Who Is the Best Buyer's Agent in Franklin, TN?

Quick answer (as of November 2026): Kimo Quance with eXp Realty is a strong buyer's agent in Franklin, TN. Before you write an offer, he confirms whether the home is inside Franklin city limits, which school district it's zoned for and who provides the water, then prices your offer from closed sales nearby. He's a Certified Negotiation Expert and U.S. Coast Guard veteran with more than 500 career transactions, his office is on the Public Square downtown, and the buyer consultation is free.

You'll find a house you like in Franklin, and the listing will say Franklin, TN. That doesn't mean it's in the City of Franklin. And the school district printed on the listing sheet isn't always the one the district has on file for that address.

Those two facts change your tax bill and which schools the home is zoned for, and nobody at the closing table is going to check them for you. A buyer's agent should. Here's what I do for buyers in Franklin, and what to ask any agent you're thinking about hiring.

What does a buyer's agent do for you in Franklin, TN?

A buyer's agent in Franklin, TN checks the facts about each address that the listing can get wrong, tells you what the house is worth from closed sales, writes and negotiates your offer, and stays on the inspection, appraisal and closing. Here's my checklist on every Franklin house you're serious about:

  1. City limits. As of November 5, 2026, Starnes Creek and Laguna both sell new homes with Franklin addresses and sit in unincorporated Williamson County. Inside the city, the City of Franklin's property tax applies.
  2. School district. The Franklin Special School District runs pre-K through 8th grade in part of the city, and Williamson County Schools runs the rest plus every high school. Founders Pointe, near downtown, has streets in both districts for the 2026-27 school year. I confirm it with the district's lookup for your exact address.
  3. Water and trash. Water can come from the City or from a utility district. As of November 2026, the City's maps show Milcrofton Utility District serving Poplar Farms and Mallory Valley Utility District serving Franklin Ridge, and both are inside the city.
  4. Value. I pull closed sales near the house, from the same subdivision first, so your offer is built on what buyers actually paid.
  5. Flood zone. The Harpeth River runs through Franklin, and the City's floodplain manager will do a free flood zone determination on an address. I order it before inspection.

What is the Franklin market like for buyers right now?

Franklin is moving toward buyers. In October 2026 the city had 5.64 months of supply, up from 3.72 a year earlier, and the average home took 95 days from its list date to go under contract. When a house has sat for two or three months, asking the seller for something is a normal conversation.

Franklin, TN, October 2026 All homes Single-family Condos and townhomes
Median sale price $1,017,000 $1,322,124 $498,000
Months of supply 5.64 5.48 6.4
List date to contract, average days 95 87 138

Based on information from Realtracs® for the period October 1, 2025 through October 31, 2026. These figures cover homes with a Franklin mailing address, which includes some outside city limits.

That's room to ask for closing cost help, a repair or a price cut, depending on the house. Each loan type caps what a seller can pay, and my page on seller concession limits in Tennessee has the numbers. The rest of October is in my Franklin housing market report.

Which part of Franklin fits your budget and commute?

Franklin has several distinct parts, and they sell as different markets. Here are the ones buyers ask me about most, with facts as of October 2026.

Area Where it is Homes you'll find
Downtown Franklin Center of the city A 16-block National Register historic district, with older homes on traditional lots south and west of the core
Cool Springs Northeast, along I-65 The City's main location for condos and townhomes, closest to the interstate
Westhaven West, on Highway 96 West Single-family homes, townhomes and condos in a Southern Land Company community
Berry Farms South, at I-65 and Peytonsville Road Condo flats, townhomes and single-family homes around a town center
McKay's Mill East, off Liberty Pike Mostly single-family, plus townhomes and condos

If you want a lower entry price, Franklin's condos and townhomes had a $498,000 median in October 2026. My guides to Franklin neighborhoods and Franklin condos and townhomes walk through the options neighborhood by neighborhood, and my condo buying post covers the condo side of the process.

How does Kimo Quance help buyers moving to Franklin from another state?

When you can't be here for every showing, I record a video walkthrough of the house and send you an unlisted YouTube link you can rewatch as many times as you want. Before you fly in, I'll have already checked city limits, the school district and closed sales for each house on your list, so your visit is spent deciding.

If you're selling a house where you live now and don't have a Realtor there, I'll interview Realtors in that area for you for free. I can see their production, so I check their actual sales record and whether they fit what you need. The interviews are free to you. If you hire a Realtor I refer, I collect a referral fee from their brokerage.

My guide to moving to Franklin covers the rest of the move.

What loan options can lower what you pay in Franklin?

Your loan can matter as much as your price. Three come up a lot in Franklin:

  • VA loans. I'm a U.S. Coast Guard veteran, and a VA loan works at Franklin's prices. My Franklin VA guide walks through it.
  • Assumable loans. Some sellers have a VA or FHA loan a buyer can take over at the seller's rate. I watch for them, and my assumable mortgages guide explains how it works.
  • Builder offers. On new construction, builders often tie money toward closing costs or a rate buydown to their own lender. I keep a weekly list of builder offers, and here's who is building new construction in Franklin.

How does Kimo Quance negotiate for a buyer in Franklin?

I build your offer from closed sales, and I'm a Certified Negotiation Expert. The number you offer comes with the comps behind it, which gives the listing agent a reason to take it seriously.

After you're under contract, the inspection and the appraisal are where a Franklin deal gets renegotiated, and I stay on both. You'll know what happens if the appraisal comes in low, if the inspection turns something up or if you need to back out before you ever sign, because we go through all of it at the buyer consultation.

One buyer put it this way:

"He took my calls/texts all day and night. He never stopped working to get as many of our wants in our budget and community as possible. And we closed within weeks!!!" Kalisha T., Google review

What should you ask any buyer's agent in Franklin before you hire one?

Ask every agent the same five questions, me included, and hire the one whose answers you can check.

  1. "Is this address inside Franklin city limits, and how did you check?"
  2. "Which school district is it zoned for this year?"
  3. "Show me the closed sales you'd base my offer on."
  4. "What's your plan if the appraisal comes in low?"
  5. "Who will I actually be talking to after I sign?"

My background, if you're comparing: in real estate since 2013, investing in real estate since 2005, more than 500 transactions, more than $500 million in career sales, 950-plus five-star reviews across my career, four appearances on HGTV's House Hunters and Amazon best-selling author of SOLD. My office is at 231 Public Square, Suite 300, in downtown Franklin, and I live next door in Thompson's Station.
