Quick answer: Living in Spring Hill, TN means living in a fast-growing city of about 61,000 people (Census estimate, July 2025) that sits in two counties, Williamson to the north and Maury to the south. It has its own I-65 exits, a General Motors manufacturing complex inside the city, and a 775-acre development called June Lake building out on the northeast corner. Downtown Franklin is about 14 road miles from City Hall and the State Capitol in Nashville is about 38, before traffic.
Here's what nobody tells you when you start searching homes in Spring Hill.
The house you like and the house two streets over can both say "Spring Hill, TN" on the mailbox and still sit in different counties, pay different property taxes, and feed different school districts. Some homes with a Spring Hill address aren't even in the city.
That's not a reason to skip Spring Hill. It's a reason to know how it works before you write an offer.
I live next door in Thompson's Station and I'm in Spring Hill every week, on both sides of the county line. Here's the real picture: where it sits, what drives it, what it costs, how long the drive is, and the things that surprise people after they move in.
Where Spring Hill sits
Spring Hill is on I-65 between Franklin and Columbia. The city limits cross the county line, so the north end is Williamson County and the south end is Maury County. The City of Spring Hill says it in its own history: the city is situated within two counties, Maury and Williamson.
The county decides your school district, your county tax rate, and which courthouse handles your property record. I wrote a full breakdown, what county Spring Hill, TN is in, with the 2025 tax rates side by side and a five-minute way to check any address.
The quick version of who's where, as of October 2026:
- Maury side: City Hall at 199 Town Center Parkway, the public library on Kedron Parkway, Fischer Park at Port Royal, Rippa Villa, and the newest Publix at Spring Hill Towne Crossing.
- Williamson side: June Lake, Wades Grove, August Park, Brixworth, Cherry Grove and Harvey Park.
The town has grown fast. The 2020 Census counted 50,005 people in Spring Hill, and the Census Bureau's July 2025 estimate is 61,336.
GM is the reason Spring Hill looks the way it does
Most suburbs are bedroom towns. Spring Hill has a factory, and a big one.
General Motors' Spring Hill Manufacturing sits at 100 Saturn Parkway on a 2,100-acre campus that opened in 1990. Per GM, it builds gas and electric vehicles on one assembly line, with the Cadillac XT5, XT6, LYRIQ and VISTIQ on its product list, plus stamping and engine work on the same campus. GM has said Chevrolet Blazer production starts here in 2027, and in June 2026 it announced another $275 million across the complex: $150 million for a future gas-powered Cadillac and $125 million to keep the 2.7L truck engine program running.
Next door, Ultium Cells, the GM and LG Energy Solution joint venture, started making battery cells for energy storage in June 2026. In September 2026 it announced an upgrade expected to finish in 2028, projected to add 500 jobs to a current workforce of 1,200.
What that means if you live here:
- Jobs inside the city. Spring Hill isn't only a place people leave in the morning. The plant sits on Saturn Parkway, the same road most of the city uses to reach I-65.
- Relocations. GM and its suppliers move people in from other states. If that's you, you're likely selling a house somewhere else and buying here on a company timeline. That's a two-closing problem, and I plan both sides of it.
- A commercial tax base and services the city runs itself. More on that below.
June Lake is the growth story
If you want to see where Spring Hill is headed, drive the northeast corner.
June Lake is a 775-acre mixed-use development on the Williamson side, managed by Southeast Venture. The plan calls for more than 2,900 residential units, 3.9 million square feet of office space, nearly 1.3 million square feet of retail and restaurant space, and 400 hotel rooms. Those are planned figures, not what's open today.
The first for-sale homes came in Saddlewalk, built by Signature Homes, with closings starting in May 2024. Solstice, a 227-unit apartment community, is part of it too. And on May 31, 2024 the June Lake Boulevard interchange opened at I-65 Exit 55, a diverging diamond that the city called its second direct connection to I-65.
June Lake sits right at the Thompson's Station line, so some of its addresses read Thompson's Station 37179 even though they're inside Spring Hill. Sample addresses there zone to Bethesda Elementary, Spring Station Middle and Summit High for 2026-27. My best neighborhoods in Spring Hill post has June Lake and every other major neighborhood sorted by county side.
