Community Highlights
A quick view of what defines Parsons Valley.
What to Expect in Parsons Valley
One builder, two series. Beazer Homes is building the whole community. Its Summit series is three-story townhomes, and its Estates series has five single-family floor plans. Beazer says solar comes standard on its single-family homes here.
The HOA and amenities. The HOA treats townhomes and single-family homes separately, and it maintains the common areas: a pool, poolside cabanas with restrooms, a dog park, a playground with swings, green spaces and a firepit. The townhome HOA also covers exterior maintenance and insurance, plus landscaping and mowing. Beazer still lists the pool, dog park and green spaces as future amenities, so get the schedule in writing before you sign.
Utilities. Sewer is the Town of Thompson’s Station, water is the H.B. & T.S. Utility District, electricity is Middle Tennessee Electric, and trash is Williamson County Disposal. The Town itself doesn’t pick up trash. Phone and internet are AT&T or Comcast.
Inside the Town. Parsons Valley is inside Thompson’s Station town limits, so it pays the town’s $0.103 rate per $100 of assessed value on top of Williamson County’s $1.30, both collected by the County Trustee on one bill.
Parsons Valley Homes: Townhomes and Single-Family
The Town’s planning commission approved the Parsons Valley preliminary plat on October 26, 2021, for 349 residential lots and 18 open space lots at 4738 Columbia Pike. The Town’s mapping puts the community at about 116 acres, zoned D3, Mixed Residential.
Beazer celebrated the community’s opening on May 27, 2026, according to the Williamson Herald, which reported townhomes in the 2,500-square-foot range, with single-family detached homes filling most of the community. Beazer’s plans run 3 to 5 bedrooms, 2 to 4.5 baths and roughly 2,400 to 3,400 square feet.
The sales office and model are at 5219 Gerhard Drive. I keep prices off this page because builder pricing and incentives change week to week. Text me and I’ll send you today’s numbers next to the resale homes nearby.

Where Parsons Valley Is
Parsons Valley fronts Columbia Pike just south of Thompson’s Station Road, near the established Station South and Country Haven neighborhoods. Homestead Manor, the 1819 landmark that’s home to 1819 Coffee, is less than a mile away, and Heritage Elementary and Heritage Middle sit on Columbia Pike about a minute’s drive from the sales office.
Columbia Pike is in line to be widened. The Town says TDOT moved preliminary engineering for widening Columbia Pike (US 31) to four lanes, from Franklin south through Thompson’s Station into Spring Hill, up from 2029 to 2026. It’s in the planning stage, with no construction dates yet.
Is Parsons Valley in Spring Hill?
No. Homes.com lists it under Spring Hill, but that’s wrong. The Census Bureau’s geocoder, the state’s city boundary map and the Town’s own maps all place it inside the Town of Thompson’s Station. Spring Hill City Hall is about 4 miles away.
Thompson’s Station has a few of these mix-ups in both directions. My Thompson’s Station new construction guide covers the others.
