What to Expect in Fieldstone Farms
An established neighborhood. The recorded Declaration is dated October 1988, and the streets, trees and paths have had decades to fill in.
26 named sections, one HOA. Every home belongs to the Fieldstone Farms Homeowners Association, which is managed by Community Management Associates from an office in the clubhouse. Six sections also have a second association of their own.
Architectural review. Anything that changes the outside of a home needs committee approval first, and that includes every fence, even a replacement. Flat and metal roofs aren’t allowed on the main home. Read the covenants and the Architectural Guidelines before you plan a project.
City of Franklin services. Fieldstone Farms is inside city limits, the City of Franklin provides water and trash pickup, and the neighborhood is in the City’s Ward 2.

Most homes in Fieldstone Farms are single-family. A few sections, including Windsor Park, have attached homes. The original Declaration planned for a mix of home types.

Daily Commutes and Highway Access
Hillsboro Road (US 431) is the main route in and out, with Fieldstone Parkway running through the neighborhood. Road miles from the clubhouse at 1530 Lexington Parkway, measured with no traffic, so add time at rush hour:
- Downtown Franklin. About 3.6 miles to the Public Square, roughly 7 minutes.
- CoolSprings Galleria. About 6.8 miles, roughly 14 minutes.
- Brentwood City Hall. About 10 miles, roughly 17 minutes.
- Thompson’s Station. About 13.3 miles, roughly 23 minutes.

Shopping and Errands Close to Home
Groceries on Fieldstone Parkway. Harpeth Village Fieldstone, at 2020 Fieldstone Parkway, has a Publix plus a mix of shops, services and restaurants. A Walgreens sits at 2045 Fieldstone Parkway, at the corner of Hillsboro Road.
More on Hillsboro Road. A Kroger is about 2.7 road miles away at 595 Hillsboro Road, and downtown Franklin’s shops and restaurants are about 3.6 miles away.
Fire station nearby. City of Franklin Fire Station 4 is on Fieldstone Parkway.

Fieldstone Farms Amenities and History
- Two pools. Club West Pool at the clubhouse, 1530 Lexington Parkway, and Club East Pool at 501 Black Horse Parkway.
- A fitness center in the clubhouse.
- Courts. Two clay and two hard tennis courts, plus a pickleball court at Lynwood Park.
- Five parks and a dog park: Lynwood Park, Lexington Park, Black Horse Park, Stanley Park and Susie Sims Park, with the dog park at Lynwood.
- Paved paths for walking and biking. No motorized vehicles on the paths.
- A clubhouse and a cottage house that residents can rent.
Residents get into the pools, fitness center and courts with the Brivo mobile app. The HOA also runs community events through the year, including neighborhood-wide garage sales on the first Saturday of May and October.
Just outside the neighborhood: the City of Franklin’s Fieldstone Park, at 1377 Hillsboro Road, has 37 acres with four softball fields, two large pavilions and a playground.
The history. Most of the land began as a Revolutionary War land grant. In the 1920s Cecil Sims and partners bought it, and the family named the homestead Cecilwood. Susie Sims Irvin and her husband sold the farm to the Harlon Company in 1987. They kept the white fences and the Fieldstone Farms name, and Susie Sims Park carries her name today.

Fieldstone Farms is in the Williamson County Schools district, not the Franklin Special School District. For the 2026-27 school year, the district’s zone locator assigns every Fieldstone Farms address to Grassland Middle and Franklin High.
