A quick view of what defines Franklin luxury homes.
Where are the luxury homes in Franklin, TN?
Franklin’s higher-priced homes are mostly in golf and club communities, in the historic districts around downtown, and on larger properties outside the city limits with a Franklin address. Here’s where each one sits, and whether it’s inside Franklin city limits, from developer, club, city and county records as of October 2026.
| Area | What’s there | Inside Franklin city limits? |
|---|---|---|
| Westhaven | A Southern Land Company master-planned community with Westhaven Golf Club, an Arthur Hills par 72 course, plus new homes, townhomes and condominiums and a walkable Village Center | Yes. County property records list every Westhaven parcel in the City of Franklin. |
| Temple Hills | The neighborhood around Temple Hills Country Club, a 27-hole membership club. County plats include Temple Hills Country Club Estates and Temple Hills The Links. | No. County property records list every Temple Hills parcel as unincorporated. |
| Downtown, Hincheyville and Lewisburg Avenue | Many of Franklin’s oldest houses, in local historic districts under the city’s Historic Preservation Overlay | Yes |
| Franklin Road corridor | A local historic district on the north bank of the Harpeth River that includes historic properties such as Harlinsdale Farm, plus the Myles Manor subdivision | Yes |
| Leiper’s Fork | A rural village in Williamson County with a historic district on the National Register of Historic Places | No. It’s unincorporated county land, and homes there can carry a Franklin 37064 mailing address. |
| The Margin District | 25 condo residences going up at 805 Columbia Ave, a block south of Five Points | Yes |
If golf is the reason you’re shopping, Franklin also has Vanderbilt Legends Club, a 36-hole club founded in 1992 and designed by Bob Cupp and Tom Kite, about 17 miles south of downtown Nashville. For a private golf club community a little farther out, look at The Grove in College Grove.
I’ve written up Westhaven on its own: Westhaven homes for sale and what to know. For the condos at 805 Columbia Ave, see what’s being built at the Margin District.
What makes a Franklin home cost more?
Land, a club and history are what most often push a Franklin home toward the top of the market. Each one brings its own questions, and you should get the answers before you write an offer.
Land
When a listing’s value is in its acreage, find out first whether the parcel is inside Franklin’s city limits or out in Williamson County. That decides whose zoning applies, whether you pay the City of Franklin property tax, and who provides water and sewer. Temple Hills Country Club, for example, has a Franklin mailing address at 6376 Temple Road, but the address sits outside Franklin city limits, per the US Census geocoder on October 23, 2026. My Franklin, TN zip codes guide explains how to tell.
A club
A club community puts two prices on the table: the house and the membership. Westhaven Golf Club and Temple Hills Country Club both sell memberships, and neither club’s own website says a membership comes with buying a home, as of October 2026. Ask the listing agent, in writing, whether membership is required, optional or separate for that house, what it costs to join, and what the dues are.
History
A house in one of Franklin’s local historic districts comes with design review. Under the city’s rules, most exterior work, including new windows, additions, roofing changes and fences, needs a Certificate of Appropriateness first, issued by the Historic Zoning Commission or, for some minor items, by city staff. Demolition isn’t permitted except in extraordinary circumstances. My downtown Franklin and historic homes guide walks through how that works for an owner.

Do you need a jumbo loan to buy a luxury home in Franklin?
You need a jumbo loan in Franklin if your loan amount is more than $1,029,250 on a one-unit home. That’s the 2026 conforming loan limit for Williamson County, set by the Federal Housing Finance Agency (FHFA). Fannie Mae and Freddie Mac are restricted by law to buying loans below the limit, and loans above it are called jumbo loans.
The limit applies to the loan, not the price. A $1,400,000 house with $400,000 down is a $1,000,000 loan, which is under the 2026 limit. The FHFA resets the limit every year.
A jumbo loan comes from the lender’s own program. Ask your lender early what it requires for the down payment, cash reserves and the appraisal, and get the rate and terms in writing with a date on them. If you’re paying cash, get a proof-of-funds letter from your bank before you start touring, because a seller at this level can ask for one before confirming a showing.
How much are property taxes on a luxury home in Franklin, TN?
A Franklin address pays between $1.30 and $2.2433 per $100 of assessed value in 2026, and assessed value is 25% of appraised value. Two lines decide which rate you pay: Franklin’s city limits and the Franklin Special School District (FSSD), which levies its own tax.
| Where the home sits | 2026 rate per $100 of assessed value | Yearly tax per $1,000,000 of appraised value |
|---|---|---|
| Inside Franklin, in FSSD | $2.2433 | about $5,608 |
| Outside Franklin city limits, in FSSD | $1.9773 | about $4,943 |
| Inside Franklin, Williamson County Schools | $1.566 | about $3,915 |
| Outside Franklin city limits, Williamson County Schools | $1.30 | about $3,250 |
The two “inside Franklin” rates include the City of Franklin’s $0.296. Homes in Westhaven pay the city rate. Homes in Temple Hills and Leiper’s Fork don’t, because they’re outside the city. Check the school district by the exact address, since it moves the bill more than the city line does.

Property tax figures are the county and city rates published for the year shown and are for planning only. Your actual bill depends on the assessed value, any exemptions and the city or district the home sits in. Confirm with the county assessor or trustee and your tax professional before you rely on a number.
What should you check before you buy a luxury home in Franklin?
- City limits and school district. Run the exact address, not the subdivision name. Both change the tax bill.
- Club membership. Required, optional or separate, the cost to join, the dues, and whether there’s a wait.
- Historic district status. If the house is in the Historic Preservation Overlay, ask the city for its past Certificates of Appropriateness and permits before you plan any exterior work.
- Water and sewer. City service, a utility district, or a well and septic system out in the county. Ask for recent bills.
- Your financing. A jumbo pre-approval with the lender’s reserve and appraisal rules in writing, or a proof-of-funds letter if you’re paying cash.
- What’s actually sold nearby. At this price there are fewer close sales to compare against, so I pull the closed sales for the street and the neighborhood myself before you make an offer.
