Spring Hill TN Property Taxes: Williamson vs Maury County

Two Spring Hill houses can list at the same price, carry the same 37174 ZIP, and still get different tax bills. A county line runs right through town. Spring Hill sits in both Williamson County and Maury County, and the side a house is on decides the county tax rate and which county assessor sets its value. Most buyers find out when the escrow number shows up on the loan estimate. I'd rather you know before you write an offer, so these are the 2026 rates straight from the counties and the city, plus the way to check the exact house you're looking at.

Quick answer (as of October 2026): For tax year 2026, a home inside Spring Hill city limits pays the City of Spring Hill rate of $0.739 per $100 of assessed value plus its county rate: $1.27 on the Williamson County side or $1.369 on the Maury County side. That's $2.009 combined in Williamson and $2.108 in Maury. Tennessee assesses a home at 25% of its appraised value, so a home appraised at $550,000 pays about $2,762 a year on the Williamson side and about $2,899 on the Maury side.

What are the property tax rates in Spring Hill, TN for 2026?

As of October 2026, these are the rates for tax year 2026, per $100 of assessed value:

Where the home sits County rate City of Spring Hill rate Combined
Inside Spring Hill city limits, Williamson County $1.27 $0.739 $2.009
Inside Spring Hill city limits, Maury County $1.369 $0.739 $2.108
Outside city limits, unincorporated Williamson County $1.30 none $1.30
Outside city limits, unincorporated Maury County $1.369 none $1.369

The Williamson figures come from the county's 2026 Property Tax Rates chart, which shows the same $1.27 for 2025, so nothing moved on the Williamson side this year. Maury's $1.369 comes from Resolution 07-26-29, which the Maury County Commission adopted on July 20, 2026. Spring Hill's $0.739 comes from the city's Ordinance 26-09 for the fiscal year that runs July 1, 2026 through June 30, 2027, and it's the same on both sides of the county line.

If you've seen $2.649 for the Maury side on an older page or listing sheet, that was the 2025 combined rate, when Maury's county rate was $1.91.

Property tax figures are the county and city rates published for the year shown and are for planning only. Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. Confirm with the county assessor or trustee and your tax professional before you rely on a number.

Why did Maury County's rate drop in 2026?

Maury County reappraised every property for 2026. The Maury County Assessor reappraises every four years, and 2026 is the current cycle. After a reappraisal, Tennessee law requires counties and cities to re-examine their rates so that higher values don't automatically turn into a tax increase. Maury's county rate went from $1.91 in 2025 to $1.369 for 2026.

A lower rate applied to a new appraised value can still produce a bigger or smaller bill than last year, depending on how much that home's value moved. On any house you're serious about, put its 2026 bill next to its 2025 bill.

Williamson County did its last county-wide reappraisal in 2025, so both sides of Spring Hill are working from recent values right now.

The city went through the same step. The State Board of Equalization certified a rate of $0.6476 for Spring Hill for 2026-27, and the Board of Mayor and Aldermen kept the city rate at $0.739.

How do I figure the property tax on a Spring Hill home?

Tennessee uses the same formula in every county:

  1. Start with the appraised value the county assessor puts on the home. That's often a different number from the price you pay.
  2. Multiply by 25% to get the assessed value. That's the residential assessment ratio set by state law.
  3. Divide the assessed value by 100, then multiply by the combined rate for that side of the line.

Inside Spring Hill city limits you'll get two bills: one from the county trustee for the county tax, and one from the City of Spring Hill, which collects its own city tax.

What would a $550,000 home pay on each side of the line?

This is an illustration, not a quote on any real house. It assumes the assessor's appraised value is exactly $550,000, which makes the assessed value $137,500.

Inside Spring Hill city limits, 2026 rates Williamson County side Maury County side
County tax about $1,746 about $1,882
City of Spring Hill tax about $1,016 about $1,016
Total per year about $2,762 about $2,899

On the same appraised value, the Maury side runs about $136 a year more, a little over $11 a month. The city portion is identical; the whole gap is the county rate.

