Best Neighborhoods in Spring Hill, TN: County by County

Custom Image

Quick answer: The best neighborhood in Spring Hill, TN depends first on which county side you want, because the county sets your school district and your county tax rate. On the Williamson County side, June Lake, Wades Grove, August Park and Chapman's Retreat are the names I hear most, all in Williamson County Schools. On the Maury County side, it's Southern Springs by Del Webb, Harvest Point, Barton Hills, Arbor Valley and Sawgrass, all in Maury County Public Schools.

"Best neighborhood" is what everybody types into Google. Here's the catch in Spring Hill: two homes a mile apart can both say Spring Hill on the mailbox and still land in different counties, different school districts and different tax bills.

So when you ask me for the best neighborhood in Spring Hill, I'm going to answer with a question. Which side of the county line do you want to be on?

Spring Hill sits in two counties. The north end is Williamson County and the south end is Maury County. Pick the side first and your list gets a lot shorter. If the county piece is new to you, read what county Spring Hill, TN is in first. It lays out the tax rates and the school lookups side by side.

Below, I've sorted the neighborhoods I get asked about most by county side, then by how often people search for them. Each one gets the basics: what it is, who builds or built it, where it's zoned for 2026-27, and what sits nearby. For the bigger picture on the city itself, start with my Spring Hill area guide.

School zones are from the Williamson County Schools 2026-27 locator for one sample address in each neighborhood. Zones can change from one street to the next, so pull the exact house every time: Williamson County Schools zone lookup and Maury County Public Schools "Find my zoned school".

Williamson County Side of Spring Hill

The Williamson side is the north and northeast part of the city. Homes here are in Williamson County Schools and pay the Williamson County rate plus Spring Hill's own city tax. For 2025, the Tennessee Comptroller lists that combined rate at $2.009 per $100 of assessed value, against $2.649 on the Maury side.

June Lake

June Lake is the big one. It's a 775-acre mixed-use development at the northeast corner of Spring Hill, with Southeast Venture managing the development, and the plan calls for more than 2,900 residential units, 3.9 million square feet of office space, nearly 1.3 million square feet of retail and restaurant space, and 400 hotel rooms.

The first for-sale homes came in Saddlewalk, built by Signature Homes, where closings began in May 2024. The June Lake Boulevard interchange at I-65 Exit 55 opened to traffic on May 31, 2024, so this corner of town has its own on-ramp.

June Lake is in Williamson County and sits right at the Spring Hill and Thompson's Station line, so some addresses here read Thompson's Station 37179. Sample addresses on both sides of that line zone to Bethesda Elementary, Spring Station Middle and Summit High for 2026-27.

Solstice at June Lake (apartments for rent). Solstice is a 227-unit apartment community inside June Lake. If you're renting while you get to know the area, or renting while your current house sells, it's a way to live on this side of town first. When you're ready to buy, I'll walk you through the for-sale side of June Lake.

Wades Grove

Wades Grove is a Williamson County neighborhood on the north side of the city, inside Spring Hill city limits. A sample address on Keiser Street zones to Bethesda Elementary, Spring Station Middle and Summit High for 2026-27. That's the same lineup as June Lake, which makes these two a natural side-by-side if you know you want that school feeder. The difference is the setting. June Lake is a master-planned, mixed-use build-out tied to a new interstate exit, and Wades Grove is a residential neighborhood. Tell me what you want in a house and I'll pull what's actually for sale there this week.

August Park

August Park is a Toll Brothers community on the Williamson side, inside Spring Hill city limits. It's new construction, and listings there show homes built in 2026. A sample address on Round Hill Lane zones to Allendale Elementary, Spring Station Middle and Summit High for 2026-27.

If you're shopping new construction here, remember who the sales office works for. It works for the builder. Call me before your first visit so I can be there with you, compare the builder's incentives against nearby resale homes, and confirm the zoning on your exact lot before you sign anything.

Chapman's Retreat

Chapman's Retreat is on the Williamson side, inside Spring Hill city limits, and it shares its name with the elementary school it's zoned to. A sample address on Chapmans Retreat Drive zones to Chapman's Retreat Elementary, Spring Station Middle and Summit High for 2026-27. Williamson County Schools lists Chapman's Retreat Elementary at 1000 Secluded Lane in Spring Hill.

Like Wades Grove and August Park, it feeds Spring Station Middle and Summit High, so if that feeder is your must-have, these three belong on the same short list. Tell me what kind of home you're after and I'll show you what's for sale in Chapman's Retreat right now.

Brixworth

Brixworth is inside Spring Hill city limits on the Williamson side, though many homes carry a Thompson's Station 37179 mailing address. For 2026-27 it's zoned to Heritage Elementary, Heritage Middle and Independence High, so unlike most of the Williamson-side neighborhoods on this list, it doesn't feed Summit. My Brixworth neighborhood guide covers the rest.

Cherry Grove

Cherry Grove is inside Spring Hill city limits on the Williamson side, with Spring Hill 37174 addresses. It's zoned to Allendale Elementary, Spring Station Middle and Summit High for 2026-27. Here's what to know about Cherry Grove before you tour.

