Quick answer (as of November 2026) A cash offer on your Spring Hill, TN home is fair when it holds up next to what a listing would likely net you, measured against closed sales on your side of the Williamson and Maury county line. A cash buyer subtracts repairs, holding costs, resale costs and profit from what the house is worth, so the offer usually comes in below market value. In exchange you skip showings and repairs and agree on the closing date with the buyer. In October 2026, listed single-family homes in Spring Hill averaged 101 days from list to closing on both sides of the county line. I'm a Realtor, not a cash buyer. I bring you cash offers through the two cash offer platforms I use and put them next to your listing net. It's free, and you never have to take one.
A postcard showed up. Or a text, or a voicemail from a number you don't know: "We'll buy your Spring Hill house for cash, as-is." Maybe the number they quoted sounds fine. Maybe it doesn't. Either way, you're holding one offer with nothing to measure it against.
A cash offer can only be judged next to what the same house would net you on the open market, after every cost on both sides. Without that second number, you're guessing.
I've been investing in real estate since 2005 and selling it since 2013. I know how a cash buyer does the math on a house, because I've done that math from the buyer's side of the table. If you'd like me to run it for your house, DM me, or text or call 615-392-1186.
How does a cash buyer decide what to offer on my Spring Hill house?
A cash buyer works backward from what your Spring Hill house would sell for once it's fixed up. From that number they subtract four things:
- The repairs and updates they plan to make.
- The cost of holding the house while the work gets done: property taxes, insurance, utilities, any HOA dues and the cost of their money.
- The cost of selling it again, including commission and closing costs.
- Their profit.
What's left is the offer. The more work your house needs, and the longer the buyer expects to hold it, the wider the gap between their number and market value.
So the first question about any cash offer is "compared to what?" The answer is the closed sales in your subdivision and on your side of the county line, adjusted for your home's condition.
Buyer programs aren't all built the same way. On the platforms I use, some programs are straight cash purchases and others let you sell now and move later, and each one shows its own fees. I compare every offer on what lands in your account.
Which side of the county line is my Spring Hill home on, and does it change a cash offer?
Spring Hill sits in two counties. The north end is in Williamson County and the south end is in Maury County, and the two sides behave like different markets. That changes the market value your cash offer should be measured against.
| Spring Hill single-family homes, October 2026 | Williamson County side | Maury County side |
|---|---|---|
| Closed sales | 31 | 38 |
| Median sale price | $718,000 | $477,500 |
| Average sale price | $734,447 | $546,828 |
| Average days on market (closed sales) | 40 | 35 |
| Average days, list to contract | 56 | 52 |
| Average days, contract to closing | 42 | 45 |
| Average days, list to closing | 101 | 101 |
| Months of supply | 4.39 | 5.85 |

Here's what the county line changes when you're weighing cash:
- Your comps. Measure a Maury-side offer against Williamson-side sales and it looks worse than it is. Do it the other way around and a weak offer looks fine. I only measure against sales on your side.
- Your competition if you list. In October, a Maury-side listing faced 5.85 months of supply against 4.39 on the Williamson side. More supply usually means more time on the market, and time is what a cash offer buys you.
- Your property tax proration. Your share of the year's property taxes comes off at closing on either route, and your county sets that bill. The Maury County Assessor reappraises every four years, and 2026 is the current reappraisal year. My Spring Hill property tax guide covers both sides.
A Spring Hill mailing address doesn't tell you the county, and neither does the ZIP code. My guide to what county Spring Hill is in shows how to check any address.
When does a cash offer make sense for a Spring Hill seller?
A cash offer earns its discount when time, condition or distance would cost you more than the gap between the offer and market value. These are the situations where I see it fit:
- The house needs work you can't pay for or don't want to manage. A cash buyer takes it as-is. Tennessee still asks you for a disclosure statement or, if the buyer waives it, a disclaimer saying the home sells as-is (Tenn. Code § 66-5-202).
- It's inherited. The heirs live in different places, the house is still full of furniture, and nobody wants to run a repair list from out of state. My guide for heirs selling an inherited home covers who signs.
- You're relocating, or you already have. A job transfer or PCS orders come with a report date, and you may not want to carry two houses while a buyer's loan works through underwriting.
- Your date is shorter than the market's. In October 2026, listed single-family homes averaged 101 days from list to closing on both sides of the county line. If you need to be done sooner, a listing may not get you there.
- Showings aren't realistic, with a tenant in place or a schedule that can't handle them.
It costs too much when the house shows well and you have time. Then the buyer's repair and profit math comes straight out of your equity, and a listing usually nets more. If that's your situation, I'll say so.
How do I compare a cash offer to listing my house?
Put both routes on one sheet, line by line, and compare the bottom numbers. Here's what goes in each column:
| Line | Cash offer | Listing |
|---|---|---|
| Price | The offer amount | The likely sale price, from closed sales on your side of the county line |
| Fees and commission | All fees are shared with you before you accept | Commission, which is negotiable |
| Repairs before the sale | None, the house sells as-is | Your prep list |
| Repairs after inspection | Depends on the contract and the inspection period | Negotiated with the buyer during the resolution period |
| Carrying costs | Mortgage, taxes, insurance and utilities until the closing date you agree on | The same costs while it's listed. In October 2026, list to closing averaged 101 days |
| Loan payoff, prorated taxes, your closing fees | You pay | You pay |
| State transfer tax | The buyer pays under the standard Tennessee contract | The buyer pays under the standard Tennessee contract |
| Financing risk | No loan contingency when the buyer waives financing and proves funds | The buyer's loan, and often an appraisal contingency |

What should I watch for with "we buy houses" companies in Spring Hill?
