New Construction Homes in Spring Hill, TN: 2026 Builders and Communities

New homes inside Spring Hill city limits, on both sides of the county line

New homes are going up on both sides of Spring Hill, and the side matters. As of October 2026, nine communities are selling or opening inside the city, from townhomes starting at $369,990 at Legacy Pointe to Toll Brothers homes past $1 million at August Park, and the first question I ask about any of them is which county the lot sits in. Williamson or Maury decides your property tax rate, your school district, and sometimes how soon the builder can close. This page lists every builder I verified on its own website this month, what each is asking, where the schools are, the address traps that catch buyers, and the questions to ask before you sign a builder's contract. I track the builder incentives every week, so text me BUILDER for the current offers.

What to Know Before You Buy New in Spring Hill

Two counties, two tax bills. Spring Hill straddles the Williamson and Maury line, and the city sits in both. For 2025 the combined county-plus-city rate is $2.009 per $100 of assessed value on the Williamson side and $2.649 on the Maury side. Homes are assessed at 25% of appraised value, so on a $500,000 home that is roughly $2,511 a year in Williamson and $3,311 in Maury. My Williamson vs Maury guide walks through it.

Ask about sewer allocation. Spring Hill passed Ordinance 25-29 on January 5, 2026, a sewer capacity allocation framework under a state consent order. New projects need an allocation before they can connect, and at least one developer has said a later phase is waiting on capacity. Before you pick a lot, ask the builder whether that lot or phase already holds its allocation.

The sales rep works for the builder. The friendly person at the model is the builder’s agent. Bring your own before you register at the model, because many builders will not pay a buyer’s agent who shows up after the first visit. In most new-construction deals the builder pays my fee, which we confirm in writing up front.

Rate offers come with a lender attached. Every rate special on this page requires the builder’s affiliated lender. Run the offer through my rate buydown calculator to see what it is worth against a price cut, and remember that a builder-paid buydown counts against the seller concession cap for your loan type.

Check the school zone yourself. The Williamson side is Williamson County Schools, the Maury side is Maury County Public Schools, and the two districts draw their own lines. Use the WCS school-zone lookup or the MCPS street lookup for the exact address, not the list on the builder’s brochure.

Water and sewer are city services. Spring Hill Water handles water, sewer and stormwater for the city and bills monthly, on both sides of the county line.

August Park is the Williamson-side community off I-65 with two builders. Toll Brothers’ sales center is at 1441 Round Hill Lane, with two quick move-ins and a National Sales Event running through October 18 (50% toward options up to $100,000 plus $10,000 in closing costs, through Toll Brothers Mortgage). Richmond American sells from 5946 Hunt Valley Drive and is advertising a 4.999% FHA fixed rate (5.737% APR) or up to $10,000 in flex funds with its lender, contract by October 18. Both carry Williamson County Schools. John Maher Builders’ portion of August Park is finished.

June Lake is the 775-acre development on the Williamson side, inside Spring Hill city limits even where the mailing address says Thompson’s Station. Signature Homes is selling Saddlewalk, the Cottages at June Lake and Windfall from 491 Marston Avenue. I wrote it up in full on my June Lake page.

Enclave at Legacy Pointe is Ashton Woods’ coming-soon community next to The Crossings of Spring Hill, opening with three-story townhomes from $369,990 and adding brownstones and single-family homes later.

Preston Park by Willow Branch Homes is condos and townhomes at 106 Bless Boulevard, the lowest entry price in the city, and it zones to Heritage Elementary, Heritage Middle and Independence High in Williamson County Schools.

Harvest Point is the big Maury-side community next to Spring Hill Middle School with four builders. D.R. Horton sells from 315 Harvest Point Boulevard and is running a Red Tag Event on finished homes through November 1. Celebration Homes builds the larger single-family homes from the mid $600s and a townhome phase from the $400s. Regent Homes has townhomes on June Wilde Ridge at $422,100 to $424,900. The amenity list is a pool, trails, a dog park and community gardens.

Barton Hills by Century Communities is in its final lots of Phase 3 at 332 Granville Way, from $389,990, the lowest-priced single-family new construction in the city right now, with the Hometown Heroes incentive for qualifying buyers.

Arbor Valley by Goodall Homes sells from 3111 Arbor Valley Road, from the upper $400s, and is advertising a 5.49% rate (6.250% APR) on select homes plus up to $20,000 in options and $15,000 in closing costs on to-be-built homes with Silverton Mortgage.

Bluebird Hollow at Autumn Ridge by Ole South has four all-brick homes on Gadwall Lane at $509,900 to $544,900. The Census geocoder puts the street in Williamson County while the builder’s sister community lists Maury County Schools, so confirm the county on the exact lot before you write the offer. Brandon Woods, Ole South’s other Spring Hill community, shows plans from $409,990 with no homes available yet.

