What to Expect in Tollgate Village
A Town Center at the front door. The Town Center along Tollgate Boulevard and Branford Place mixes restaurants, coffee, shops, offices and condos and townhomes, so a lot of daily errands are a short walk or drive from home.
An HOA with an onsite manager. The Tollgate Homeowners Association is managed by Ghertner & Company. Exterior and landscaping changes need approval from the architectural review committee, and individual yard sales aren’t allowed. Instead, the neighborhood holds a community yard sale twice a year.
Town of Thompson’s Station services. Tollgate is inside town limits. The Town provides sewer service, water comes from the H.B. & T.S. Utility District, electricity from Middle Tennessee Electric and gas from Atmos Energy. The Town doesn’t pick up trash, so ask the HOA about trash service. Police and fire coverage come from the Williamson County Sheriff’s Office and Williamson County Fire/Rescue.
Tollgate Village Homes
Most of Tollgate Village is single-family homes. In the Town Center, Regent Homes is building condominiums and townhomes, and it has new homes for sale as of October 2026. According to a 2018 Williamson Scene report, Lennar and Crescent Homes built much of the northern section.

Daily Commutes and Highway Access
Tollgate Boulevard meets Columbia Pike (Highway 31), and the I-65 on-ramp at the Goose Creek Bypass is about 4.3 road miles away, roughly 8 minutes. Road miles from the Town Center at 2060 Tollgate Boulevard, measured with no traffic, so add time at rush hour:
- Thompson’s Station Town Hall. About 2 miles, roughly 5 minutes.
- Spring Hill City Hall. About 7.1 miles, roughly 13 minutes.
- Downtown Franklin. About 7.2 miles to the Public Square, roughly 11 minutes.
- CoolSprings Galleria. About 12.1 miles, roughly 20 minutes.
- Downtown Nashville. About 27.3 miles to the State Capitol, roughly 37 minutes. More in how far Franklin is from Nashville.
- Nashville airport (BNA). About 30.1 miles, roughly 40 minutes.
The Tollgate Town Center
This is where I end up most often. A few of the spots:
- Mojo’s Tacos, 2000 Tollgate Boulevard. A regular stop for my family.
- White Shepherd Coffee, 2101 Branford Place. The coffee shops are one of my favorite parts of the Town Center.
- Village Pizza Co and Tollgate Wine & Spirits, both at 1990 Tollgate Boulevard.
- SKN Shack, 2071 Tollgate Boulevard. My friend Liz owns it, and my wife is a regular. Ask for Liz and tell her Kimo sent you.
- Tollgate Animal Hospital, 2197 Portsmouth Drive.
Business lists change, so check a favorite spot before you plan around it.
Tollgate Village Amenities and History
According to the HOA, Tollgate Village has:
- A resort-style pool and a community center with a workout facility.
- Two tennis courts. The HOA’s September 2026 newsletter says the left court is getting new tiles with lines for both tennis and pickleball before the end of the year, with the second court planned for 2027.
- Sand volleyball and basketball courts.
- Walking trails, a playground and a dog park.
- A pond.
Residents get into the amenities with key fobs from the HOA manager. The HOA also hosts events through the year, including Easter, the 4th of July, a Turkey Trot and a holiday party.
The history. Tollgate was planned in the early 2000s, and the plan received final approval in 2006, with the first homes going up in late 2006 and early 2007, according to the Town Administrator in a 2018 Williamson Scene report. After the project went into default in 2009, MBSC TN Homebuilder LLC acquired it in 2011, the Williamson Herald reported.
Schools That Serve Tollgate Village
Tollgate Village is in the Williamson County Schools district. For the 2026-27 school year, Tollgate Village is zoned to Winstead Elementary, Legacy Middle and Independence High, including the Town Center condos, per the district’s zone locator. Independence High sits right next to the community.
You may see Heritage Middle listed on some older websites. The district’s 2026-27 locator says Legacy Middle. Zones can change when new schools open, so confirm any address with the Williamson County Schools zone locator before you buy.