Many cash buyers who mail postcards bring their own contract instead of the standard Tennessee REALTORS purchase agreement. Read theirs against the five questions below before you sign, and have your attorney look at it. I'm a Realtor, not an attorney.
Can they sell my contract to someone else?
They can if the contract lets them assign it. That's wholesaling: the buyer puts your house under contract, then sells their right to buy it to another investor for more than they agreed to pay you. If they can't find that second buyer, your closing is at risk.
Tennessee regulates it. Under Public Chapter 72 of 2025 (Tenn. Code § 66-4-401 through 66-4-403), a buyer who wholesales has to tell you, before you sign, that they intend to market their interest in your property. They also have to give you the effective date of any assignment at least three business days ahead, if the contract allows assignment. Both disclosures have to be in the written agreement, in bold, large print. A claim under that law has to be filed within two years after the contract is signed.
The standard Tennessee REALTORS purchase agreement goes further. The buyer can't assign it without your prior written consent. If a buyer's name is followed by "or assigns," ask who's actually buying your house.
How much earnest money are they putting up?
In the standard Tennessee contract, the parties fill in the earnest money amount, who holds it and how many days the buyer has to deliver it. If it isn't delivered on time, the buyer gets one day to fix that, and then you can end the contract. If the buyer defaults later, the earnest money goes to you as damages.
That's why the amount matters. A small deposit costs the buyer almost nothing to walk away from. Ask for a deposit held by a title company or closing attorney you can call yourself.
How long is the inspection period?
During the inspection period in the standard contract, the buyer can send written objections, end the contract and get all their earnest money back. On a cash deal, a long inspection period works like a free option for the buyer. It's also the window where a buyer who wants a better deal has the most leverage. A buyer who has already walked through your house shouldn't need weeks.
Can they prove they have the money?
When a buyer waives financing in the standard contract, they have to give you proof of available funds, such as a bank statement or a lender's commitment letter, within five days. If they don't, and they don't fix it within two days of your written demand, they're in default and you can end the contract. Ask for proof of funds before you sign.
Are they rushing you with one number?
An offer that expires tonight is pressure. You can't tell whether a number is fair until there's something next to it, which is why I put several offers and a listing net side by side.
How do cash offers through me work?
My job is to put every offer in front of you side by side, with all fees shared before you accept anything. Here's how it works for a Spring Hill home:
- You send me the address and tell me about the condition, your date, roughly what you owe, whose names are on the title and what you need to walk away with.
- I walk the house and take the photos myself.
- I submit it through the two cash offer platforms I use. Some programs there are straight cash purchases, and others let you sell now and move later.
- The first numbers back are estimates, and I'll tell you that plainly.
- You pick which buyers you want firm offers from. Nothing goes to a buyer without your OK.
- I put every offer next to what a listing would likely net, using closed sales on your side of the county line.
It's free to request offers, and you're never obligated to take one. Not every house gets an offer, and I'll tell you if yours doesn't. My cash offers page has more on how it works.
If the listing route looks better once you see the numbers, my Spring Hill seller's guide covers the full process, and my page on selling fast in Spring Hill compares every route when you're on a deadline. For this month's numbers, see the Spring Hill housing market, and for the bigger picture, my Spring Hill page.
Got a cash offer in hand, or want to see what one would look like? Send me your address. I'll tell you which side of the county line you're on, what's closing near you and what each route would put in your pocket. DM me, or text or call 615-392-1186, or request cash offers here.
Frequently asked questions
Is a cash offer on my Spring Hill house a fair price?
A cash buyer subtracts repairs, holding costs, resale costs and profit from what the house is worth, so the offer usually comes in below market value. Whether it's fair depends on what it nets next to a listing, measured against closed sales on your side of the Williamson and Maury county line.
How do I get a cash offer on my Spring Hill house?
I bring you cash offers through the two cash offer platforms I use and put them next to your listing net. It's free, and you never have to take one.
Can a cash buyer assign my contract to someone else in Tennessee?
They can if the contract lets them assign it. Under Public Chapter 72 of 2025, a buyer who wholesales has to tell you, before you sign, that they intend to market their interest in your property, and give you the effective date of any assignment at least three business days ahead. The standard Tennessee REALTORS purchase agreement can't be assigned without your prior written consent.
What happens to the earnest money if a cash buyer backs out?
During the inspection period in the standard contract, the buyer can send written objections, end the contract and get all their earnest money back. If the buyer defaults later, the earnest money goes to you as damages.
Does it matter which county my Spring Hill home is in?
Yes. Spring Hill sits in two counties, and the two sides behave like different markets. In October 2026, the median single-family sale price was $718,000 on the Williamson County side and $477,500 on the Maury County side.
