A quick view of what defines August Park.
What to Expect at August Park
Inside the city, on the Williamson side. August Park is inside Spring Hill city limits in Williamson County. That sets two things: your county tax rate (the Williamson side’s 2025 combined county-plus-city rate is $2.009 per $100 of assessed value, against $2.649 on the Maury side of town) and your school district, Williamson County Schools. My Williamson vs Maury guide has the full comparison.
How it started. John Maher Builders, the Spring Hill builder behind Brixworth and most of Wades Grove, announced August Park in October 2022 as Spring Hill’s first million-dollar community: three-car garages, chef’s kitchens with 48-inch ranges, irrigation, and the trim and ceiling heights you’d expect in Franklin’s custom neighborhoods. JMB now lists August Park as completed, so a JMB home here is a resale.
Two national builders took the later phases. The city approved the final plat for Phase Two, 21.07 acres on Hurt Road, in June 2024. Toll Brothers opened Toll Brothers at August Park in September 2025 with 31 homesites and a model grand opening that October, and Richmond American opened its section on Hunt Valley Drive with seven plans. The newer streets are still a construction zone, and both builders are selling to-be-built homes, so if you want quiet, look at the finished JMB streets.
Amenities. A community pool and pool house, plus open space inside the plan. There’s no clubhouse, golf or town center here. For that scale of amenity you’re looking at June Lake up the road. What August Park sells is the house itself and the school zone.
The sewer question applies here too. Spring Hill meters sewer capacity citywide under its January 2026 allocation ordinance. Before you sign on a to-be-built lot, get it in writing that the lot holds its allocation today, not just that the plat is recorded.
HOA. A community pool and pool house mean an association. There’s no single posted dues figure I’d stand behind, so I pull the exact dues and the transfer fee from the builder’s disclosure or the resale certificate for your specific lot before you make an offer.
Who’s Building in August Park (October 2026)
Toll Brothers. Sales center at 1441 Round Hill Lane. Five plans, from the Kinnard at 2,882 square feet ($829,995) to the Caney at 4,121 ($1,029,995), with the Tanyard, Harpeth and McCutcheon in between; four to six bedrooms, two stories, two- or three-car garages. Two quick move-in homes as of October 15. Its National Sales Event runs through October 18 with money toward options and closing costs through Toll Brothers Mortgage; I confirm the exact cap with the sales office before you count on it. I track this builder’s offers weekly, so text me BUILDER for the current list.
Richmond American. Sales center at 5946 Hunt Valley Drive. Two-story homes from $799,990 to $969,990 as of October 15, four to five bedrooms, about 2,800 to 4,400 square feet, seven plans. Its October offer is a 4.999% FHA 30-year fixed rate (5.737% APR) or up to $10,000 in flex funds through HomeAmerican Mortgage, for contracts by October 18.
Resale. The original John Maher homes and the first Toll and Richmond closings give August Park a small resale market already. On a resale you skip the sewer question and the builder’s lender tie-in, and you get a finished yard on a street that’s done with construction traffic.

Schools (2026-27)
Both builder addresses I ran through the Williamson County Schools 2026-27 locator zone to the same three schools.
| Street | Elementary | Middle | High |
|---|---|---|---|
| Round Hill Ln | Allendale Elementary | Spring Station Middle | Summit High |
| Hunt Valley Dr | Allendale Elementary | Spring Station Middle | Summit High |
The district redraws zones from time to time, so check the exact address with the WCS school zone lookup before you count on it.
Drive Times From August Park
Road miles from the Toll Brothers sales center on Round Hill Lane, measured without traffic in October 2026.
| To | Miles | Minutes |
|---|---|---|
| I-65 at Saturn Parkway | 4.2 | 8 |
| Spring Hill City Hall | 4.5 | 12 |
| GM Spring Hill plant | 6.1 | 17 |
| Franklin square | 15.2 | 22 |
| Cool Springs Galleria | 16.1 | 23 |
| Columbia square | 20.6 | 28 |
| Downtown Nashville | 31.7 | 41 |
| Nashville International Airport | 34.6 | 45 |
August Park sits on the north side of town, which is why Franklin and Cool Springs come in under 25 minutes here while Columbia is the long way. Toll Brothers also points buyers to the June Lake interchange at Exit 55; I measured Exit 53.
Before You Sign a Builder Contract Here
Five things I get in writing on every August Park new build: whether the lot holds its sewer allocation today; the HOA dues and transfer fee for that phase; the builder’s rate or option offer run against a straight price cut on my buydown calculator; the completion date and what happens if it slips; and the lender tie-in, since both builders’ October offers require their own mortgage company.
August Park or June Lake?
They’re the two Williamson-side communities buyers compare most, and they’re a few minutes apart. June Lake is a 775-acre master plan with its own interstate exit and a town center still to come, with cottages and townhomes from the $500s and single-family homes past $1.3 million. August Park is a smaller plan of two-story single-family homes from $799,990, with a pool and the same Spring Station Middle and Summit High feeder, with Allendale instead of Bethesda for elementary. Pick June Lake for the amenity package and a long buildout, August Park for a smaller neighborhood that will finish sooner. The rest of the city’s neighborhoods are compared in my best neighborhoods guide.

Does August Park have an HOA?
Expect one; the pool and pool house need an association behind them. I pull the exact dues and transfer fee for your specific lot from the builder’s disclosure or the resale certificate.
Is August Park finished?
No. The city platted Phase Two in June 2024, and both national builders are still selling to-be-built homes, so expect construction on the newer streets for a while.
Are there townhomes in August Park?
No. August Park is single-family, two-story homes only, from both builders selling now and from the original John Maher phase.
How far is August Park from Franklin and Nashville?
About 15 road miles to Franklin’s square, 22 minutes without traffic, and about 32 miles to downtown Nashville, 41 minutes.
Should I buy new or resale in August Park?
New gets you the builder’s October incentive and a warranty but the sewer and construction questions above. A resale gets you a finished street and skips the builder’s lender tie-in. Run both with me before you tour; the buydown calculator handles the builder side.
