2013 and investing since 2005, with more than 500 transactions and more than $500 million in career sales. My office is at 231 Public Square in Franklin, and I live in Canterbury in Thompson's Station. Is it cheaper to live in Tennessee or California?

Tennessee is cheaper than California on state income tax and gas taxes as of October 2026, and cheaper per square foot than most California markets. It costs more on sales tax and groceries.

CostTennesseeCalifornia
State income tax on wagesNone1% to 12.3%, plus 1% on taxable income over $1 million (2025 schedules)
State disability tax on wagesNone1.3% of all wages (2026)

Groceries4% state plus local; 6.75% in Williamson and MauryGenerally exempt
Gas taxes and fees, per gallon27.4 cents73.6 cents (July 2026)

On a joint California return with $200,000 of taxable income, the 2025 schedule comes to about $11,477 before credits. Tennessee's number is zero. California also takes $1,300 of state disability tax for every $100,000 of wages in 2026, and Tennessee has no such line on your check.

The Tennessee Department of Revenue says wages have no state withholding, and that Social Security, pensions and distributions from IRAs and 401(k) plans aren't subject to state tax. We pay some of it back at the register. What does your California equity buy in Tennessee?

Your California equity buys more square footage in Tennessee, and not always a lower price. In September 2026, Williamson County's median asking price per square foot was 39 percent below San Diego County's, Davidson County's was 49 percent below, and Maury County's was 61 percent below, per Realtor.com's public county data.

CountyMedian asking priceMedian home sizeMedian price per sq. ft.Median days on market
San Diego, CA$888,4501,507 sq. ft.$58746
Los Angeles, CA$950,0001,673 sq. ft.$62056
Orange, CA$1,287,5001,795 sq. ft.$70453
Santa Clara, CA$1,409,5001,589 sq. ft.$85234
Sacramento, CA$531,9501,609 sq. ft.$32545
Williamson, TN$1,155,0003,314 sq. ft.$35863
Maury, TN$493,8502,220 sq. ft.$22958
Davidson, TN$525,0001,877 sq. ft.$30168

Franklin and the rest of Williamson County run big, so the median asking price tops San Diego's and Los Angeles's even at a much lower price per foot. Coming from Sacramento, the gap is small or gone: Sacramento's $325 a square foot is below Williamson County's $358, and Davidson County's median asking price was $525,000 against Sacramento's $531,950.

These are asking prices, and a county median mixes condos, townhomes and houses. Tennessee listings also sit longer, so you may have more room to negotiate than you're used to. Will your property tax go up or down in Tennessee?

Your Tennessee property tax can go either way, depending on how long you've owned in California. A recent California buyer starts at 1 percent of the purchase price plus voter-approved bonds, which is at least $8,000 a year on $800,000. A long-time owner under Prop 13, where assessed value rises at most 2 percent a year, can be paying far less than that and see the bill go up here.

Tennessee assesses a home at 25 percent of its appraised value, then applies the local rate. For 2026, that's about $2,600 to $5,628 a year on an $800,000 appraisal in the places I work most.

Spring Hill sits in two counties, so check which side the address is on before you trust any number. Franklin has the same split with its special school district. My towns near Franklin guide has more places and the school district for each.

There's no Prop 13 here. Values reset when the county reappraises, on a cycle, and Williamson County's and Davidson County's last ones were in 2025. And if you're 55 or older and counting on Prop 19, its base year transfer works only for a replacement home in California, so it doesn't come with you.

Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. What can California still tax after you move to Tennessee?

California can still tax the gain on California real estate after you move to Tennessee. The Franchise Tax Board says that gain is taxable by California even if the sale happens when you're a nonresident. Bring this to your CPA early.

  • On your home sale, California follows the federal exclusion: up to $250,000 of gain, or $500,000 for married couples, if you owned and lived in the home for two of the last five years. Above that, California has no lower capital gains rate, so the gain is taxed as ordinary income.
  • Escrow can hold money back. California real estate withholding is a prepayment of income tax on a sale over $100,000. A principal residence can qualify for an exemption, and you submit Form 593 to escrow before closing.
  • If you keep a rental, income from that California property stays California-source income after you leave, so plan on a California nonresident return.
  • If you do a 1031 exchange into Tennessee, you file Form FTB 3840 for the year of the exchange and each year after, generally until the deferred California gain is recognized.
  • In your move year, you're a part-year resident: California taxes all your income while you're a resident and only California-source income after that.

If you drive it, Franklin's Public Square is about 2,000 miles from San Diego or Los Angeles and about 2,300 from Sacramento or San Jose. OpenStreetMap routing (OSRM) puts that at about 35 to 40 hours behind the wheel with no traffic. For house-hunting trips, Nashville International Airport lists nonstops from Burbank, Long Beach, Los Angeles, Ontario, Sacramento, San Diego and San Francisco, plus seasonal service from San Jose, as of October 2026.

What do you have to do after moving to Tennessee from California?

After moving to Tennessee from California, you have 30 days for two jobs. The Department of Safety wants a Tennessee driver license no later than 30 days after you establish residency, and the Department of Revenue says to register your vehicle within 30 days of the move.

  1. Order your California driving record before you leave. California is one of five states, with Connecticut, Illinois, Nevada and West Virginia, whose drivers must bring a Motor Vehicle Record from their former state.
  2. Turn on utilities and keep the first bills. You'll need two proofs of Tennessee residency from different sources, dated within the past four months.
  3. Get your license at a full-service Driver Services Center, then title and register your vehicle with the county clerk.

There's no smog check to line up in Nashville, where the emissions test ended effective February 5, 2022. If you drive an EV, the Davidson County Clerk lists an added $200 for fully electric vehicles and $100 for hybrids. My moving to Nashville guide walks through the documents and the utilities.

What do you give up moving from California to Tennessee?

You give up the mild weather first, and you'll feel it in July. Nashville's average July high is about 16 degrees above San Diego's, and it gets more than five times the rain, per NOAA's 1991 to 2020 normals.

You also give up the ocean, and groceries come with a tax. Transit is thinner too: WeGo's Route 95 bus and the WeGo Star train cover some commutes, and there's no commuter rail to Franklin, so plan on driving.

Are a lot of Californians moving to Tennessee?

Yes, though the number has come down. IRS migration data shows 10,246 tax returns covering 19,473 people moved from California to Tennessee between 2022 and 2023, down from 13,086 returns and 27,295 people a year earlier. Tennessee ranked ninth among states for returns leaving California in that newest data, and 3,810 returns went the other way.

Should you sell in California first or buy in Tennessee first?

Sell in California first if you need that equity for your Tennessee down payment. That's the cleanest route, and it leaves you with three ways to handle the gap.

  1. Sell, then rent here. You get time to learn the county lines and drive the roads before you commit. My moving to Nashville guide covers renting first.
  2. Buy with a home sale contingency. Your offer depends on your California sale closing, so the seller has to agree. Median days on market of 58 to 68 in Williamson, Maury and Davidson counties in September 2026 give you some room to ask.
  3. Buy first with a lender's help. Ask your lender what a bridge loan or similar product would cost, and run it against the rent you'd otherwise pay.
