Quick answer: To sell a house in Spring Hill, TN for top dollar, price it from closed sales in your own subdivision and your side of the Williamson and Maury county line, then plan for the fact that your buyer is also touring new construction with builder incentives. In Tennessee the buyer pays the state transfer tax, and commission is negotiable. In September 2026, closed single-family sales went from contract to closing in 37 days on average on the Williamson side and 30 on the Maury side.
Your buyer is going to tour your house on Saturday and a model home on Sunday.
That's the one thing that's different about selling in Spring Hill. Your competition isn't only the resale down the street. It's a builder with a staffed sales office, a mortgage company of its own, and an incentive budget you don't have.
You can beat that. But not by listing the house and hoping. Here's how I'd sell yours, what it costs you in Tennessee, and how long it takes.
The one thing that's different about selling in Spring Hill
Spring Hill is still building, and when you list a resale home here you're competing with the builders down the road, not just the house next door. Builders don't cut the price. They buy down the buyer's rate or pay closing costs, and that changes how a buyer sees your asking number. Here's what the builders' own websites were offering in the first two weeks of October 2026:
- $10,000 toward closing costs at one Williamson-side community, through the builder's mortgage company.
- Up to $10,000 in flex funds or a builder-lender rate special at another.
- More than $75,000 off the builder's prior price on a finished home on the Maury side.
Those offers change every few weeks. The point doesn't. A buyer comparing your house to a model is comparing monthly payments, not sticker prices. A price cut is the most expensive way to answer that.
What works better:
- Offer what a builder offers. You can put a seller credit toward the buyer's closing costs or a rate buydown, just like a builder does. Sometimes a credit moves a buyer's payment more than the same dollars off the price. I'll run both for your house.
- Win on what a builder can't sell. A finished yard, a fence, window treatments, mature trees, and no construction traffic next door.
- Check your loan. If you financed with FHA or VA, your loan may be assumable, which lets a qualified buyer take over your rate. No builder can offer that. Here's how assumable mortgages work in Middle Tennessee.
Pricing by county side
Spring Hill sits in two counties. The north end is Williamson County and the south end is Maury County. Same city, same city tax rate, but a different county tax bill and a different school district, and buyers price both into what they'll pay.
Here's the tax piece in real numbers. For 2025, the Tennessee Comptroller lists a combined rate of $2.009 per $100 of assessed value on the Williamson side of Spring Hill and $2.649 on the Maury side. Tennessee assesses a home at 25% of its appraised value, so on a home appraised at $500,000 the Maury-side bill runs about $800 a year higher, roughly $67 a month in a buyer's payment. And Maury County is in a 2026 reappraisal year, so buyers on that side will ask what the new value does to the bill. I get that answer ready before they ask.
My Williamson vs Maury County guide has the full rate table.
Now the reality check. In September 2026, the median single-family sale price in Spring Hill was $662,500 on the Williamson side and $502,000 on the Maury side. Those homes averaged 46 days on market on the Williamson side and 44 on the Maury side, with 5.36 and 4.92 months of supply. Buyers have time and options at those numbers, so your price has to be right from day one.
Based on information from Realtracs® for the period September 1, 2025 through September 30, 2026.
How I build your price:
- Your subdivision first. One closed sale on your street tells me more than a dozen across the ZIP code.
- Then your side of the county line. That's where I find the ceiling, and it's what I use to defend your price when a buyer's agent pushes back.
- Then the new construction near you. What the builders are asking, and what they're giving away this month.
I show you every sale behind the number. You decide the price. I just make sure you're deciding with the real numbers.
One more pricing trap: the mailing address. Some homes inside Spring Hill have Thompson's Station 37179 addresses, and some homes with Spring Hill addresses sit outside the city. A listing that gets the city, county or school district wrong loses the buyers who searched for the right one. I check all three on the public record before we go live.
What my listing process includes
Here's what you get, start to finish:
- A consultation at your kitchen table. What you need to walk away with, when you need to move, and what's going on with the house. No pitch deck.
- Pricing. The three-layer analysis above, in writing, with a net sheet so you see what you keep, not just the list price.
- A prep list that pays you back. I've been a real estate investor for more than 20 years, so I know which fixes return money and which don't. You get a short list in priority order.
- Professional photos, with drone and video when the lot or the neighborhood earns it.
- A launch week. MLS, calls to the agents who work Spring Hill buyers, my own network and targeted Facebook and Instagram ads, all the same week. The full version is in my Spring Hill marketing plan.
- Weekly updates in writing. Showings, feedback, ad results and what I'm changing if the first week is quiet.
- Offer review. Every offer gets its own net sheet. I compare the price, the loan type, the inspection and appraisal terms, the closing date and the possession date side by side, and I tell you which one is actually strongest. A big number with a shaky loan isn't a strong offer.
- Contract to closing. I keep the inspection, appraisal and lender deadlines moving, and you hear from me before you have to ask.
How long it takes
Every house is different, so here's the shape of it:
- Consultation to price: a few days, once I've seen the house.
