The City of Gallatin bills its own tax, due by the last day of February, with interest starting March 1. Builders name schools too. Goodall Homes lists Station Camp schools for its coming Kensington Downs community and Howard Elementary, Shafer Middle and Gallatin High for Langford Farms. Zones change, so run the exact address through the Find My School Zone link on the Sumner County Schools site before you write an offer.

The US Census geocoder places Windsong (1410 Carderock Springs Drive) and McCain’s Station (1045 Clendening Drive) inside Gallatin city limits, and Village at Bledsoe Springs (1391 Hartsville Pike) outside them. The other addresses are new enough that they don’t geocode yet, so check those with the assessor.

Is Gallatin near Old Hickory Lake?
Yes. Bledsoe Creek State Park, 169 acres on the shore of Old Hickory Lake at 400 Zieglers Fort Road, Gallatin, is about 6.7 road miles and 14 minutes from Gallatin City Hall. The park has hiking trails, a wetland boardwalk and lakeside camping, per Tennessee State Parks.
Old Hickory Lake is a U.S. Army Corps of Engineers lake, and the Corps decides what can be built on its shoreline. The land along the water is public property, and the Corps runs the lake from its Resource Manager’s Office at No. 5 Power Plant Road in Hendersonville. If you’re looking at a house near the water, these are the Corps’ criteria for a new private dock, from its published responses during the review that produced the current 2020 Shoreline Management Plan:
- New private dock permits go only in shoreline areas allocated as “Limited Development, Private Docks and Mowing.” Even there, a permit isn’t guaranteed. The Corps decides after a site inspection.
- You have to own private property that qualifies for a residential building permit and directly adjoins the public land, with no public road, right-of-way or leased property in between, and you need a plat from a licensed surveyor.
- The lot needs at least 65 feet of allocated shoreline.
- The dock has to float at the lake’s normal pool elevation of 445 feet above sea level.
The Corps held one of its January 2026 workshops on an update to that plan at Gallatin High School, so the rules can change. Before you pay for a lake lot or a house with a dock, call the Resource Manager’s Office at 615-822-4846 and ask about that exact address.
Who provides utilities in Gallatin?
The City of Gallatin runs its own Department of Electricity and a Public Utilities department, both listed on the city’s website. If the house is outside city limits, ask the seller which company provides each service. On any resale, ask for the last 12 months of bills.
Is Gallatin, TN a good place to live?
That depends on what you need the house to do, so here are the facts I’d weigh. I don’t rate neighborhoods as good or bad for anyone. Drive the streets at the hours you’d actually use them.
- Sumner County’s government offices are in Gallatin, so the assessor, the trustee and the county building are local.
- Gallatin had an estimated 54,590 residents in July 2025, up from 44,431 in the 2020 census, and builders are still opening communities on both sides of town.
- Downtown Nashville is about 38 minutes without traffic, and Census puts the average Gallatin commute at 26.4 minutes.
- The city runs its own electric department and utilities, and Gallatin Parks and Recreation runs the parks and trails, aquatics, golf and the civic center.
- The Census Bureau’s 2020 to 2024 survey puts the median value of owner-occupied homes in Gallatin at $372,000, with 57.1 percent of homes owner-occupied. That’s a self-reported survey figure, not a sales price.
- Tennessee’s personal income tax was repealed beginning January 1, 2021, per the state Department of Revenue figures in the 2026 MTIDA community profile.
