As of October 21, 2026, six builders selling in Spring Hill have a consumer incentive posted on their own websites: D.R. Horton, Goodall Homes, Toll Brothers, Richmond American, Regent Homes and Century Communities. One more banner is still up after its own fine print ran out. I read every one on the builder's site on October 21. Incentives here change weekly, and the builder's current written terms control.

Before you count on an incentive, know the cap: builder incentives count toward the same seller concession limit as any other seller contribution. See seller concession limits in Tennessee by loan type.
Which Spring Hill builders have incentives right now?
Harvest Point, D.R. Horton (Maury County)
As of October 21, 2026: Red Tag Event price cuts on finished homes, and the page says "Big home savings end November 1." Two homes carried "was" tags: 293 Harvest Point Blvd at $489,990, was $565,215, and 327 Harvest Point Blvd at $684,990, was $767,000. No rate or lender requirement is published with it, and the builder hasn't said whether November 1 is a contract date or a closing date, so ask. 293 was already at $489,990 on October 2, so its "was" figure is the builder's older price, not a drop this week. Homes from $489,990.
Arbor Valley, Goodall Homes (Maury County)
As of October 21, 2026: a 5.49% fixed FHA rate (6.250% APR) on select homes, for contracts written on or after September 25, 2026 with the loan closing before May 24, 2027, through Silverton Mortgage. On to-be-built homes it's up to $20,000 in options plus $15,000 in closing costs, no end date posted. Four quick move-ins on Bywater Road show $10,000 price cuts plus $15,000 toward closing costs, priced $560,010 to $586,435 and finishing December 2026 to January 2027, and 4276 Bywater Rd at $527,813 qualifies for the 5.49% rate. One incentive per home, no combining, and you use Goodall's approved lender and title company. From the upper $400s.
Toll Brothers at August Park (Williamson County)
As of October 21, 2026: the National Sales Event, "extended through October 25," with 50% toward options up to $100,000 plus a closing cost credit with Toll Brothers Mortgage Company. On October 19 the banner said $10,000 in closing costs; on October 21 it reads "$30,00," which looks like a typo, so get the amount in writing before you count on it. Your deposit has to land between October 3 and October 25, 2026, then you sign and close. Not every home site or option qualifies, and it can't be combined with other offers. Toll's page doesn't say whether $100,000 is the most Toll puts in or the most in options it matches, so that's a question I get answered in writing. From $829,995.
August Park, Richmond American (Williamson County)
As of October 21, 2026: a new Nashville-area offer for purchase agreements signed October 19 through November 15, 2026, closing by December 31, 2026, with financing through HomeAmerican Mortgage. The published rates include a 4.999% 30-year fixed FHA rate (5.737% APR) with 3.5% down, 5.375% conventional (5.508% APR) with 10% down, and 4.999% VA (5.287% APR) with 0% down, on select homes, reached by putting the closing cost assistance toward a permanent rate buydown. Or take up to $10,000 in Flex Funds toward closing costs, a permanent buydown or a price discount of up to 2%. Offers vary by community and go first come, first served.
Harvest Point townhomes and Marlon's Creek, Regent Homes (Maury County)
As of October 21, 2026: a 5.625% FHA 5/1 ARM (7.427% APR on Regent's flyer) on homes that can close in 60 days. At Harvest Point, three townhomes on June Wilde Ridge are listed at $409,900 to $414,900. At Marlon's Creek, the three homes carrying the offer run $459,900 to $549,900. No end date is printed, and the flyer says "some restrictions apply."
Barton Hills, Century Communities (Maury County)
As of October 21, 2026: "SKIP 3," no mortgage payment due for your first three months, for contracts that close on or before December 31, 2026. It takes a qualifying FHA loan with Century's affiliated lender, Inspire Home Loans, and a 640 minimum credit score. You pay three months of principal and mortgage insurance at closing; the seller covers interest, taxes and insurance for those months. Homes listed at $389,990 to $459,990.
Which builder offer just ended?
- Marlon's Creek, DRB Homes (Maury County): The 2-1 buydown banner through Brightland Mortgage (3.99% the first year, 4.99% the second, 5.99% fixed after that) is still showing, but the fine print says contracts signed by September 30, 2026 and closed by October 31, 2026.
If you see it advertised, ask for the renewed terms in writing. Nothing was posted on October 21 at Celebration Homes' Harvest Point communities, Ole South's Bluebird Hollow at Autumn Ridge, or CastleRock's Labella Springs, which is still coming soon with a sign out front that says from the $900s.
