Thompson's Station and Spring Hill are neighbors on Columbia Pike, about 5 road miles apart. The biggest difference isn't the houses. It's the county line. All of Thompson's Station is in Williamson County. Spring Hill sits in two counties, Williamson on the north end and Maury on the south, and that line decides which school district a home is in and which county sends the property tax bill.

Property Tax
Thompson's Station homeowners get one bill from the Williamson County Trustee: the county's $1.30 plus the town's $0.103 per $100 of assessed value for 2025. Spring Hill homeowners get two: a city bill from Spring Hill at $0.739, plus a county bill from Williamson or Maury, depending on the side of the line. On the Williamson side of Spring Hill, the county portion is $1.27. Maury County sets its own rate, so check the Maury County Trustee for a south-side address.
Tennessee assesses a home at 25% of its appraised value. On a $500,000 appraisal ($125,000 assessed), the 2025 rates work out to about $1,754 a year in Thompson's Station and about $2,511 a year on the Williamson side of Spring Hill. That's my arithmetic from the county's 2025 rate chart, so treat it as an example and check the actual bills on any house.
Schools
Thompson's Station is entirely Williamson County Schools, with zones that change by neighborhood. In Spring Hill, the county line decides the district: Williamson County Schools on the Williamson side, including Summit High, and Maury County Public Schools on the Maury side. A Spring Hill mailing address tells you nothing about the district, so I check every address before an offer.
Mailing Address Traps
Some neighborhoods marketed with a Thompson's Station address are actually in Spring Hill, including June Lake and Brixworth. Fairhaven has a Thompson's Station address but sits outside both towns in unincorporated Williamson County. Getting Around
Thompson's Station's interstate access is I-840 at Columbia Pike, which meets I-65 just east of town. Spring Hill reaches I-65 by Saturn Parkway at Exit 53 and by Exit 55 at Buckner Road and June Lake Boulevard. Road miles with no traffic:

Daily Life
Spring Hill has the shopping and the jobs: big-box stores, groceries and the GM complex inside the city. Thompson's Station is mostly residential, with Preservation Park, Sarah Benson Park, Homestead Manor and the Tollgate Village Town Center, so groceries and big-box shopping mean a short drive to Spring Hill or Franklin.
