Moving to Spring Hill, TN for a Job at GM, Ultium Cells or Medacta

Custom Image

Quick answer: If you're moving to Spring Hill, TN for a job at General Motors, Ultium Cells or Medacta, the house isn't the first decision, the county is. Spring Hill sits in both Williamson and Maury counties, and that line sets your school district and your property tax bill. GM's Spring Hill Manufacturing and Ultium Cells both sit inside the city on the Saturn Parkway and I-65 corridor. Medacta's new U.S. headquarters and manufacturing hub is a few miles away on Jim Warren Road. As of October 2026, here's what's confirmed about each employer and what it means for where you buy.

If a recruiter just said the words "Spring Hill, Tennessee" to you, here's what's actually on the record about the three employers driving that conversation, and what I'd want to know before I started looking at houses.

Three employers, one corridor

General Motors. Spring Hill Manufacturing opened in 1990 at 100 Saturn Parkway on a 2,100-acre campus of roughly 7.9 million square feet. Today the plant builds the Cadillac XT5, LYRIQ and VISTIQ, plus the 2.7-liter turbo engine used in Chevrolet and GMC trucks. Chevrolet Blazer production is scheduled to start in 2027, and in June 2026 GM announced new investment at the complex for a future Cadillac and for the engine program.

Ultium Cells. Next door to GM, Ultium Cells is GM's battery joint venture with LG Energy Solution. It began making energy storage cells in June 2026, and in late September 2026 it announced an upgrade to build a different cell for future GM electric vehicles, with the work finishing in 2028 and 500 new jobs projected on top of about 1,200 employees today. Federal environmental records list the plant's address as 301 Donald F. Ephlin Parkway, Spring Hill, in Maury County.

Medacta. The Swiss orthopedic and spine device maker is moving its U.S. headquarters from Franklin to Spring Hill and building a U.S. manufacturing hub there, on Jim Warren Road near I-65 and Saturn Parkway. Tennessee's economic development department announced it July 31, 2026: $85 million over five years and more than 200 new jobs in manufacturing, corporate operations and supporting roles. No opening date has been announced as of October 2026. I wrote up the full timeline, the site details and what's still unconfirmed on my Medacta Spring Hill page.

None of the three has published pay levels or a public hiring schedule. If you have an offer letter in hand, that's the one reliable number. Everything else here is about where to live once you have it.

The county line decides more than you'd think

Spring Hill is one city split across two counties. The north side is Williamson County. The south side, where GM, Ultium Cells and the Medacta site all sit, is Maury County. Same city, same ZIP codes in places, different county on your deed and your tax bill.

That line sets two things for you directly: which school district a home is zoned to, Williamson County Schools or Maury County Public Schools, and which county trustee sends your property tax bill. For 2025, the Tennessee Comptroller lists a combined county-and-city rate of $2.009 per $100 of assessed value on the Williamson side of Spring Hill, and $2.649 on the Maury side. The city's own rate, $0.739, is the same on both sides. Tennessee assesses a home at 25% of its appraised value, so the gap is real money over a 30-year mortgage.

Property tax figures are the county and city rates published for the year shown and are for planning only. Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. Confirm with the county assessor or trustee and your tax professional before you rely on a number.

I walk through the full county-line question, with a four-step way to check any specific address, in what county Spring Hill, TN is in. Check it before you fall for a neighborhood.

Drive times from the job corridor

GM and Ultium Cells don't have addresses the Census Bureau's geocoder could match, so the times below are measured from the Medacta site instead: 3542 Jim Warren Road, in the same Saturn Parkway and I-65 corridor as GM and Ultium. Measured free-flow with the OSRM routing engine, so add real time at shift change.

Destination Distance Drive time
Arbor Valley 6.1 miles 9 minutes
Wades Grove 4.3 miles 11 minutes
June Lake 6.5 miles 11 minutes
Harvest Point 4.0 miles 12 minutes
Campbell Station 5.2 miles 12 minutes
Barton Hills 8.3 miles 14 minutes
Franklin's Public Square 18.0 miles 23 minutes
Columbia's Public Square 18.1 miles 23 minutes

Thompson's Station runs about 5 miles and 9 minutes without traffic, measured from Spring Hill City Hall rather than the job corridor itself, per my Spring Hill guide.

Neighborhood times are measured to one street inside each community, so your exact drive depends on the house and which plant gate or Medacta entrance you use. If you're relocating for one of these three jobs, the real choice is usually which side of the county line you want first, then which neighborhood.

Picking a side, and a neighborhood

Harvest Point, Arbor Valley and Barton Hills are on the Maury County side, inside Maury County Public Schools. Wades Grove, June Lake and Campbell Station are on the Williamson County side, inside Williamson County Schools. The table above has the actual drive time for each from the job corridor; distance alone doesn't tell you much since the roads differ.

My best neighborhoods in Spring Hill guide breaks down more communities on both sides with current school zones, and living in Spring Hill covers the day-to-day: parks, the Duck River, Rippa Villa and what there is to do on a weekend once you've unpacked.

Builders are active on both sides of the county line, and new construction is a real part of this market if your timeline lines up with a build schedule rather than a resale closing. Start with Spring Hill new construction for what's actively selling, and check current builder incentives before you assume a rate buydown or closing-cost credit isn't on the table. If this is your first home purchase, my first-time buyer guide to Spring Hill covers the county question, THDA and the loan options in order.

What I'd do if I were transferring here

The part nobody explains well: a corporate relocation runs on a timeline you don't control, while your house search runs on a timeline you do.

Settle the county question before you tour anything. It changes the school zone and the tax bill, and it's the one decision that's expensive to reverse after closing. Then decide how close to the plant you actually need to be: a 6 a.m. shift change is a different commute than a 9-to-5, and that should change which interchange you want to live near. And if you have a house to sell in another state at the same time, that sale needs to be sequenced against this one, not handled as an afterthought.
