A quick view of new construction in Thompson's Station.
What to Know Before You Buy New in Thompson’s Station
The sales team works for the builder. The consultant in the model home represents the builder. I represent you. Before you sign, I compare the builder’s contract and incentives against resale homes nearby so you know what you’re really getting. Many builders ask that your agent come with you or register you on your first visit, so bring me in before you tour a model.
Town sewer or not. The Town runs its own wastewater system for specific subdivisions, including Avenue Downs, Littlebury, Tollgate Village, Whistle Stop and Fields of Canterbury. Ask which provider serves the exact lot.
Low town property tax. Thompson’s Station’s town rate is $0.103 per $100 of assessed value for 2025, on top of Williamson County’s $1.30. The County Trustee collects both on one bill.
Amenities on paper. When a builder lists a pool or clubhouse as a future amenity, ask for the schedule in writing. Every community has its own HOA, so get the documents early.

Parsons Valley
Just off Columbia Pike south of Thompson’s Station Road. The Town’s planning commission approved its preliminary plat in October 2021 for 349 residential lots on about 116 acres, and Beazer Homes celebrated the opening in May 2026, the Williamson Herald reported. Beazer builds townhomes (its Summit series) and single-family homes (its Estates series), and it lists the community amenities as future amenities. More in my Parsons Valley guide.
Avenue Downs
69 single-family lots in two phases at the southeast corner of Critz Lane and Clayton Arnold Road, on the Town’s sewer system. More in my Avenue Downs guide. Barlow Builders had a lot available as of October 2026.
Station Hill
Meritage Homes sells two single-family series here, and Celebration Homes builds here too, with sales and model homes on Riley Park Drive. It’s inside the Town even though the builders use a Franklin 37064 mailing address.

Willow Branch Homes builds single-family homes and townhomes, with a model at 2636 Bramblewood Lane. This is my neighborhood, and I keep a page of Canterbury homes for sale.

New Construction Homes for Sale in Thompson's Station
Homes built 2025 or later with a Thompson's Station address, from the MLS. A few may sit just outside Town limits.
A Thompson’s Station Address Isn’t Always the Town
Builders and listing sites print the mailing city, and it doesn’t always match the town line. The difference can change your property tax bill, your sewer provider and your school zone.
- Fairhaven. A Dream Finders community with a Thompson’s Station 37179 mailing address that sits in unincorporated Williamson County, outside the Town.
- June Lake and Brixworth. Inside the City of Spring Hill, even though you’ll see them marketed with Thompson’s Station.
- Station Hill and Garrett Farms. Inside the Town, with a Franklin 37064 mailing address.
The Census Bureau’s geocoder, the state’s city boundary map and the Town’s own maps all agree on these. I check the city limits on every address before you write an offer.
Builders not building in town right now
As of October 2026, Lennar, Pulte, David Weekley, Toll Brothers and Ford Classic Homes have no Thompson’s Station community, and Ryan Homes’ Mountain View is sold out.
School Zones by Community
All of Thompson’s Station is in the Williamson County Schools district, but zones change from one community to the next. Here’s how the district’s 2026-27 zone locator assigns each community:
| Community | Elementary | Middle | High |
|---|---|---|---|
| Parsons Valley | Heritage | Heritage | Independence |
| Station Hill | Heritage | Heritage | Independence |
| Whistle Stop | Heritage | Heritage | Independence |
| The Hills | Heritage | Heritage | Independence |
| Canterbury | Thompson’s Station | Thompson’s Station | Independence |
| Avenue Downs | Thompson’s Station | Thompson’s Station | Summit |
| Tollgate Village | Winstead | Legacy | Independence |
| Garrett Farms | Winstead | Legacy | Independence |
| Fairhaven (outside the Town) | Bethesda | Thompson’s Station | Summit |
Zones can change when new schools open, so confirm the exact address with the district before you sign.
New Construction vs. Resale in Thompson’s Station
A new home gets you new systems, a builder warranty, your choice of finishes and sometimes a real incentive, like help with closing costs or a rate buydown. A resale home nearby often comes with a finished yard, mature trees and window treatments already in place, and you can move in on your own timeline.
The right answer depends on the numbers. I put a builder’s offer side by side with resale homes on nearby streets so you can see the real difference before you choose.
