What rules apply to land in College Grove?
Williamson County’s rules apply, because College Grove has no city government. The RD-5 district, written for rural land east of I-65, sets these standards for a home on a traditional lot:
| RD-5 standard | Traditional lot |
|---|---|
| Minimum lot area | 5 acres |
| Maximum density | 1 home per 5 acres |
| Minimum lot width and public road frontage | 200 feet |
| Front, side, rear setbacks | 100, 25, 50 feet |
The village itself has its own College Grove Village district, and not every rural parcel is RD-5, so pull each parcel’s district from the county’s Official Zoning Map. Up to five lots of 5 acres or more can share a 50-foot access easement instead of each fronting the road, but only if they’re created by a subdivision plat.
My guide to buying land in College Grove walks through the 5-acre rule, frontage, family subdivisions, septic, floodplain and greenbelt in full, with a source for every rule.
Who approves septic and splits on College Grove land?
Williamson County handles both. Septic systems are approved by the county’s Department of Sewage Disposal Management, 615-790-5751, because Williamson is one of TDEC’s nine contract counties. Splits go to the Williamson County Planning Department, 615-790-5725, unless every tract is 5 acres or larger and no new road or utility construction is needed.
What happens to greenbelt on College Grove land?
Under Tennessee’s greenbelt law, a new owner has to apply in their own name by March 15 or the land is disqualified, and rollback taxes recapture the taxes saved: the last three years for agricultural and forest land, the last five for open space. When a sale disqualifies the land, the seller owes the rollback taxes unless a written contract or statute says otherwise. Ask the Williamson County Assessor of Property, 615-790-5708, before you close.
Property tax figures are the county and city rates published for the year shown and are for planning only. Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. Confirm with the county assessor or trustee and your tax professional before you rely on a number.
What should you check before you make an offer on College Grove land?
- Pull the zoning district from the county’s Official Zoning Map.
- Measure the road frontage on every tract you’d create.
- Look up the flood map for the house site on FEMA’s Flood Map Service Center.
- Make the offer contingent on county septic approval.
- Ask the assessor about greenbelt and write rollback responsibility into the contract.
- Talk to a real estate attorney about the deed and whether a split needs a plat.
