How to Price Your Spring Hill, TN Home to Sell

Custom Image

Quick answer (as of October 2026): Price a Spring Hill home from closed sales in your own subdivision on your side of the Williamson and Maury county line, then check that number against what's for sale near you today, new construction included. Over the 12 months through October 23, 2026, the median single-family sale closed at 99.69% of list price on the Williamson County side and 99.98% on the Maury County side. Text or call me at 615-392-1186 and I'll show you the sales behind your price. Based on information from Realtracs® for the period October 23, 2025 through October 23, 2026.

You're about to pick a number, and it decides how many buyers see the house, what the appraiser has to support and how long you carry the payment. Most pricing mistakes in Spring Hill start with the wrong comps, usually sales from the other side of the county line.

I've been selling real estate since 2013, I've been part of more than 500 transactions, and I've been investing in real estate since 2005. I live in Canterbury in Thompson's Station, a few minutes up the road. I build every price the same way, and I show you every sale behind it. You make the final call on the price.

How do I set the right list price for my Spring Hill home?

Start with closed sales in your own subdivision, widen to your side of the county line to find the ceiling, and then look at what you're competing with this week. That's the order I use on every Spring Hill house:

  1. Your subdivision. Closed sales from the last 12 months, as close to your house in size, age and condition as I can get. That's the same window a buyer's appraiser works from.
  2. Your side of the county line. This is where I find the ceiling, and it's what I use to defend your price when a buyer's agent pushes back.
  3. Your competition today. The homes for sale and under contract in your price range, including the builders' homes nearby.
  4. Your house. I walk it and adjust for condition, updates and the lot.

Then you get a range, the sales behind it and a net sheet. You can start with my free home evaluation.

How close to list price do Spring Hill homes sell?

Very close. Over the 12 months through October 23, 2026, the median single-family sale with a Spring Hill mailing address closed at 99.69% of list price on the Williamson County side and 99.98% on the Maury County side. New construction closed at a median 100% of list on both sides.

Spring Hill single family, closed in the 12 months through October 23, 2026 Closed Median sale price Median sale price to list price Median days, list to contract
Williamson County side, all sales 409 $700,000 99.69% 31
Maury County side, all sales 527 $496,500 99.98% 33
Williamson County side, new construction 102 $908,900 100% 26
Maury County side, new construction 164 $508,625 100% 23

The "all sales" rows include the new construction. Resale was the other 307 closings on the Williamson side and 363 on the Maury side.

These are single-family homes with a Spring Hill mailing address, which isn't the same thing as the city limits. The ratio covers homes that sold. It doesn't show how many of those sellers cut the price before they got an offer, and it says nothing about the homes that didn't sell.

Should I price my Spring Hill home high to leave room to negotiate?

I wouldn't. Homes that sold over the last 12 months closed within 1% of list price on both sides of the county line, so buyers aren't paying for the "room."

A high price also runs into the appraisal. If your buyer is financing, their lender orders an appraisal, and on a Fannie Mae loan the appraiser reports at least three closed comparable sales that should have closed within the last 12 months. The appraiser is working from the same closed sales you'd use to price the house.

If the appraisal comes in under the contract price, what happens next depends on the appraisal terms in your contract. You might lower the price, the buyer might bring more cash, you might meet in the middle, or the deal can end. Every one of those costs you time.

Does the county line change how I should price my Spring Hill home?

Yes, because your comps should come from your side of it. Over the last 12 months the median single-family sale was $700,000 at $247 a square foot on the Williamson County side and $496,500 at $231 a square foot on the Maury County side. A sale on the other side of the line can pull your number the wrong way.

The ZIP code won't tell you which side you're on. 37174 covers both counties, and some homes inside Spring Hill city limits carry Thompson's Station 37179 mailing addresses. The county also sets your property tax rate, and buyers figure that into their payment. My Williamson vs Maury County guide shows how to check any address, and my Spring Hill property taxes page has the rates for both sides.

How do I price against new construction in Spring Hill?

Price to your resale comps first, then decide how to answer the builders. New construction was 25% of single-family closings on the Williamson side and 31% on the Maury side over the last 12 months, so on either side there's a good chance your buyer tours a builder's home the same weekend.

Based on information from Realtracs® for the period October 23, 2025 through October 23, 2026.

