Community Highlights
A quick view of what defines Southbrooke.
What to Expect at Southbrooke
Two phases, one finished, one coming. The Villages at Southbrooke is built out, 123 home sites of townhomes, village homes and manor homes. The Meadows at Southbrooke is the next 82 home sites, still future construction as of October 2026, with its own pocket parks, sidewalks and street trees planned.
A sister community across the road. SouthVale sits west of Lewisburg Pike, developed by the same team, with 480-plus units of townhomes and single-family homes on an added 245 acres. Construction is in progress there now. SouthVale and Southbrooke share roughly 142 acres of natural area and walking trails between the two.
History next door. The property neighbors the Franklin Hardeman House, which dates to 1835, per Ford Classic Homes’ own description of the community.

Location and Commutes
Southbrooke sits off Lewisburg Pike (TN-431), in Williamson County, inside Franklin city limits. The City of Franklin’s own GIS records show the land was annexed into the city in 2020, under city ordinance 2019-48, as a 74.95-acre parcel named “Southbrooke PUD Subdivision.” That settles the city-versus-county question for anyone deciding between Southbrooke and a similar community sitting in unincorporated Williamson County.
Drive times below are computed on OSRM, the open-source routing engine, from 1043 Southbrooke Blvd, no-traffic times as of October 2026. Add time for Lewisburg Pike traffic and for the Goose Creek Bypass at rush hour.

Southbrooke is zoned to Oak View Elementary, Legacy Middle and Independence High School, all Williamson County Schools. That matches Williamson County Schools’ own redistricting boundaries, the 2023 board-approved lines the City of Franklin keeps on its GIS: the Southbrooke site falls inside all three zones. Confirm your specific address with Williamson County Schools before you count on an assignment, since zones can shift between school years.
Across Lewisburg Pike is SouthVale, the same builder’s larger community. For the rest of the area, see my Franklin guide, Berry Farms and new homes in Williamson County, and this week’s builder offers.
