Short answer: Franklin, TN has dozens of neighborhoods, from the 16-block historic district downtown to master-planned communities like Westhaven, Fieldstone Farms, McKay's Mill and Berry Farms. The easiest way to sort them is by side of town: west, downtown, north, Cool Springs and east, and south and southeast.
Here's what most guides miss. The neighborhood name doesn't decide the school district, and a Franklin address doesn't guarantee Franklin city limits. For most of the neighborhoods below, I ran every address the City of Franklin lists through the Williamson County Schools zone locator for 2026-27, and several are split between school zones by street or section. I live in Thompson's Station, just south of Franklin, and this is the guide I'd want if I were starting a search here.

Franklin has two public school districts. Franklin Special School District serves pre-K through 8th grade in part of the city, and Williamson County Schools serves the rest. Always check the exact address.
West Franklin
Westhaven
A master-planned community by Southern Land Company on the west side off Highway 96. It has single-family homes, townhomes and one-level condos, plus a residents club with pools, about nine miles of trails and an 18-hole golf course. The addresses I checked are zoned to Pearre Creek Elementary, Hillsboro Middle and Independence High.
Spencer Hall
A neighborhood of about 220 addresses on and around Vera Valley Road, west of downtown, approved by the City as single-family. Every address is zoned to Pearre Creek Elementary, Hillsboro Middle and Independence High.
Founders Pointe
352 single-family homes just west of downtown, according to the HOA, with a community pool, a nature trail and more than 20 acres of community space. The HOA notes that the Abram Maury family cemetery is preserved inside the neighborhood. Founders Pointe is split between school districts: about six in ten addresses are in Franklin Special School District for elementary and middle school, and the rest are zoned to Walnut Grove Elementary and Grassland Middle.
Downtown Franklin
Downtown's historic district covers 16 blocks of homes and businesses in the oldest part of town, centered on Main Street and the Public Square. It's on the National Register of Historic Places, and the City also designates it a Historic Preservation Overlay district. Most of the buildings date to the 19th century.
The downtown addresses I checked are in Franklin Special School District for elementary and middle school. High school depends on the address: Main Street addresses are zoned to Franklin High, and an address on Columbia Avenue is zoned to Centennial High.
North Franklin
Fieldstone Farms
One of Franklin's largest neighborhoods, with 2,137 homes by the HOA's count, off Hillsboro Road. It has two pools, tennis and pickleball, five parks and a dog park. Every address is in Williamson County Schools, zoned to Grassland Middle and Franklin High.
Rizer Point
A neighborhood of about 117 addresses northwest of downtown. It shares the 37069 ZIP code with Fieldstone Farms, but every Rizer Point address is in Franklin Special School District for elementary and middle school, with Franklin High. It's a good example of why the ZIP code doesn't tell you the school district.
Grassland
Grassland is a historic community on Hillsboro Road north of town. The Grassland addresses I checked are outside Franklin city limits, even though the mail says Franklin. Grassland Elementary traces back to Sunnyside School, built around 1873. The address I checked at Grassland Middle School is zoned to Grassland Elementary, Grassland Middle and Franklin High.

Cool Springs and East Franklin
Cool Springs
The area around CoolSprings Galleria and I-65 is Franklin's main shopping and office district. The City calls it the principal location for attached homes in Franklin, so this is where you'll find many of the condos and townhomes. See my guide to Franklin condos and townhomes for those communities.
McKay's Mill
About two miles east of I-65 and Cool Springs Boulevard, McKay's Mill has 1,335 homes, according to the HOA. 83% are single-family homes, plus 132 townhomes in Montgomery Place and 92 single-level condos in Park Run. Amenities include an Olympic-size saltwater pool, a clubhouse with a fitness center, tennis courts, walking trails and a town centre inside the community. Most addresses are zoned to Clovercroft Elementary, Page Middle and Centennial High, but 96 addresses on a handful of streets are in Franklin Special School District for elementary and middle school.
Ashton Park
About 230 addresses in the Cool Springs area east of I-65, all in ZIP 37067. Every address is zoned to Kenrose Elementary, Woodland Middle and Ravenwood High.
Avalon
About 450 addresses east of Cool Springs near McEwen Drive, including the Meade of Avalon section. Some websites list Avalon under Brentwood, but its addresses are inside Franklin city limits. Nearly every address is zoned to Clovercroft Elementary, Woodland Middle and Ravenwood High.
South and Southeast Franklin
Berry Farms
A walkable, mixed-use community by Boyle Investment Company at the I-65 and Peytonsville Road interchange, with condo flats, live/work townhomes and single-family homes around a Town Center with a Publix. The addresses I checked are zoned to Oak View Elementary, Legacy Middle and Independence High.
Sullivan Farms
About 730 addresses south of downtown in eight named sections, approved by the City as single-family. Every residential address is zoned to Winstead Elementary, Legacy Middle and Centennial High.
Ladd Park
A large neighborhood of about 1,250 addresses southeast of downtown, east of I-65. Nearly every address is zoned to Creekside Elementary, Page Middle and Page High.
Lockwood Glen
A neighborhood southeast of downtown, with a separate apartment community next to it. Its school zoning is split three ways by street: most addresses are zoned to Trinity Elementary, Page Middle and Page High, some are in Franklin Special School District for elementary and middle with Centennial High, and the homes on one street are zoned to Oak View Elementary, Legacy Middle and Independence High.
Echelon
About 170 addresses near Lockwood Glen. Every address is in Williamson County Schools with Page Middle and Page High, but the elementary school depends on the street: Creekside Elementary for most, Trinity Elementary for the rest.
Goose Creek and the I-65 gateway
The City's plan calls the land along I-65, Goose Creek Bypass, Lewisburg Pike and Columbia Pike the Goose Creek area, about 5,820 acres that includes Berry Farms and Ladd Park. Some addresses here are inside Franklin city limits and some aren't, so check before you assume you'll pay city taxes or get city services.
School Zones Can Split Inside a Neighborhood
This is the part that catches buyers. In several of these neighborhoods, two houses on nearby streets can be zoned to different schools:
- Founders Pointe: about six in ten addresses are in Franklin Special School District for elementary and middle school; the rest are Williamson County Schools.
- Lockwood Glen: three different zone combinations, by street.
- McKay's Mill: 96 addresses are in Franklin Special School District; the rest are Williamson County Schools.
- Echelon: two elementary zones, by street.
- Ladd Park: a few addresses on Carothers Parkway are zoned differently from the rest.
- Fieldstone Farms: 23 sections are zoned to Hunters Bend Elementary and three to Walnut Grove Elementary.

How to Narrow Down Your Search
- Home type. Westhaven, McKay's Mill, Berry Farms and the Cool Springs area all have attached homes as well as single-family.
- Commute. Cool Springs and the I-65 corridor have the quickest run north. Here's how far Franklin is from Nashville from each part of town.
- Walkability. Downtown, Westhaven's Village Center and Berry Farms' Town Center put shops and restaurants within walking distance of homes.
