Buying a home in Thompson's Station from another state means making one of the biggest decisions you'll ever make about a place you may only know from photos and a map.
I moved to Middle Tennessee from California myself, so I've been on your side of that map. Here's how I make a long-distance purchase feel a lot less like a leap.
Can you buy a home in Thompson's Station without seeing it in person?
Yes. I'll be your eyes on the ground, on a live video call, for every house that makes your shortlist.
On a video walkthrough I don't just pan the living room. I open the closets, run the water, stand in the backyard so you can see what's behind the fence, and walk out to the street so you can see the houses around it and how busy the road is. Point me anywhere and I'll go look.
If the house goes under contract, I can be there for the inspection, and you'll get the inspector's report plus video of anything that needs a second look.
I'll also look past the lot line. An open field behind a house today can be a construction site later, so before you commit, I check what's been filed with the town and the county for the land around it.
What does a long-distance home search look like, start to finish?
It runs in five steps, and only one of them needs you on a plane.
- Talk to a lender from wherever you are now, so your payment is set before you shop.
- Narrow the map by address: city limits, county, school zone and your drive.
- Tour the shortlist with me on live video.
- Fly in once, if you can, to see the top few in person. I'll line them up back to back so the trip counts.
- Make your offer, follow the inspection on video, and ask the title company about signing your closing documents from out of state.
How do I-65 and I-840 affect where you should look?
They shape your drive. I-65 is the main north-south route toward Franklin and Nashville, and I-840 is the outer loop that connects to I-65 south of Franklin.
Two homes in Thompson's Station can have very different mornings depending on which side of town they sit on and how they reach those on-ramps. Before you choose a street, drive the route at the hour you'd actually drive it. If you can't be here, I'll drive it and tell you what I saw.
What is Thompson's Station like day to day?
It's where I live. My home is in Canterbury, across from Avenue Downs. I get my coffee at the shops in Tollgate Village and my tacos at Mojo's, and my mom lives in McDaniel Farms over in College Grove.
So when you ask me about a road, a shopping run or what a corner feels like at rush hour, I'm answering from my own week, not from a brochure. When you fly in, the tacos are on me.
I'm a Coast Guard veteran, I've been licensed since 2013, and I've moved my own life across the country. A long-distance move is a lot of moving parts. My job is to make sure none of them surprise you.
“We found Kimo from Zillow, and we couldn't have made a better choice. Kimo found us our dream home and negotiated everything we wanted. Kimo was responsive, easy going and we always felt super comfortable with him as he explained the process from start to finish.” Jasmine K.
What should you do first?
Send me the addresses you've been saving, even if it's a long list. I'll check each one for city limits, county and the drive, and we'll cut it down before you book a flight.
