What to Know Before You Buy New in Columbia

One county, two tax lines. All of Columbia is in Maury County, but the city limits still decide your bill. For 2026-27, Maury County’s rate is $1.369 and the City of Columbia’s is $0.6068 per $100 of assessed value, $1.9758 combined, both down after the county’s 2026 reappraisal (from $1.91 and $0.8251). Homes are assessed at 25 percent of appraised value, so on a $450,000 home that’s roughly $2,223 a year inside the city and about $1,540 on a lot just outside it, where only the county rate applies. For comparison, the Maury side of Spring Hill runs $2.108 combined for 2026.

A Spring Hill address can be a Columbia house. Several north-side communities carry a Spring Hill mailing address or market Spring Hill schools. The section below sorts out which is which.

The sales rep works for the builder. The friendly person at the model is the builder’s agent. Bring your own before you register at the model, because many builders won’t pay a buyer’s agent who shows up after the first visit. In most new-construction deals the builder pays my fee, which we confirm in writing up front.

Rate offers come with a lender attached. Every rate special on this page requires the builder’s affiliated lender. Run the offer through my rate buydown calculator to see what it’s worth against a price cut, and remember that a builder-paid buydown counts against the seller concession cap for your loan type.

Check the school zone yourself. Every community here is in Maury County Public Schools, and the district draws its own lines by street. Use the MCPS street lookup for the exact address, not the list on the builder’s brochure.

Utilities. Columbia Power & Water Systems supplies electric and water in the city. Sewer inside the city is the City of Columbia’s wastewater system. On a lot outside the city limits, ask the builder who provides sewer before you pick it.

Property tax figures are the county and city rates published for the year shown and are for planning only. Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. Confirm with the county assessor or trustee and your tax professional before you rely on a number.

The Spring Hill side has its own list on my Spring Hill new construction page, and the Spring Hill offers are broken down in my builder incentives guide.

Rates, APRs, buydowns and builder incentives on this page are published by the builder or lender named, were read on the date shown, and can change or end without notice. Confirm the current terms, APR, eligibility and any lender requirement in writing with the builder or lender before you rely on them.

A Columbia House Can Have a Spring Hill Address

The post office doesn’t follow the city line, and the north side of Columbia is where that shows up.

  • Marlon’s Creek (Regent Homes and DRB Homes) carries a Spring Hill 37174 mailing address, and DRB markets it as Spring Hill. Regent’s own page says it is incorporated within the City of Columbia, and the US Census geocoder agrees. Columbia city taxes apply.
  • Carter’s Station (Pulte’s Independence, Centex’s Highlands and Starlight’s Summit) sits between Columbia and Spring Hill and is marketed with Spring Hill schools. Independence and the Summit geocode inside Columbia city limits. Spring Hill schools here means the Maury County Public Schools that serve the Spring Hill area, the same district as the rest of Columbia.
  • Reserve at Silver Springs (M/I Homes) is listed in Columbia and marketed as the Spring Hill school district.

Before you compare a Columbia house to a Spring Hill one, check the city limits with the assessor, not the ZIP. It changes the city tax line on your bill.

School Zones by Community

Every community on this page is in Maury County Public Schools. These are the schools each builder names on its own page as of October 19, 2026, and the builders don’t always agree: Reserve at Hickory Ridge and Heritage Green list Battle Creek High, while Bear Springs lists Columbia Central for the same elementary and middle schools. Verify the exact address with the MCPS street lookup before you count on a school.

New Construction vs. Resale in Columbia

A new home in Columbia gets you new systems, a builder warranty, and this fall, a builder paying for a rate buydown or cutting the price on finished inventory. A resale home gets you an established street, mature trees, and near the square, a house no builder is going to build again. I own one of those myself, a few blocks from the square, so I know what an older Columbia house needs. Price per square foot can swing either way depending on the side of town, so I run both numbers before we tour. Start with the buydown calculator for the builder’s offer and my Columbia guide for the neighborhoods, or browse every Columbia listing.