The civic center of town is on the other end. City Hall sits on Town Center Parkway on the Maury side, with the library and Fischer Park close by.
Parks, greenways and things to do
Spring Hill's parks are run by the city, and these are the ones I point people to first:
- Fischer Park at Port Royal, 4285 Port Royal Road. The city's largest park at 30 acres: three football and soccer fields, tennis and basketball courts, a splash pad, the Veterans Wall and Plaza, amphitheater seating, three picnic pavilions and a 3,000-foot walking path. The city also lists an arboretum there.
- Harvey Park, 4001 Miles Johnson Parkway. Pavilions, a playground, a walking trail and restrooms, open daylight to dark. The city's Harvey Park Greenway plan, funded in part by a grant, calls for a 1.3-mile paved greenway from the park to Wilkes Lane; check the city's parks pages for where construction stands.
- Greenways. The city adopted a Bicycle and Greenway Plan in 2015 and updated it in 2018, with the goal of a continuous non-motorized network to jobs, services and shopping. It's still being stitched together.
- The rest of the list: a skate park, Barkley Dog Park, the splash pad, and the Winchester Community Center.
History is here too, if you look for it. Rippa Villa, at 5700 Main Street, was built in 1855 and sat in the middle of the events of November 29, 1864, the night before the Battle of Franklin. The Battle of Franklin Trust runs guided tours, including a walking tour of historic downtown Spring Hill.
The city runs events most of the year. The 2026 Parks and Recreation calendar lists Hill Fest, Movie in the Park, a 4th of July Bike Parade, Movie at the Mansion, Trunk or Treat and the Christmas Parade.
For everyday errands, the newest Publix opened September 13, 2025 at Spring Hill Towne Crossing, 1021 Jim Warren Parkway. Two local spots I send people to: Nelly's Italian Cafe on Main Street, and Back Nine Golf on Nasdaq Street for simulator golf.
The commute, with real numbers
Here are road miles from Spring Hill City Hall, measured with no traffic. Add time at rush hour.
| To | Road miles | Minutes, no traffic |
|---|---|---|
| Thompson's Station Town Hall | about 5 | about 9 |
| Downtown Franklin | about 14 | about 22 |
| CoolSprings Galleria | about 22 | about 29 |
| Downtown Nashville (State Capitol) | about 38 | about 47 |
| Nashville airport (BNA) | about 38 | about 50 |
Spring Hill reaches I-65 two ways: Saturn Parkway at Exit 53 and Buckner Road and June Lake Boulevard at Exit 55. Which one you use depends on which end of town you live on, and that alone can change your morning.
The Census Bureau's American Community Survey puts the average commute for Spring Hill workers at about 30 minutes. That number blends the people who drive to Nashville with the people who drive to the plant down the road.
My advice: before you buy, drive your actual route at your actual departure time. I'll tell you which neighborhoods sit closest to which exit.
Homes and prices, by county side
Spring Hill housing runs from apartments and townhomes to custom homesites, and a lot of it is new construction. Here's how it breaks down by type:
- Established neighborhoods. Spring Hill Estates on the Williamson side, for example, if you'd rather buy on a finished street than in a build-out.
- Active new construction. August Park on the Williamson side. Harvest Point, Arbor Valley and Barton Hills on the Maury side.
- Townhomes. Sawgrass West, along Birdie Drive and Trinity Way, and townhomes inside Harvest Point.
- Rentals. Solstice at June Lake, 227 apartments.
- An age-restricted active adult community. Southern Springs by Del Webb, inside city limits on the Maury side, under its own community rules.
- A private golf club community outside the city. Firefly, off Highway 431, with a Spring Hill address but in unincorporated Maury County.
New construction starting prices, as advertised by the builders in October 2026:
| Community | County side | Builder | Advertised price |
|---|---|---|---|
| Barton Hills | Maury | Century Communities | homes listed from $389,990 |
| Arbor Valley | Maury | Goodall Homes | upper $400s |
| Harvest Point | Maury | D.R. Horton | from $489,990 |
| August Park | Williamson | Richmond American | $799,990 to $1,034,990 |
| August Park | Williamson | Toll Brothers | from $829,995 |
Builder prices move every few weeks, so treat these as a snapshot, not a quote. The pattern is the useful part: new construction on the Williamson side starts far higher than on the Maury side.
