You're pricing out a move, and the websites keep handing you one index number for Spring Hill. An index can't tell you that the county line moves your tax bill, that your address decides who sends the water bill, or that the City's water and sewer charges rose about 30% on July 1, 2025 and again on July 1, 2026.

The county rates come from the Williamson County 2026 rate chart and Maury County Resolution 07-26-29. The City's $0.739 rate is the same in both counties. Inside the city you get two bills, one from the county trustee and one from the City of Spring Hill.
The appraised value is the assessor's number, and it can differ from the price you pay. Williamson County last reappraised in 2025, and Maury County reappraised for 2026, when its county rate went from $1.91 to $1.369.

The ZIP won't settle which column you're in, since 37174 covers both counties. My Spring Hill property taxes guide walks through the bill, the property tax calculator runs your number on both sides, and my Williamson vs Maury County guide shows how to check an address.

How much are water and sewer in Spring Hill, TN?
Inside Spring Hill city limits, water and sewer come to about $131 a month at 5,000 gallons as of October 2026. The address decides who provides the water, and the City's rates run through June 30, 2027. The 5,000 gallons is my example, so ask for the seller's actual bills.
| Who bills it | Base charge | Per 1,000 gallons | At 5,000 gallons |
|---|---|---|---|
| City of Spring Hill water, inside city limits | $20.71 | $6.98 for the first 4,000, $8.72 for the next 6,000, $10.47 above 10,000 | $57.35 |
| City of Spring Hill water, outside city limits | $39.03 | Same as inside | $75.67 |
| HB&TS Utility District water, 5/8-inch meter | $24.00 | $8.00 through 8,000, $10.30 through 20,000, $13.10 above that | $64.00 |
| City of Spring Hill sewer | $25.51 | $9.56, billed on water use | $73.31 |
Charges start at the first gallon, and sewer bills on your water use. At 8,000 gallons, the City water and sewer bill is about $186. The City sells a separate irrigation meter for $3,001.65, and water through it isn't charged the sewer rate.
That same 5,000 gallons cost about $77 on the City's July 2024 rates and about $100 on its July 2025 rates, so the bill is up about 69% in two years. From July 1, 2027, rates rise each year by the greater of 3% or the Consumer Price Index. For comparison, the City of Franklin example in my Franklin cost of living guide is about $101 at 5,000 gallons.

Not every Spring Hill address is on City water. Ordinance 96-27 records a June 11, 1996 agreement that lets the City provide water in a designated part of HB&TS Utility District's territory in southern Williamson County, so a north-end address could fall on either side of that deal. The City's Beechcroft sewer application bills City sewer on usage reported by your water provider. Outside the city in Maury County, ask the seller who provides the water.
A new City account costs $50 to set up, and a new HB&TS account costs $100. The City bills stormwater at $8.00 for most homes, and more on lots with over 10,000 square feet of impervious surface.
Who provides electricity in Spring Hill, TN?

HOA fees in Spring Hill, TN depend on the community, and most communities don't publish them. As of October 2026, the dollar figure in print is at Firefly, off Highway 431 in unincorporated Maury County, outside city limits.
Firefly's developer FAQ says property owners association dues are anticipated to start at $3,000 a year and rise annually. Dues, transfer fees and what the dues cover are in the governing documents, so ask for them before you write an offer.
What should you check on a Spring Hill address before you write an offer?
Start with the county, because it sets the tax rate and the school district.
- Confirm the county. In Williamson County, the district is Williamson County Schools. In Maury County, it's Maury County Public Schools. Zones change by address.
- Confirm city limits. Inside, you pay the $0.739 city rate and get City trash. Outside, you don't.
- Pull both tax bills, the county's and the City's, and compare them with the numbers above.
- Find out who provides the water, who bills the sewer and which electric utility serves the home.
- Get the HOA dues, the transfer fees and 12 months of utility bills.
