Community Highlights
A quick view of what defines Avenue Downs.
What to Expect in Avenue Downs
A small neighborhood. Avenue Downs has 69 single-family lots on four streets: Avenue Downs Drive, Otterham Drive, Cain Terrace and Arundel Lane. The Town platted it in two phases covering about 45 acres, with the first phase recorded in 2021. Barlow’s lots back up to common area, per the builder.
Town sewer and utilities. Avenue Downs is one of the subdivisions on the Town of Thompson’s Station’s own sewer system. Water comes from the H.B. & T.S. Utility District, electricity from Middle Tennessee Electric and gas from Atmos Energy. The Town doesn’t pick up trash, so ask the HOA or the seller who handles it.
Low town property tax. Avenue Downs is inside town limits, so it pays the town’s $0.103 rate per $100 of assessed value for 2025, on top of Williamson County’s $1.30. The County Trustee collects both on one bill.
Get the HOA documents early. Ask for the HOA documents and fees before you write an offer, so there are no surprises on rules or costs.
Avenue Downs Homes and Builders
Every home in Avenue Downs is a single-family house. The builders here are Barlow Builders and Tennessee Valley Homes. As of October 2026, Barlow has one lot left, Lot 203 at 2920 Avenue Downs Drive, with a 4,427-square-foot plan, and its other lots are sold. Tennessee Valley Homes is the other builder in the community.