What is each kind of builder incentive worth?
A 2-1 buydown means the builder pays to drop your rate 2 points the first year and 1 point the second. From year three on, you pay the note rate for the rest of the loan, and that note rate is the number to judge the offer by.
A fixed-rate special, like Goodall's 5.49%, holds for the life of the loan; compare the APR, which folds in the lender's fees. An ARM special, like Regent's 5/1, is fixed for five years and then adjusts, so ask for the caps.
Flex cash and options money, like Toll's options match or Goodall's up to $20,000 in options, goes into finishes and upgrades. Your rate and your price stay where they were.
Closing-cost credits are cash at the closing table, and lenders cap them. Century's fine print limits the incentive for using its lender to 3% of the price and all seller and lender contributions to 6%. A builder-paid buydown counts against your loan's seller concession cap too.
A price cut, like D.R. Horton's Red Tag homes, lowers what you borrow for all 30 years and the cash you need for a percentage down payment.
SKIP 3 is cash-flow help for the first three months. It doesn't change the rate or the price.
My buydown calculator puts any rate offer next to a price cut of the same money. Selling a home first? My home sale calculator shows what you'll walk away with. Text or call me at 615-392-1186 and I'll put two of these side by side for your budget.
Which county is each Spring Hill community in, and why does it matter?
Spring Hill sits in both Williamson and Maury County, and the county sets your property tax rate and your school district. My Williamson vs Maury County guide walks through the tax difference.
- Williamson County: August Park (Toll Brothers and Richmond American). Both builders list Williamson County Schools.
- Maury County, inside Spring Hill: Harvest Point (D.R. Horton, Regent, Celebration), Barton Hills (Century) and Arbor Valley (Goodall). Their builders list Spring Hill Elementary, Spring Hill Middle and Spring Hill High.
- Maury County, City of Columbia: Marlon's Creek (Regent and DRB) has a Spring Hill 37174 address, but Regent's page says it's incorporated within the City of Columbia. DRB lists Battle Creek schools.
- Unincorporated Maury County: Labella Springs.
- Confirm on the lot: Bluebird Hollow at Autumn Ridge.
Check the exact address with the district's own lookup before you count on a school. My Spring Hill new construction guide has every builder and school zone in one table.
Why should you register me before your first visit to a sales office?
The sales rep at the model works for the builder, and the contract is the builder's own form. Many builders' registration rules want your agent with you on the first visit, or registered before it, and walking in alone can cost you the option of having me on that home. Text me the community before you go and I'll register you or meet you there.
Then I read the fine print and the builder's contract before you sign, find out which homes qualify, get it in writing, and line the offers up across builders. I've been licensed since 2013, I've been part of more than 500 transactions, and I live next door in Thompson's Station.

Frequently asked questions
What builder incentives are available in Spring Hill, TN right now?
As of October 21, 2026: D.R. Horton's Red Tag price cuts at Harvest Point through November 1, Goodall's 5.49% fixed FHA rate and closing-cost offers at Arbor Valley, Toll Brothers' options match plus a closing cost credit at August Park for deposits through October 25, Richmond American's rate and Flex Funds offers at August Park for agreements signed through November 15, Regent's 5.625% FHA 5/1 ARM at Harvest Point townhomes and Marlon's Creek, and Century's SKIP 3 at Barton Hills for closings by December 31, 2026. The builder's current terms control.
What is a 2-1 buydown worth on a new home?
The builder pays to lower your rate 2 points the first year and 1 point the second, then you pay the note rate for the rest of the loan. The note rate is the number you'll live with, so compare that, and run it through my buydown calculator next to a price cut of the same money.
Do I have to use the builder's lender to get the incentive?
Mostly, yes. Goodall's rates go through Silverton Mortgage, Toll's closing costs through Toll Brothers Mortgage Company, Richmond American's offers through HomeAmerican Mortgage, and Century's SKIP 3 through Inspire Home Loans. Regent's flyer doesn't name a lender and D.R. Horton's Red Tag prices don't publish a lender requirement, so ask both.
Can I combine builder incentives?
Usually not. Goodall allows one incentive per home, and Toll's sales event isn't valid with any other offer. Lender caps also limit the total; Century's fine print caps all seller and lender contributions at 6% of the price.
Which Spring Hill new construction communities are in Williamson County?
Of the communities on this page, August Park (Toll Brothers and Richmond American) is in Williamson County. Harvest Point, Barton Hills, Arbor Valley, Marlon's Creek and Labella Springs are in Maury County, and Bluebird Hollow needs confirming on the exact lot.
