Spring Hill straddles two counties and the county sets your county tax rate and your school district, so I confirm the county on every address before you write an offer.
How you get in. The entrance is Campbell Station Boulevard off Columbia Pike, next to the Campbell Station Parkway corridor with its shops, Spring Hill Fire Station 3 and a Vanderbilt medical office. | Single-family homes | All-brick, mostly two stories, 3 to 6 bedrooms, roughly 2,000 to 4,400 square feet, on lots of about a quarter to a third of an acre. Some carry their own in-ground pool |
|---|---|
| The Highlands at Campbell Station | One and two story villas behind a gate, built later than the main sections, with a second HOA that covers more of the outside work. The lower-maintenance way into the neighborhood |
| Next door | The Hamptons at Campbell Station is a separate neighborhood off the Parkway, built 2016 to 2018 with its own HOA and no pool. Different neighborhood, same corridor |
Because the neighborhood is built out, every home here is resale, and the condition ranges from original to fully updated. Ask me for the permit history and the HOA documents on any specific address.

Campbell Station or another Spring Hill neighborhood?
Campbell Station is the established, all-brick neighborhood with a pool on Spring Hill’s Williamson County side, and the villas in The Highlands are the lower-maintenance option inside it. Spring Hill Estates, next door off Buckner Road, is the established choice with no HOA dues on the homes I have seen. Wades Grove has a pool and an HOA on bigger acreage, and August Park and June Lake are the new-construction options on the same side of the county line. My best neighborhoods in Spring Hill guide and my Williamson vs Maury County guide cover the differences.
