A quick view of what defines SouthVale.
Homes at SouthVale
SouthVale is planned for more than 480 units of townhomes and single-family homes across 245 acres, per the builder’s own site. SouthBrooke next door adds another 75 acres and 205 home sites. SouthBrooke’s own two sections, the finished Villages at SouthBrooke and the future Meadows at SouthBrooke, sit across the road; SouthVale is still under construction.
What’s actually for sale right now, per the builder’s site as of October 21, 2026:

Prices and availability on new construction change by the week. Call or text me at 615-392-1186 and I’ll pull the current list before you drive out.
Location, City, and County
SouthVale sits inside Franklin city limits, in Williamson County. The county’s own property records carry the City of Franklin code on SouthVale parcels, not unincorporated county. That’s worth knowing, because plenty of new construction nearby, including communities on the Maury County side of Spring Hill, sits outside any city and runs on county-only tax rates. SouthVale doesn’t.
The entrance is on Lewisburg Pike, US Highway 431. The builder’s own directions: I-65 South to Exit 61, TN-248/Goose Creek Bypass, right onto TN-248, then left onto Lewisburg Pike for about a mile to the SouthBrooke/SouthVale entrance.
Drive times below, no traffic, computed October 21, 2026 from the SouthVale model home at 8012 SouthVale Boulevard:
| Destination | Miles | Minutes |
|---|---|---|
| Thompson’s Station | 6.6 | 11 |
| Franklin Public Square | 6.9 | 12 |
| CoolSprings Galleria | 9.8 | 16 |
| Nashville, Tennessee State Capitol | 25.0 | 34 |
Add time for Lewisburg Pike traffic at school pickup and for the Goose Creek Bypass merge at rush hour. The builder also points to Berry Farms, a few minutes north on Lewisburg Pike, for grocery, restaurants, and shopping, which matches what I saw driving in.
Schools That Serve SouthVale
SouthVale is zoned to Williamson County Schools, not the Franklin Special School District, which matters because Franklin runs both inside its city limits. For the 2026-27 school year, the district’s own zone lookup places 7018 SouthVale Boulevard in:
Oak View Elementary School, 2390 Henpeck Lane, Franklin
Legacy Middle School, 2380 Henpeck Lane, Franklin
Independence High School, 1776 Declaration Way, Thompson’s Station
The builder names the same three schools on its own site, and says it sponsors the Independence High School football team. Zones can shift year to year, so confirm your specific address with Williamson County Schools before you count on an assignment.
Amenities and HOA
SouthVale’s amenities, per the builder’s site: a pool and cabana, a full tennis court, two pickleball courts, a half basketball court, walking and biking trails, pocket parks, sidewalks, and street trees. SouthVale and SouthBrooke residents also share roughly 142 acres of natural area with hiking and walking trails, since the two communities are really one larger project split by Lewisburg Pike.
The HOA’s name, management company and dues schedule aren’t published as of October 2026. Ask me and I’ll get you the actual CC&Rs and the current budget on any specific address.
Property tax here runs through both the City of Franklin and Williamson County, since SouthVale sits inside the city limits and is zoned to Williamson County Schools. For 2026 that’s $1.566 per $100 of assessed value: $1.27 county plus $0.296 city, per Williamson County’s 2026 rate chart. Homes are assessed at 25% of appraised value.
Property tax figures are the county and city rates published for the year shown and are for planning only. Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. Confirm with the county assessor or trustee and your tax professional before you rely on a number.
Across Lewisburg Pike is Southbrooke, the same builder’s sister community. For the rest of the area, see my Franklin guide, Berry Farms and new homes in Williamson County, and this week’s builder offers.

Can I bring my own agent to the SouthVale sales office?
Yes, and register me before your first visit, not after. The agent at the sales office represents the builder. I’ve worked new construction contracts, lender incentives, and design center pricing, and that only helps you if I’m involved from your first walk-through.
