McDaniel Farms sits off McDaniel Road in College Grove, about 0.9 miles east of Arno Road, in unincorporated Williamson County. Signature Homes’ own directions: take I-840 to exit 37, head north on Arno Road about a mile, and turn right on McDaniel Road. You can also come in from Murfreesboro Road (TN 96) by way of Lampkins Bridge Road.
Every parcel recorded under the McDaniel Farms and McDaniel Estates names is listed as unincorporated in the county’s property records, and the U.S. Census geocoder places their addresses in Williamson County outside any city, as of October 23, 2026. There’s no city government, so the county handles zoning, permits and roads. Signature described McDaniel Estates as sitting between Page High School and Arrington Vineyards.
How far is McDaniel Farms from Franklin and Nashville?
Downtown Franklin is about 11.4 miles and 21 minutes from the McDaniel Farms entrance without traffic, and downtown Nashville is about 28 miles and 42 minutes. The Franklin drive is McDaniel Road to Arno Road, then Murfreesboro Road into town. I routed every trip from the entrance on McDaniel Road with OpenStreetMap routing (OSRM) on October 23, 2026.

Who built McDaniel Farms, and is it still selling new homes?
Signature Homes built McDaniel Farms and McDaniel Estates. Signature ran a McDaniel Farms sales site from 2018 and a McDaniel Estates site into 2024, and in 2019 it described McDaniel Farms as “part of a two-phase community.” As of July 2024, Signature’s “Our Legacy” page lists both McDaniel Estates and McDaniel Farms among its past communities.
New construction there is over. County records show a year built on every home parcel in both subdivisions, the last ones in 2022. What you’ll see listed now are resale homes.
How many homes are in McDaniel Farms?
McDaniel Farms has 91 homes and McDaniel Estates has 210, so the two together have 301, per the county’s property records as of October 23, 2026.

The rest of the parcels under those names are open space, wastewater lots and two larger tracts the county lists as future development, about 26 and 27 acres, titled to Propst Realty Nashville LLC. If a home backs up to either tract, ask what’s planned for it.
Signature advertised McDaniel Farms homesites at half an acre. It didn’t publish a lot size for McDaniel Estates, and the county record doesn’t carry lot acreage for these homes, so check the plat or the survey for the house you like.

What amenities does McDaniel Farms have?
McDaniel Farms’ amenities, per Signature Homes in 2019, are a Residents Club with a beach-entry pool, a fitness room, a movie lawn and playgrounds, plus hiking trails with a picnic area, a community garden, an event pavilion and a canoe launch. Signature’s later McDaniel Estates site listed:
- the residents club, with grilling stations
- a beach-entry pool
- a fitness center
- a bark park for dogs
- a playground
- a movie lawn
- hiking trails with a scenic overlook
Signature’s materials don’t say which amenities sit in which subdivision or whose dues pay for them. Ask the HOA which amenities your lot’s dues cover, and get the pool and clubhouse rules.
Is McDaniel Farms on sewer or septic?
County records point to a shared drip wastewater system in McDaniel Farms, not a septic tank on each lot. Three McDaniel Farms Section 1 parcels are recorded as Wastewater Drip 1, 2 and 3 and titled to Tennessee Wastewater Systems, a wastewater utility certificated by the Tennessee Public Utility Commission, as of October 23, 2026.
McDaniel Estates is set up differently on paper. Its two wastewater lots, in Section 1, are titled to the McDaniel Residential Association, not to a utility. The record doesn’t show the monthly sewer fee or the water provider for either one. Ask the seller for a recent sewer bill and water bill before you’re under contract.
What schools is McDaniel Farms zoned for?
McDaniel Farms and McDaniel Estates homes are zoned for Arrington Elementary, Page Middle and Page High. Every street in both subdivisions is zoned to those same three schools, per Williamson County Schools’ own zone lookup as of October 2026.

Signature’s McDaniel Farms and McDaniel Estates pages from 2019 and 2021 listed College Grove Elementary, and the district’s lookup now returns Arrington Elementary for these addresses. That’s why I check the district, not an old flyer. Confirm any single address with the Williamson County Schools zone lookup.
What are property taxes in McDaniel Farms?
McDaniel Farms and McDaniel Estates are outside every city limit, so the property tax bill carries only the Williamson County rate, $1.30 per $100 of assessed value for 2026. The county’s records put every parcel in both subdivisions in the unincorporated tax district, with no city tax and no Franklin Special School District tax, as of October 23, 2026.
Property tax figures are the county and city rates published for the year shown and are for planning only. Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. Confirm with the county assessor or trustee and your tax professional before you rely on a number.
What are the HOA dues in McDaniel Farms?
The HOA on the county record is the McDaniel Residential Association, which holds the open space in both McDaniel Farms and McDaniel Estates. Its dues, budget and management company aren’t published by the builder or by any HOA source I could find as of October 2026. Get the current dues, any transfer or capital fee, the covenants and the architectural rules in writing before you’re under contract.
What did new homes in McDaniel Farms cost?
Signature’s McDaniel Farms site advertised homes “starting in the mid $500’s” in 2018, and its September 2019 page showed homes on specific homesites at $637,000 to $657,200. In December 2021, its McDaniel Estates page listed base plans from $574,000. That’s history, not today’s market. How does McDaniel Farms compare with Reeds Vale and Falls Grove?
McDaniel Farms falls between the other two. Its homes went up from 2018 to 2020, after Falls Grove’s first homes (2014) and before Reeds Vale’s (2023), and it’s the closest of the three to the Page schools.