How to answer a builder's rate special or closing cost credit, with price, a concession or both, is its own topic, and I wrote it up in selling your Spring Hill home against new construction. If you're weighing a concession instead of a price cut, my seller concession limits page covers how much a buyer's loan lets you contribute.

Does it matter if I list at $699,900 instead of $705,000?

It can. Buyers on the home search sites set a maximum price, and those filters usually run in round steps. A house listed at $705,000 doesn't show up for a buyer whose search tops out at $700,000.

So before we set your number, I look at where the round steps fall around your range. If your comps support $700,000, the question is whether $5,000 more is worth dropping out of every search capped at that number.

How does my disclosure statement affect my price?

It tells the buyer about the condition you're pricing. Tennessee law has the owner give the buyer a residential property disclosure statement covering the home's condition, including material defects the owner knows about, unless the buyer waives it and takes an as-is disclaimer instead (Tenn. Code § 66-5-202).

So price the house as the buyer will see it after reading your disclosure and getting their inspection. If the roof is near the end of its life, either fix it before you list or price it in. Pricing as if it were fine just moves that conversation to the inspection period, when you have less room.

Some sales are excluded from the disclosure law under § 66-5-209, including a fiduciary settling an estate or trust, a home the owner hasn't lived in at any time in the three years before the sale, and the first sale of a new home when the builder gives a written warranty. I'm a Realtor, not an attorney, so your attorney has the final word on which one applies to you.

When should I change the price on my Spring Hill listing?

When the market has answered. Over the last 12 months, Spring Hill homes went under contract a median 31 days after listing on the Williamson side and 33 days on the Maury side. If you're past that point with showings but no offers, buyers have seen the house and decided the price is off.

Based on information from Realtracs® for the period October 23, 2025 through October 23, 2026.

You'll get a written update from me every week with the showings, the feedback and what's gone under contract in your price range. If the house isn't getting showings, we look at price and photos. If it's getting showings without offers, we look at price and condition. Either way, you'll have the numbers in front of you when we decide.

Want to see what a price change does to your bottom line? Run both prices on my home sale calculator. For costs and the rest of the process, my Spring Hill seller's guide covers it, and the Spring Hill housing market page has the month-by-month numbers.

Frequently asked questions

How should I price my house to sell in Spring Hill, TN?

Start with closed sales from your own subdivision in the last 12 months, widen to your side of the Williamson and Maury county line to find the ceiling, then check what's for sale near you today, new construction included. Adjust for your home's condition, updates and lot.

Should I price my Spring Hill home high to leave room for negotiation?

I wouldn't. Over the last 12 months, homes that sold with a Spring Hill mailing address closed within 1% of list price on both sides of the county line, and a financed buyer's appraiser works from the same closed sales you'd use to price the house. Based on information from Realtracs® for the period October 23, 2025 through October 23, 2026.

How close to asking price do homes sell in Spring Hill, TN?

Over the 12 months through October 23, 2026, the median single-family sale closed at 99.69% of list price on the Williamson County side and 99.98% on the Maury County side, and new construction at a median 100% on both. Based on information from Realtracs® for the period October 23, 2025 through October 23, 2026.

What happens if my Spring Hill home appraises below the contract price?

It depends on the appraisal terms in your contract. You might lower the price, the buyer might bring more cash, the two of you might meet in the middle, or the contract can end. Pricing from recent closed sales on your side of the county line is the best way to avoid it.

Does the county line affect my list price in Spring Hill?

Yes. Your comps should come from your side of the line. Over the last 12 months the median single-family sale was $700,000 at $247 a square foot on the Williamson side and $496,500 at $231 a square foot on the Maury side. Based on information from Realtracs® for the period October 23, 2025 through October 23, 2026.

Should I list my home at a round number like $700,000?

Often it's better to list just under a round number. Buyers on home search sites set a maximum price, usually in round steps, so a home at $705,000 drops out of every search capped at $700,000. Whether that's worth it depends on what your comps support.

Do I have to disclose problems when I sell my house in Tennessee?

In most sales, yes. Tenn. Code § 66-5-202 has the owner give the buyer a disclosure statement covering the home's condition, including material defects the owner knows about, unless the buyer waives it and takes an as-is disclaimer instead. Some sales are excluded under § 66-5-209, such as a fiduciary settling an estate. Your attorney confirms which applies.