If that same $550,000 home sat outside city limits, there'd be no city tax: about $1,788 a year in unincorporated Williamson County and about $1,882 in unincorporated Maury County.

If you're comparing builders, my Spring Hill new construction guide shows which side of the line each community is on, and my Spring Hill builder incentives page lists the county next to each builder's offer, so you can pair the incentive with the right tax rate.

Does the ZIP code tell me which county a Spring Hill home is in?

No. The county line decides your tax, and the ZIP doesn't follow it. 37174 covers both counties: Spring Hill City Hall is on the Maury side, and Prescott Way is on the Williamson side, both with the same Spring Hill ZIP.

It gets trickier near the edges. Brixworth, Cameron Farms and Newport Crossing carry Thompson's Station 37179 mailing addresses, yet they sit inside Spring Hill city limits in Williamson County, so they pay the Spring Hill city rate. Firefly has a Spring Hill 37174 address on Highway 431 but sits outside city limits in unincorporated Maury County, so there's no city tax there.

How do I check the property tax on a specific Spring Hill house?

This is what I do on every address before we write an offer:

  1. Run the address through the U.S. Census geocoder. Choose "Find Geographies Using Address." The result names the county, and under "Incorporated Places" it says "Spring Hill city" if the home is inside city limits.
  2. Look up the parcel on the county's own property search. On the Williamson side that's the county's Property Data Search. On the Maury side, the Maury County Assessor points you to the state's Real Estate Assessment Data site. Both show the appraised and assessed values.
  3. Check the last bill. County taxes are billed by the Williamson County Trustee or the Maury County Trustee. Inside city limits, the City of Spring Hill sends its own bill.

If the geocoder, the parcel record and the bill all agree, you've got your answer. If you'd rather I do it, send me the address. I'll tell you which county it's in, pull the parcel and give you the tax math on that exact house. DM, text or call me at 615-392-1186.

Frequently Asked Questions

Is Spring Hill, TN in Williamson County or Maury County?

Both. Spring Hill's city limits cross the county line, so one Spring Hill neighborhood can be in Williamson County and the next one over can be in Maury County. The county decides your county tax rate, and the Census geocoder or the county parcel search will tell you which side a home is on.

What is the property tax rate in Spring Hill, TN for 2026?

As of October 2026, a home inside Spring Hill city limits pays $2.009 per $100 of assessed value on the Williamson County side ($1.27 county plus $0.739 city) and $2.108 on the Maury County side ($1.369 county plus $0.739 city). Homes are assessed at 25% of appraised value.

Are property taxes higher on the Maury County side of Spring Hill?

For 2026 the Maury side's combined rate is about 10 cents per $100 of assessed value higher. On a home appraised at $550,000, that's roughly $136 a year more than the same appraised value on the Williamson side. The actual bill depends on each home's appraised value.

Did Maury County lower its property tax rate in 2026?

Yes. Maury County reappraised for 2026, and the County Commission adopted a rate of $1.369 per $100 of assessed value on July 20, 2026, down from $1.91 in 2025. Appraised values reset at the same time, so compare a home's 2026 bill to its 2025 bill rather than comparing the two rates.

How are property taxes calculated in Tennessee?

Take the assessor's appraised value, multiply by 25% for a home to get the assessed value, divide by 100, and multiply by the combined county and city rate. A home appraised at $550,000 is assessed at $137,500.

Does the 37174 ZIP code tell me which county a home is in?

No. 37174 covers both Williamson and Maury County, and some homes inside Spring Hill city limits carry Thompson's Station 37179 addresses. Check the county line on the Census geocoder or the county parcel search, not the ZIP.

Do homes outside Spring Hill city limits pay Spring Hill city tax?

No. A home outside city limits pays only the county rate: $1.30 per $100 of assessed value in unincorporated Williamson County or $1.369 in unincorporated Maury County for 2026.
