Quick answer (as of October 2026): Over the 12 months through October 23, 2026, single-family homes with a Spring Hill mailing address went under contract a median 31 days after listing on the Williamson County side and 33 days on the Maury County side, then closed a median 31 days after that on both sides. Prep time comes before the listing date, and your price decides which end of the range you land on. Text or call me at 615-392-1186 and I'll map the timeline for your house. You've got a date in mind. A new job, a closing on the next house, a lease that ends. What you need to know is whether the Spring Hill market can get you there, and which parts of the timeline you actually control.
I build a seller's timeline backward from the date they need to be out. I've been selling real estate since 2013, I've been part of more than 500 transactions, and I've been investing in real estate since 2005, so I've seen every way a closing date slips. I live in Canterbury in Thompson's Station, a few minutes up the road, and I work both sides of the Spring Hill county line.
How long do Spring Hill homes take to go under contract?
A median 31 days from list date to contract on the Williamson County side of Spring Hill, and 33 days on the Maury County side, over the 12 months through October 23, 2026. New construction went under contract faster on both sides.
| Spring Hill single family, closed in the 12 months through October 23, 2026 | Closed | Median days on market | Median days, list to contract | Median days, contract to close |
|---|---|---|---|---|
| Williamson County side, all sales | 409 | 13 | 31 | 31 |
| Maury County side, all sales | 527 | 19 | 33 | 31 |
| Williamson County side, new construction | 102 | 0 | 26 | 49 |
| Maury County side, new construction | 164 | 14 | 23 | 46 |
The "all sales" rows include the new construction. Resale was the other 307 closings on the Williamson side and 363 on the Maury side.

These are single-family homes with a Spring Hill mailing address, which isn't the same thing as the city limits. New construction means homes RealTracs lists as model, new or to be built.
RealTracs counts days on market and days from list to contract separately, and on both sides the days on market figure came in shorter. I plan a seller's calendar on the list-to-contract number, because it's the longer of the two.
How long does it take to close after I accept an offer in Spring Hill?
A median 31 days from contract to closing on both sides of the county line, over the 12 months through October 23, 2026. That's the stretch where the buyer's inspection, the appraisal, the loan approval and the title work all happen.
The dates for each of those steps are written into your purchase agreement, so they're negotiated, not fixed. A buyer paying cash has no loan approval or lender appraisal to wait on, which makes the closing date one more term you can negotiate.
New construction took longer to close: a median 49 days on the Williamson side and 46 on the Maury side. That set includes homes sold before they were built, and a house can't close until it's finished.
Based on information from Realtracs® for the period October 23, 2025 through October 23, 2026.
Do homes sell faster on the Williamson or Maury side of Spring Hill?
The two sides ran close. Over the last 12 months the median list-to-contract time was 31 days on the Williamson side and 33 on the Maury side, and the median contract-to-close time was 31 days on both.
The bigger difference is what your buyer is touring alongside your house. New construction was 25% of single-family closings on the Williamson side and 31% on the Maury side, and it went under contract faster than the overall median on both sides (26 and 23 days). My page on selling in Spring Hill against new construction covers how to compete with the builders, and my Williamson vs Maury County guide shows how to check which side your house is on.

What slows a Spring Hill sale down?
Most delays trace back to something that could have been handled before the house went live:
- A price above the comps. Buyers compare your house to the closed sales on your side of the line, and so does their appraiser. On a Fannie Mae loan the appraiser reports at least three closed sales, which should have closed within the last 12 months.
- Repairs that turn up at inspection. A roof or HVAC problem found in week two becomes a negotiation in week three.
- An appraisal under the contract price. What happens next depends on the appraisal terms in your contract, and it can cost days.
- The wrong city or county in the listing. Some homes inside Spring Hill have Thompson's Station 37179 mailing addresses, and 37174 covers both counties. A listing that gets the city or county wrong misses the buyers who searched for the right one.
- Paperwork that isn't ready: your disclosure statement, your payoff information and the names of everyone on the title.
How long should I plan for prep before I list?
That depends on your list, and I'll give you a short one in priority order after I walk the house. Paint, a deep clean and photos is a different calendar than a roof replacement.
Two things go on every prep list. First, the disclosure statement. Tennessee law has the owner give the buyer a residential property disclosure statement covering the home's condition, including material defects the owner knows about, unless the buyer waives it and takes an as-is disclaimer instead (Tenn. Code § 66-5-202). I have sellers fill it out before we list, so nothing on it surprises anyone after there's a contract.
Second, your records. Have the age and service history for the roof, HVAC and water heater on hand, because a buyer is going to ask.
Some sales are excluded from the disclosure law under § 66-5-209, including a fiduciary settling an estate or trust and a home the owner hasn't lived in at any time in the three years before the sale. I'm a Realtor, not an attorney, so your attorney has the final word on which one applies to you.
What if I have to sell my Spring Hill house by a certain date?
Then we build the plan backward from that date: closing, then contract, then list date, then prep. If the math doesn't fit, you'll know that on the first call.
When the calendar is tight, I'll put a listing next to cash offers so you can compare what each route nets and how much control each one gives you over the date. My guide to selling fast in Spring Hill has more on that. If you're buying your next house at the same time, my page on upsizing in Spring Hill covers how to line up both closings.
How do I get a timeline for my own Spring Hill house?
Send me the address and the date you need to be out. Here's what you'll get back:
- Which side of the county line you're on, confirmed on the public record.
- How fast homes in your subdivision and price range have been going under contract.
- A prep list in priority order, with how long each item takes.
- A calendar with a target list date, a contract window and a closing date.
- A net sheet for that plan. You can run your own first on my home sale calculator, and if you want a value before you pick a date, start with my free home evaluation.
For costs and the rest of the process, my Spring Hill seller's guide has the full picture.