Firefly is the gated golf community with custom homes on purchased homesites. It carries a Spring Hill address but sits in unincorporated Maury County outside the city limits. It gets its own page: Firefly.

A Spring Hill Address Isn't Always Spring Hill

Builders and listing sites print the mailing city, and the post office does not follow the city line.

  • Marlon’s Creek (Regent Homes and DRB Homes) carries a Spring Hill 37174 address, but Regent’s own page says it is incorporated within the City of Columbia. Columbia taxes and services.
  • Carter’s Station (Pulte and Centex) is in Columbia and marketed as “Spring Hill schools.”
  • Firefly is unincorporated Maury County, outside the city.
  • June Lake runs the other way: a Thompson’s Station mailing address on a home that is inside Spring Hill city limits in Williamson County.

Builders you will see mentioned that are not selling in Spring Hill right now: Lennar’s Spring Hill pages (Sawgrass, Trace Side, Harvest Point) no longer load as of October 15, so ask the builder directly if you see one advertised. Del Webb’s Southern Springs, the 55-plus community, is no longer on the builder’s site; homes there are resale and age-restricted. John Maher Builders lists only apartment communities under current projects, so Wades Grove and its August Park homes are resale now. Pulte and Centex build in Columbia, not Spring Hill.

New Construction vs. Resale in Spring Hill

A new home gets you new systems, a builder warranty, and this fall, a builder paying for a rate buydown or a price cut on finished inventory. A resale home on the Williamson side gets you an established street, a known tax bill, and sometimes an assumable mortgage at a rate no builder’s lender can match. The right answer depends on the number, which is why I run both before we tour. Start with the buydown calculator for the builder’s offer and my assumable mortgages page for the resale side.

Frequently Asked Questions

Is there new construction in Spring Hill, TN?

Yes. As of October 2026, nine communities inside the city are selling or opening with eleven builders: August Park, June Lake, Enclave at Legacy Pointe and Preston Park on the Williamson side, and Harvest Point, Barton Hills, Arbor Valley, Bluebird Hollow and Brandon Woods on the Maury side, plus Firefly just outside the city limits.

What is the cheapest new home in Spring Hill?

By builder-published starting prices in October 2026, Preston Park condos start in the $200s, Legacy Pointe townhomes from $369,990 when it opens, and Barton Hills single-family homes from $389,990.

Which Spring Hill new construction communities are in Williamson County?

August Park, June Lake, Enclave at Legacy Pointe and Preston Park. Bluebird Hollow geocodes to Williamson but the builder points to Maury schools, so confirm it.

Which are in Maury County?

Harvest Point, Barton Hills, Arbor Valley and Brandon Woods, all inside the city, and Firefly in unincorporated Maury County.

Are builders offering incentives in Spring Hill right now?

Yes. In mid-October 2026 D.R. Horton is cutting prices on finished Harvest Point homes through November 1, Toll Brothers and Richmond American have offers at August Park through October 18, and Goodall is advertising a 5.49% rate at Arbor Valley. Every rate offer requires the builder’s lender. Text me BUILDER and I will send the current list.

Do I need my own agent to buy new construction?

You are not required to have one, but the sales rep works for the builder, and the builder’s contract is written by the builder. Bring your agent before you register at the model. The builder usually pays the buyer’s agent, which we confirm in writing.

What is the Spring Hill sewer moratorium?

Ordinance 25-29, passed January 5, 2026, created a sewer capacity allocation system to comply with a state consent order. New development needs an allocation to connect, and some phases are waiting. Ask the builder whether your lot already holds its allocation.

What schools will a new home in Spring Hill go to?

Williamson County Schools on the Williamson side and Maury County Public Schools on the Maury side. June Lake zones to Bethesda, Spring Station and Summit; Harvest Point, Barton Hills and Arbor Valley to Spring Hill Elementary, Middle and High. Check the exact address with the district lookup.

Is Del Webb Southern Springs still selling new homes?

No. The community is no longer listed on Del Webb’s site. It is a 55-plus community, so a resale purchase there carries the age restriction.

Is John Maher still building in Spring Hill?

Its current-projects list shows only apartment communities, Southaven and The Emerson at Commonwealth. Its August Park homes are listed as completed, so a John Maher home in Wades Grove or August Park is a resale now.

Can I use a VA loan on new construction in Spring Hill?

Yes, with the builder’s lender or your own. My VA new construction guide covers the appraisal and the builder requirements, and a builder-paid buydown counts against VA’s 4% concession cap.
