Falls Grove in College Grove, TN: Homes, Amenities, Sewer and Schools

Falls Grove: a completed 381-home neighborhood in College Grove

Quick answer (as of October 2026) Falls Grove is a completed neighborhood of 381 single-family homes on about 500 acres off Eudailey-Covington Road in College Grove, unincorporated Williamson County, TN 37046. Natelli Communities developed it, it opened in 2014, and the homes were built by Ryan Homes and The Jones Company. Amenities include a clubhouse with a pool and fitness center, tennis courts, a putting green, a fire pit and walking trails. Homes are zoned for College Grove Elementary, Page Middle and Page High for 2026-27. The builders are done, so every home for sale now is a resale.

Falls Grove sits right across from The Grove in College Grove, and the names are close enough that they're easy to mix up. They're very different neighborhoods. Falls Grove has no golf course and no club membership. It's a finished builder subdivision with a clubhouse and pool, and the builders have moved on.

That last part matters if you're shopping. There's no model home and no new-construction sales office to walk into. You're buying from an owner, so the questions you'd normally ask a builder (HOA dues, what the sewer costs, what's sold lately) have to come from somewhere else. I'll walk through what's on the record. My mom lives in McDaniel Farms in College Grove, so these roads aren't new to me. Where is Falls Grove in College Grove?

Falls Grove sits off Eudailey-Covington Road in College Grove, in unincorporated Williamson County. The developer’s own directions: take I-840 to the Arno Road exit, turn right, then turn left on Eudailey-Covington Road, and Falls Grove is ahead on the left. The developer spells it “Eudaily-Covington.” County records spell it “Eudailey-Covington.”

Every one of the 381 home parcels under the Falls Grove name in the county’s property records is listed as unincorporated as of October 22, 2026. There’s no city government, so the county handles zoning, permits and roads. The streets include Falls Ridge Lane, Sky Meadow Drive, Edgemore Drive, Pleasant Gate Lane, Crimson Leaf Lane, Marwood Drive, Wellsford Lane, Nestling Ridge Court, Farm Field Drive, Flower Hill Drive, Fence Post Lane, Manor Drive, Great Falls Court, Guffee Terrace and Carderock Springs Drive.

How far is Falls Grove from Franklin and Nashville?

Downtown Franklin is about 17 miles and 25 minutes from Falls Grove without traffic, and downtown Nashville is about 33 miles and 45 minutes. I routed every trip from a Falls Grove address (6732 Falls Ridge Lane) with OpenStreetMap routing (OSRM) on October 22, 2026.

From Falls Grove to Distance Time, no traffic
Downtown Franklin (Public Square) about 16.5 miles about 25 minutes
Downtown Nashville (State Capitol) about 32.9 miles about 45 minutes
Nashville International Airport (BNA) about 33.2 miles about 47 minutes
Page Middle and Page High (Arno Road) about 3.4 miles about 9 minutes
College Grove Elementary about 4.4 miles about 16 minutes
The Grove (6200 Wildings Blvd) about 2.1 miles about 7 minutes

Those are free-flow numbers. Drive your real commute at the hour you’d drive it before you write an offer.

Who built Falls Grove, and is it still selling new homes?

Falls Grove was developed by Natelli Communities, and its homes were built by Ryan Homes and The Jones Company. Natelli lists Falls Grove among its past communities with a status of “Completed,” a 2014 opening year, 500 acres and 381 single-family homes, as of October 22, 2026.

The developer’s old community website named both builders. By late 2023 it was down to “2 homesites left to build” with Ryan Homes, and that site no longer loads today. So new construction is over. What you’ll see listed now are resale homes.

How many homes are in Falls Grove?

Falls Grove has 381 single-family homes. Natelli’s community page says 381, and the county’s property records list exactly 381 addressed home parcels under the Falls Grove name across seven recorded sections, as of October 22, 2026. The rest of the parcels under that name are open space and sewer treatment lots.

What amenities does Falls Grove have?

Falls Grove’s amenities, per the developer, are a community clubhouse with a pool and fitness center, tennis courts, a putting green, a community fire pit, and nature and walking trails. The developer’s older community site also described:

  • a pond and water feature at the entrance
  • an outdoor fireplace setting overlooking the pond
  • a pool with swim lanes, a shallow beach entry and a shaded sitting area
  • a trail system tying the clubhouse, tennis courts, fire pit and playground together
  • a playground

Is Falls Grove on sewer or septic?

County records point to a shared sewer system in Falls Grove. The county’s property records list five Falls Grove Section 1 parcels with the lot name “Sewer Treatment,” owned by Tennessee Wastewater Systems, Inc., a wastewater utility that holds a certificate from the Tennessee Public Utility Commission (as of October 22, 2026).

What I can’t find on the record is the monthly sewer fee or the water provider. Ask the seller to confirm the house is connected and to share a recent sewer bill and water bill before you’re under contract.

What schools is Falls Grove zoned for?

Falls Grove homes are zoned for College Grove Elementary, Page Middle and Page High for the 2026-27 school year. I checked one address on every Falls Grove street with Williamson County Schools’ own zone lookup on October 22, 2026, and all of them returned the same three schools.

School Address
College Grove Elementary 6668 Arno-College Grove Road, College Grove, TN 37046
Page Middle 6262 Arno Road, Franklin, TN 37064
Page High 6281 Arno Road, Franklin, TN 37064

Zones can change. Confirm any single address with the Williamson County Schools zone lookup.

What are the HOA dues in Falls Grove?

Falls Grove has amenities that someone has to pay for, but I couldn’t find the HOA’s own budget, dues amount or management company published anywhere as of October 2026. Get the current dues, any transfer or capital fee, and the HOA’s rules from the seller or the HOA before you’re under contract, not after.

What do homes in Falls Grove cost?

Over the last 12 months, 20 Falls Grove homes closed at a median price of $980,000, with sales running from $750,000 to $1,450,000. The median size was 3,325 square feet, the median price per square foot was $296, and those homes were built from 2014 to 2022. The median sale came in at 97.77% of list price after a median of 8 days on market.

As of October 23, 2026, 5 Falls Grove homes are for sale at a median asking price of $1,250,000, from $805,000 to $1,359,000. One more is listed as coming soon, and one is under contract.

Based on information from Realtracs® for the period October 23, 2025 through October 23, 2026.

Back when Ryan Homes was selling the last homesites in late 2023, the developer’s site listed its homes “starting from the Mid $800’s.” That’s history, not today’s market. If you want to know what sold on a particular street, I’ll pull those sales and walk you through them.