Resale prices follow the same line. In September 2026, the median single-family sale price in Spring Hill was $662,500 on the Williamson side and $502,000 on the Maury side. The median for condos and townhomes was $239,372 on the Williamson side and $462,740 on the Maury side, both on very few sales, so read those two as a marker, not a trend. Text me and I'll send you this month's numbers.
Based on information from Realtracs® for the period September 1, 2025 through September 30, 2026.
The full breakdown by county side, with closings, days on market and supply, is in my Spring Hill housing market report.
If you're shopping new construction, remember who the sales office works for. It works for the builder. Bring me on your first visit so I can compare the builder's incentives against nearby resale homes and confirm the county and school zone on your exact lot.
Property taxes, HOAs and city services
You'll get two tax bills. Spring Hill levies and collects its own city property tax, separate from Williamson and Maury counties. For 2025, the Tennessee Comptroller lists the city rate at $0.739 per $100 of assessed value on both sides of the line. The county rate is the difference: $1.27 on the Williamson side and $1.91 on the Maury side, for combined rates of $2.009 and $2.649.
Tennessee assesses a home at 25% of its appraised value. On a home the county appraises at $500,000, the 2025 math works out to about $2,511 a year on the Williamson side of Spring Hill and about $3,311 a year on the Maury side. That's an illustration, not a quote on any house.
HOAs. If a home is in an HOA, the dues, the rules and any fees at closing are in the governing documents. I get those in front of you before you write an offer, not at the closing table. At the top end, Firefly's developer listed anticipated property owners association dues starting at $3,000 a year as of October 2026, and membership in its golf club is mandatory for property owners, with its own initiation fee and dues.
City services. Spring Hill Water handles water, sewer and stormwater for the city. Trash and recycling are contracted through Waste Management: weekly curbside trash, and recycling every other week depending on your address. The city bills water, sewer, garbage, recycling and stormwater monthly. Spring Hill has its own police department, and it opened Fire Station No. 4 at Buckner Lane and Duplex Road on November 21, 2025.
What surprises people after the first year
These are the things that catch people off guard once they've moved in:
- The second tax bill. The county bill shows up from the county trustee, and the city bill shows up separately. If you only budgeted for one, it stings.
- Maury County is reappraising in 2026. The Maury County Assessor lists 2026 as the current reappraisal year, so values and the county rate on the Maury side reset. If you're buying there, pull the current bill, not last year's.
- The mailing address isn't the city. Brixworth, Cameron Farms and Newport Crossing are inside Spring Hill with Thompson's Station 37179 addresses. Firefly has a Spring Hill 37174 address and sits outside the city in unincorporated Maury County. Quail Run Meadows has a Spring Hill address and sits inside Columbia city limits, per the Census Bureau.
- The school district follows the county, not the ZIP. Williamson side, Williamson County Schools. Maury side, Maury County Public Schools. Zones change street by street inside each district, so check the exact address every time with the Williamson County Schools zone lookup or the Maury County Public Schools lookup.
- Main Street isn't getting wider anytime soon. Main Street is Highway 31, State Route 6. In December 2023 the city announced that TDOT had put the widening into its statewide 10-Year Project Plan, with an estimated price tag of $299.8 million and construction planned for 2033. Thompson's Station has since announced that TDOT moved up preliminary engineering on its stretch to 2026. Either way, it's in planning, not under construction. Pick a house with that in mind.
- The building isn't done. With June Lake planned for more than 2,900 residential units and new phases opening across both counties, the neighborhood next to yours may still be a construction site for a while. Ask me what's approved around any house you like.
How I'd approach a move to Spring Hill
- Pick the county side first. It sets the school district and the county tax rate.
- Confirm city limits. The Census geocoder tells you in a minute.
- Check the commute from that exact street to that exact exit.
- Compare payments, not prices. Taxes, HOA dues and builder credits all land in the monthly number.
If you're also looking just north, my Thompson's Station and Spring Hill comparison lays out how the two towns differ. And for the full city overview, start with my Spring Hill area guide.
Send me the neighborhood you're leaning toward, or a specific address. I'll tell you the county, whether it's inside city limits, the 2026-27 school zone, the drive to your job and what's for sale there right now.
