What to Expect in Berry Farms
A town center, not just a subdivision. Berry Farms mixes homes with a Town Center of shops, restaurants and offices. Publix opened its Berry Farms store in January 2017, and the Town Center at Berry Farms apartments added 331 residences and ground-floor retail.
Built to walk. Sidewalks, tree-lined streets and a trail system connect the neighborhoods. The developer says almost all of the Town Center sits within a five-minute walk.
Federal-style architecture. A Town Architect reviews home designs, and the developer describes the look as classic Federal style that echoes historic Franklin.
City of Franklin. Berry Farms is inside Franklin city limits, and the City of Franklin provides water. The community sits in the City’s Ward 3.
An owners association. The Rural Plains Association of Owners owns community grounds and runs the community garden. Dues aren’t published by the developer, so I get the current figure for any home you’re considering.

Berry Farms Homes: Condos, Townhomes and Single-Family
Berry Farms has more housing types than most Franklin neighborhoods. The developer describes a range from Town Center Homes, which are condo flats, to high-end custom homes.
- Condo flats in the Town Center.
- Townhomes, including three-story live/work townhomes with a first-floor flex room that can serve as an office or a storefront with a business sign.
- Single-family homes, up to high-end custom homes, in neighborhoods such as Hughes Mill and Warren Place.
- Rental apartments at Town Center at Berry Farms.

The City of Franklin’s 2025 Development Report shows 406 approved units still to come in Berry Farms Town Center, and a residential plan for the Reams-Fleming parcel that hasn’t been built yet.
What’s being built in Berry Farms right now
Berry Farms is not finished. Here is where the build-out stands as of October 2026.
Homes still to come. The City of Franklin’s 2025 Development Report lists 406 approved residential units still to be built in Berry Farms Town Center, on top of what is already standing. The Reams-Fleming parcel has a residential plan on the books, up to 400 apartments under the master plan, that has not broken ground yet.
A revised Town Center plan. In early 2026 the City of Franklin held a neighborhood meeting on Revision 4 to the Berry Farms Town Center development plan. The revision lowers building heights and scales to make the streets more walkable and reworks parking and open space, but it does not add units or square footage beyond what is already approved. Road widening and a new bridge tied to that plan were scheduled to begin construction in May 2026.
Two big employers just finished building. The Educational Media Foundation, parent company of K-LOVE and Air1 radio, broke ground on its new global headquarters in Berry Farms in 2022 and held its dedication ceremony on December 3, 2025. Just off I-65 next to Berry Farms, In-N-Out opened a 100,000-square-foot regional corporate office on Double Double Drive as its base for expanding across the eastern United States, with its first Tennessee restaurant next door open since February 25, 2026.
Builders on the ground. Celebration Homes, Ford Custom Homes and Regent Homes are building and selling homes here now, per the developer. If you want to know what’s actually available, text me and I’ll pull the current lots and floor plans.

Daily Commutes and Highway Access
Berry Farms sits right at the I-65 and Peytonsville Road (Goose Creek Bypass) interchange, with the Town Center fronting Goose Creek Bypass and Lewisburg Pike. That puts I-65 north to Cool Springs and Nashville right at the community’s front door.
Road miles from the Town Center at 4000 Hughes Crossing, measured with no traffic, so add time at rush hour:
- Downtown Franklin. About 5.7 miles to the Public Square, roughly 9 minutes.
- Thompson’s Station. About 6.5 miles, roughly 12 minutes.
- CoolSprings Galleria. About 8.6 miles, roughly 14 minutes.
- Spring Hill City Hall. About 10.3 miles, roughly 18 minutes.
- Downtown Nashville. About 24 miles to the State Capitol, roughly 32 minutes.
- Nashville airport (BNA). About 26.7 miles, roughly 34 minutes.
Berry Farms Town Center: Shopping, Dining and Work
Groceries and dining. Publix anchors the Town Center. Biscuit Love opened its second Franklin location here in 2023 and is still serving at 3100 Village Plains Blvd. Chick-fil-A runs its Berry Farms location at 203 Lathram Lane. The developer’s 2023 list counted more than 40 retail, restaurant and service tenants, including Whit’s Frozen Custard.
Offices. Berry Farms is also a job center. Ramsey Solutions has its headquarters on 47 acres here, and Lee Company’s Tennessee headquarters sits on Rural Plains Circle. The Educational Media Foundation, parent company of K-LOVE and Air1, dedicated its new global headquarters in Berry Farms on December 3, 2025, after breaking ground in 2022.
A Friday farm stand. The weekly Farm Stand at Town Center Park launched in May 2025 and continues on Fridays from 4 to 7 p.m., with produce, florals and meats from local vendors. Hours change with the season.
Business lists change, so check a favorite spot before you plan around it.
Berry Farms Amenities and History
- Two pools. The Plunge, named for Willow Plunge, a Franklin landmark on Lewisburg Pike from 1924 to 1966, and The Folly.
- Hughes Mill Park, established in 2012, and Town Center Park.
- A community garden with 46 raised beds, organics only, open to Berry Farms residents.
- Trails and sidewalks that link the neighborhoods, plus bocce courts.
The history is still on the ground. The Rural Plains home, built around 1830, still stands on the property. A historical marker in Warren Place notes the first Civil War skirmish in Franklin, fought here on April 10, 1863, and General Martin is buried in the Martin Hughes Henderson Family Cemetery on the land. Even the Publix building reuses steel windows salvaged from the old Franklin High School gym.
Schools That Serve Berry Farms
Berry Farms is in the Williamson County Schools district, not the Franklin Special School District. For the 2026-27 school year, the district’s zone locator assigns Berry Farms addresses I checked to Oak View Elementary, Legacy Middle and Independence High.
School zones can change and new sections are still being built, so confirm any specific address with the Williamson County Schools zone locator before you buy.
