Quick answer (as of October 2026) Leiper's Fork is an unincorporated village in western Williamson County, Tennessee, about 8.4 miles and 15 minutes from Franklin's Public Square and about 23.6 miles and 43 minutes from the State Capitol in downtown Nashville, with no traffic. It has no city government, so Williamson County handles the zoning and a home there pays no city property tax. Old Hillsboro Road is the main street, with Fox & Locke, The Country Boy, Crown Winery and the galleries. The Natchez Trace Parkway is the village's northern boundary, and the county's plan says sewer service isn't available, so septic decides a lot about any home here.
A lot of what you'll read about Leiper's Fork is out of date. The Puckett's on the old lists has been Fox & Locke since 2022, The RedByrd Coffee Shop closed in December 2025, and the Natchez Trace bridge everybody photographs is closed until spring 2027.
Every hour here is the venue's own as of October 2026, and every rule comes from Williamson County's documents. I live in Canterbury, in Thompson's Station, I've been selling real estate since 2013, and I've been part of more than 500 transactions. How close is Leiper's Fork to the Natchez Trace Parkway?
Leiper's Fork is about 1.7 miles and 4 minutes from the Highway 46 ramp onto the Natchez Trace Parkway, near milepost 428. Garrison Creek, the Highland Rim Trail trailhead at milepost 427.6, is about 3.4 miles and 8 minutes from the village.
The National Park Service's road status page, updated October 28, 2026, lists milepost 437 to 440 as closed for bridge construction from April 2026 to May 2027, and its news release says the Double Arch Bridge stays closed to drivers, walkers and cyclists until spring 2027. From the Highway 46 ramp, which is south of the closure, you can still drive north as far as the Highway 96 ramp at milepost 437. My Natchez Trace Bridge guide has the detour and the stops.

What is the history of Leiper's Fork?
Leiper's Fork was settled in the late 1700s, per Williamson County's plan. Travelers on the Natchez Trace called it Bentontown, then Hillsboro, and it took the name Leiper's Fork from the creek when it got a post office in 1818. Historians still debate whether the creek honors Captain James Leiper or his brother Hugh.
| Year | What happened | Per |
|---|---|---|
| 1818 | The village gets a post office and the name Leiper's Fork | County plan |
| 1909 | A tornado hits on April 29, with lives lost and heavy damage | County plan |
| 1947 | Jack Fox and Martin Locke found their general store | Fox & Locke |
| 2002 | Live music comes to the grocery | Fox & Locke; Puckett's |
The plan says preserved buildings include the Thomas Hart Benton slave cabin, circa 1801, and that many old buildings now hold restaurants and shops.
What should you know before buying a home near Leiper's Fork?
Zoning and septic decide what you can do with a home near Leiper's Fork. The village has its own county zoning district. Williamson County's plan says sewer service isn't available in the village, parcels rely on on-site septic systems, and some don't have adequate soils for new or upgraded systems.
Homes sit on a small share of the land. The plan's inventory counted 109 parcels on about 848 acres, not counting right-of-way: 73 residential parcels on about 93 acres and 10 agricultural parcels on about 665 acres. Two large parcels beside downtown Leiper's Fork are permanently protected through the Land Trust for Tennessee, per the plan.

What does the zoning allow near Leiper's Fork?
Williamson County's Leiper's Fork Village District (LFV), adopted November 13, 2012, sets a residential minimum lot of 10,000 square feet in the Village Core and 1 acre in the General Village, as of October 2026. The Village Core runs from the properties north of Sycamore Street to the properties south of Old Hillsboro Road, east to Floyd Road. The General Village is everything else inside the district.
| Standard | Village Core | General Village | RP-5 (for comparison) |
|---|---|---|---|
| Minimum lot | 10,000 square feet | 1 acre | 5 acres |
| Maximum density | 4 units per acre | 2 units per acre | 1 unit per 5 acres |
| Front setback | 20 feet, 40 feet maximum | 30 feet | 100 feet |
| Maximum height | 2 stories | 2 stories | Not applicable |
Figures are for homes in traditional subdivisions. In the Village Core, a lot minimum can drop to the average of the lots on the same block face within 200 feet; in the General Village, within 400 feet.
RP-5 is there for comparison, as one of the county's rural districts west of I-65. Run any address on the county's Official Zoning Map before you assume which district applies.
How does septic limit a home near Leiper's Fork?
Septic limits how far you can expand a home near Leiper's Fork. Under Williamson County's on-site sewage regulations, a documented system can keep serving the home. It has to come up to current rules in any of these cases:
- The system fails and can't reasonably be repaired where it is.
- The county finds a safety issue when you apply to remodel, rebuild or expand.
- You add a bedroom beyond what the system was designed to serve.
- You rebuild or add on by more than 50 percent or 2,000 square feet, whichever is greater. The regulations also say a footprint should never grow by more than 50 percent.
If there's no public record of the system at all, the county won't approve a remodel, rebuild or addition until a repair or back-up area is identified on a plat or soil map.
So the bedroom count on a listing and the bedrooms the system was designed to serve can be two different numbers. Ask for the permit before you write an offer. The Country Boy's own history says the diner closed in 2022 over septic trouble. These rules were amended in March 2026, and a county task force recommended more changes that month, so confirm the current text with the Department of Sewage Disposal Management.
What about land, water and property taxes near Leiper's Fork?
The county's plan says slopes north of Old Hillsboro Road run over 35 percent in places, the flatter land to the south contains a flood zone, and large areas of the village are in the 100-year floodplain, where the zoning ordinance limits development. Confirm water service for your parcel with the utility district.
A home in unincorporated Williamson County pays the county rate of $1.30 per $100 of assessed value for 2026, with no city tax on top. My towns near Franklin guide compares that rate with the towns around it and covers the school districts.
Property tax figures are the county and city rates published for the year shown and are for planning only. Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. Confirm with the county assessor or trustee and your tax professional before you rely on a number.
Near Leiper's Fork, the acreage, the district and the septic move a price too much for an average to help, so you won't find one here. My Franklin luxury homes guide covers Leiper's Fork and shows what's listed, and my Franklin, TN homes for sale guide covers the rest of the city.
I've been investing in real estate since 2005. Send me any address near the village and I'll check which zoning district it's in and what the county's septic records show before you write an offer. DM me, text or call 615-392-1186.