- Prep: depends on your list. A paint-and-declutter list is a different timeline than a roof.
- On the market: depends on price, condition and what the builders are doing that month. I won't promise you a number of days. I'll show you what's moving in your subdivision right now.
- Contract to closing: the contract sets the date. In September 2026, closed single-family sales averaged 37 days from contract to closing on the Williamson side and 30 on the Maury side, according to RealTracs. A cash buyer can close on the date you pick.
Need to be out by a date you can't move? That's its own plan, and I wrote it up here: how I sell a Spring Hill home fast.
What it costs to sell in Tennessee
Here's who pays what, so nothing surprises you at the closing table.
The buyer pays the state transfer tax. Tennessee charges a realty transfer tax of $0.37 per $100 when the deed is recorded, and the Tennessee Department of Revenue says the grantee, which is the buyer, pays it. On a $500,000 sale that's $1,850, and it's not yours.
What sellers typically pay:
- Your loan payoff, plus any second mortgage or line of credit on the house.
- Your share of the property taxes, prorated to the closing date.
- Deed preparation and your side of the closing fees. Who pays the owner's title policy and the deed preparation is set in the purchase agreement, not by law, so I go through that section with you line by line before we sign anything.
- HOA-related fees, if your neighborhood has an HOA. The amount depends on your HOA and its management company, so I pull the actual fee schedule early.
- Anything you agree to in the contract, like repairs after inspection or a credit toward the buyer's costs.
- Commission. It's negotiable, and so is whether you offer anything toward the buyer's agent. I'll walk you through how each choice plays with buyers in Spring Hill, then you decide.
Before you sign a listing agreement, you'll see a net sheet with every one of those lines filled in for your house.
Check your equity first
Before any of this, know where you stand.
- If you owe more than the house is worth, a traditional sale may not cover the payoff. A short sale, where the lender agrees to take less than what's owed, may be the cleaner way out. Here's how a short sale works in Tennessee.
- If speed or certainty matters more than top dollar, I can get you multiple cash offers on your house. No showings and no repairs, and you pick the date. The number is usually lower than a fully prepared house would bring on the open market, and you can always say no.
- If you're not sure, start with a free home evaluation. I'll tell you what it's likely worth and what each route would put in your pocket.
Selling for a specific reason?
I've written up the situations I see most in Spring Hill:
- Moving up to a bigger house and need both sales to line up: upsizing in Spring Hill.
- Selling during a divorce, with both of you getting the same numbers at the same time: divorce home sales in Spring Hill.
- On a deadline: selling fast in Spring Hill.
Why sell with me
I'm a U.S. Coast Guard veteran, a Realtor since 2013, and a real estate investor for more than 20 years, with more than $500 million in career sales. I've been on HGTV's House Hunters four times. I live next door in Thompson's Station and work Spring Hill every week, on both sides of the county line. When you call, you get me.
Here's how one seller described it:
"Kimo did a great job selling our house. We had four offers the first weekend of listing, and closed less than a month later. He kept us informed of progress steps along the way, including action items for us. He did a lot of research to ensure we had it priced correctly, and knows the market well." David V.

Questions about selling in Spring Hill
How do I sell my house in Spring Hill, TN?
Price it from closed sales in your own subdivision and your side of the Williamson and Maury county line, prep the short list of fixes that pay you back, launch it with professional photos and a same-week marketing push, and review every offer with a net sheet. Plan for new construction as your competition, because Spring Hill buyers tour builder models too.
Who pays the transfer tax when you sell a house in Tennessee?
The buyer. Tennessee's realty transfer tax is $0.37 per $100, and the Tennessee Department of Revenue says the grantee, the buyer, pays it when the deed is recorded.
What closing costs does a seller pay in Spring Hill, TN?
Typically the loan payoff, prorated property taxes, deed preparation and the seller's side of the closing fees, any HOA-related fees, anything agreed to in the contract such as repairs or a buyer credit, and the commission, which is negotiable.
Does the county line affect my home's value in Spring Hill?
It affects what buyers will pay. For 2025, the combined property tax rate is $2.009 per $100 of assessed value on the Williamson side of Spring Hill and $2.649 on the Maury side, and the county also sets the school district. Pricing should start with your subdivision and your side of the line.
How do I compete with new construction when selling in Spring Hill?
Compete on the monthly payment, not just the price. A seller credit toward the buyer's closing costs or a rate buydown can do what builder incentives do. Then win on what a builder can't offer, like a finished yard and no construction next door, and check whether your FHA or VA loan is assumable.
How long does it take to sell a house in Spring Hill, TN?
Time on the market depends on price, condition and builder competition that month. Once you accept an offer, the contract sets the closing date. In September 2026, closed single-family sales averaged 37 days from contract to closing on the Williamson side and 30 on the Maury side, according to RealTracs, and a cash sale can close on the date you choose.
What if I owe more than my Spring Hill house is worth?
A short sale may be an option, where your lender agrees to accept less than the payoff. Get a value first, then talk through the options before you list.