Cameron Farms

Cameron Farms is inside Spring Hill city limits on the Williamson side, while many homes carry a Thompson's Station 37179 address. It's the one neighborhood here zoned to Thompson's Station Elementary and Thompson's Station Middle, then Summit High, for 2026-27. The Cameron Farms guide has the details.

Newport Crossing

Newport Crossing is inside Spring Hill city limits on the Williamson side, and many of its homes have a Thompson's Station 37179 mailing address. For 2026-27 it's zoned to Heritage Elementary and Heritage Middle, then Summit High. More in my look at homes in Newport Crossing.

Spring Hill Estates

Spring Hill Estates is an established neighborhood inside Spring Hill city limits on the Williamson side. A sample address on Spring Hill Circle zones to Heritage Elementary, Heritage Middle and Independence High for 2026-27. If you'd rather buy on an established street than in an active build-out, put this one on your list.

Maury County Side of Spring Hill

The Maury side is the south part of the city, and it holds most of Spring Hill's civic anchors: City Hall at 199 Town Center Parkway, Fischer Park at Port Royal, Rippa Villa, and the newest Publix, which opened September 13, 2025 at Spring Hill Towne Crossing, 1021 Jim Warren Parkway. Homes here are in Maury County Public Schools and pay the Maury County rate plus the city's. Maury County is in a 2026 reappraisal year, so pull the current tax bill on any house you're serious about.

Southern Springs by Del Webb

Southern Springs is Del Webb's community in Spring Hill, inside city limits on the Maury side. Del Webb announced it in November 2015 as an active adult community, with 600 homes planned on more than 300 acres. It's an age-restricted active adult community under its own rules, so read the community's governing documents before you write an offer. I'll get them in front of you early, not at the closing table.

The same announcement put Kings Creek Golf Course across Kedron Road, about two miles from Southern Springs. If you want to know what's on the market inside the community right now, ask me and I'll send you the current list.

Harvest Point

Harvest Point sits along Harvest Point Boulevard, inside Spring Hill city limits on the Maury County side. It's in Maury County Public Schools. The district publishes its zones as a street lookup for the 2026-27 school year, and I pull the zoned schools for the exact address before you write an offer, not after.

Because it's on the Maury side, the county part of your tax bill follows the Maury rate. If you're torn between Harvest Point and a Williamson-side neighborhood, run the full monthly payment on both, taxes included, before you decide. Text me the two addresses and I'll do the math with you.

Arbor Valley

Arbor Valley sits along Arbor Valley Road, inside Spring Hill city limits on the Maury side, in Maury County Public Schools.

Here's how I'd shop it: compare the payment, not just the price. The county tax rate, any HOA dues and any seller credits all land in that monthly number. Pick two or three Arbor Valley homes you like, and I'll pull the current tax record and school zone for each before you tour.

Barton Hills

Barton Hills is a Century Communities neighborhood on the Maury side, inside Spring Hill city limits, with 256 homesites planned according to the builder. The builder lists it in Maury County Schools, with Spring Hill Elementary, Spring Hill Middle and Spring Hill High as the current assignments, so confirm the exact lot with the district before you sign. It's an active build-out, which means the same advice as August Park applies: the sales office works for the builder, so bring me along to compare the incentives against resale homes nearby.

Sawgrass

Sawgrass sits on the Maury side, inside Spring Hill city limits, around Casper Drive. It has both single-family homes and townhomes, with the townhomes in Sawgrass West along Birdie Drive and Trinity Way. That mix is handy if you want to stay in one part of town but haven't decided between a home with a yard to keep up and a townhome with less of one. Tell me which way you're leaning and I'll line up both kinds of homes on the same afternoon.

Spring Hill Address, Outside the City

A Spring Hill mailing address doesn't always mean the home is inside Spring Hill city limits. Two communities to know about:

Firefly

Firefly is a private, gated golf community off Highway 431 with a Spring Hill 37174 address, but it sits in unincorporated Maury County, outside Spring Hill city limits. It's planned for 407 homesites around an 18-hole Andrew Green course and a 9-hole short course. Outside the city means no Spring Hill city property tax. My Firefly development guide covers the golf, the builders and how the club works.

Quail Run Meadows

Quail Run Meadows is a Ryan Homes community with a Spring Hill 37174 mailing address. As of October 2026, the Census Bureau places Quail Run Way inside Columbia city limits in Maury County, not Spring Hill's. That means a Columbia city tax bill instead of a Spring Hill one. It's a real option, it just isn't a Spring Hill neighborhood, and you should know that going in.

How I'd Narrow It Down

  1. Pick the county side. It sets the school district and the county tax rate. The Williamson vs Maury breakdown shows the 2025 rates side by side.
  2. Confirm city limits. Run the address through the U.S. Census geocoder. If "Spring Hill city" shows under Incorporated Places, it's inside.
  3. Pull the school zone for the exact house. Not the subdivision name, not the listing remark.
  4. Compare payments, not prices. Taxes, dues and credits all change the monthly number.

If you're also looking just north of here, my Thompson's Station and Spring Hill comparison lays out how the two towns differ. I live next door in Thompson's Station and I work both sides of this county line.

Send me the neighborhood you're leaning toward, or a specific address, and I'll tell you the county, whether it's inside city limits, the 2026-27 school zone and what's for sale there right now.
