Which new construction is on the Williamson County side of Spring Hill?
Four Spring Hill communities on the Williamson County side were selling on October 23, 2026: Preston Park, June Lake, August Park and Maebry. Spring Hill straddles Williamson and Maury counties, and the rest of the city’s new construction is on the Maury side.
| Community | Builder | Homes | Builder-published price, Oct 23, 2026 | Size as printed |
|---|---|---|---|---|
| Preston Park | Willow Branch Homes | 1 and 2 bedroom condos, 2 and 3 bedroom townhomes | From the $200s to $500s | 600 to 1,700 sq ft |
| Cottages at June Lake | Signature Homes | Townhomes, 3 bedrooms | $500,000 to $627,000 | 2,022 to 2,112 sq ft |
| Saddlewalk at June Lake | Signature Homes | Single-family | $690,000 to $1,380,000 | From 1,892 sq ft |
| August Park | Richmond American | Single-family, 4 to 5 bedrooms | $799,990 to $1,034,990 | About 2,880 to 4,620 sq ft |

| Maebry | Greydon Homes | Semi-custom homes, 14 homesites | Homesite 4 listed at $1,198,000 | 4,100 sq ft (homesite 4) |
June Lake’s sales office at 491 Marston Avenue uses a Thompson’s Station mailing address, but the Census geocoder places it inside Spring Hill city limits. Two Spring Hill communities you may see sold as Williamson County are on the Maury side, per the state’s assessment records: Ashton Woods’ Enclave at Legacy Pointe, and the Bluebird Hollow homes Ole South lists on Gadwall Lane. For both sides of the city, see my Spring Hill new construction page, my June Lake page and my guide to Spring Hill’s Williamson and Maury sides.
Are there new homes in Nolensville and College Grove?
Yes. Nolensville had two communities selling inside the Town on October 23, 2026, and College Grove had one, The Grove.
| Town | Community | Builder | Homes | Builder-published price, Oct 23, 2026 | Size as printed |
|---|---|---|---|---|---|
| Nolensville | The Mill at McFarlin | Beazer Homes | Single-family Cottages and Estates | Starting at $699,990 | 2,137 to 3,750 sq ft |
| Nolensville | Fairington | SLC Homes (Southern Land Company) | Townhomes to estate homes on half-acre lots, 14 listed | Listed homes $822,825 to $1,439,900 | 2,053 to 3,508 sq ft |
| College Grove | The Grove | Ford Classic Homes and other builders on the community’s builder list | Custom homes in a private golf club community, final phase | Custom homes “from $3.5m”; listed homes $2,650,000 to $4,499,900 | Listed homes 4,472 to 7,879 sq ft |
One Nolensville trap: Regent Homes’ Carothers Farms is marketed with a Nolensville 37135 address, but the Census geocoder puts it in Davidson County, and Regent’s own page lists Metro Water Services and Nashville Electric Service. It isn’t Williamson County, so it isn’t in the count above. More on The Grove is on my The Grove page.
What new construction is coming soon in Williamson County?
Ten Williamson County communities were listed as coming soon on their builders’ sites on October 23, 2026:

Does the town change the property tax on a new home in Williamson County?
Yes. Williamson County’s 2026 county rate is $1.30 per $100 of assessed value outside Franklin and Spring Hill and $1.27 inside them, and each town adds its own rate on top. Residential property in Tennessee is assessed at 25% of appraised value.
| Where the home sits | 2026 county rate | 2026 city or town rate | Combined | On a $750,000 appraisal |
|---|---|---|---|---|
| Unincorporated Williamson (Starnes Creek, Poplar Farms, Fairhaven, The Grove) | $1.30 | None | $1.30 | About $2,438 |
| Thompson’s Station | $1.30 | $0.103 | $1.403 | About $2,631 |
| Nolensville | $1.30 | $0.34 | $1.64 | About $3,075 |
| Franklin, outside the Franklin Special School District | $1.27 | $0.296 | $1.566 | About $2,936 |
| Franklin, inside the Franklin Special School District | $1.9473 (county $1.18 plus FSSD $0.7673) | $0.296 | $2.2433 | About $4,206 |
| Spring Hill, Williamson side | $1.27 | $0.739 | $2.009 | About $3,767 |
The Williamson County Trustee collects the county and most town taxes on one bill. Spring Hill collects its own city tax on a separate bill. A few unincorporated areas also sit inside the Franklin Special School District, at a combined $1.9773, so check the district for the exact lot.
*Disclosure:* Property tax figures are the county and city rates published for the year shown and are for planning only. Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. Confirm with the county assessor or trustee and your tax professional before you rely on a number.
Is the mailing address on a new home the same as the town it’s in?
Often it isn’t. The post office doesn’t follow city limits, and several Williamson County builders print a mailing city that isn’t the town the home sits in. Here are the ones to know as of October 23, 2026, per the US Census geocoder:
- Station Hill and Garrett Farms carry a Franklin 37064 address but are inside the Town of Thompson’s Station.
- Starnes Creek and Poplar Farms carry a Franklin address but are in unincorporated Williamson County.
- Fairhaven carries a Thompson’s Station 37179 address but is in unincorporated Williamson County.
- June Lake carries a Thompson’s Station 37179 address but is inside the City of Spring Hill.
- Carothers Farms carries a Nolensville 37135 address but is in Davidson County.
- Bluebird Hollow at Autumn Ridge sits on a street that crosses the county line. The state’s records put the lower house numbers on Gadwall Lane in Williamson County and the homes Ole South is selling now in Maury County.
The town decides your tax rate and who provides city services, so I check it on every address before you write an offer.
Are builders offering incentives on new homes in Williamson County?
Yes, and they change fast. On October 23, 2026, several builders in this guide were advertising rate buydowns, closing-cost money or design credits, most of them tied to the builder’s own lender and a contract deadline a few weeks out. I’m not printing them here, because several of them end within days.
I track them every week from the builders’ own pages. Get this week’s builder offers, and if a builder offers to pay for a rate buydown, run it through my buydown calculator to see what the same money does as a price cut.
*Disclosure:* Rates, APRs, buydowns and builder incentives on this page are published by the builder or lender named, were read on the date shown, and can change or end without notice. They are not an offer of credit from me or eXp Realty, and I am a licensed Realtor (TREC 369038), not a mortgage lender. Confirm the current terms, APR, eligibility and any lender requirement in writing with the builder or lender before you rely on them.
Do you need your own agent to buy a new home in Williamson County?
You don’t have to have one, but the sales consultant in the model home works for the builder, and the purchase contract is the builder’s own form. Builders have their own rules about registering a buyer’s agent, so bring your agent on your first visit and ask for the builder’s policy in writing.
When I work with a new construction buyer, I put the builder’s price and offer next to resale homes nearby, and I read the builder’s contract with you before you sign it.
What should you check before you sign a builder contract?
- The town, not the mailing city. Run the address through the Census geocoder or ask me, because it changes your tax rate.
- What the “from” price includes. Ask for the price of the plan, the lot premium and the options you actually want, in writing.
- The lender condition on any incentive. Most rate offers require the builder’s lender and a deadline to contract and close.
- The HOA documents. Get the dues, what they cover and any amenity that’s still listed as future, with a schedule.
- School zones by exact address. Use the Williamson County Schools zone lookup, and in Franklin, check whether the lot is in the Franklin Special School District.
- The builder’s warranty. Get the written terms and how to file a claim.
