Quick answer (as of October 2026) The home staging tips that pay off in Spring Hill, TN are mostly the cheap ones: fix what's broken, declutter, deep clean, paint what's tired and clean up the yard, then stage the living room, the primary bedroom and the kitchen. In the National Association of Realtors' 2025 Profile of Home Staging, agents most often told sellers to declutter (91 percent), clean the whole home (88 percent) and improve curb appeal (77 percent). The median cost of a staging service was $1,500 nationally. Staging won't fix a price above the comps, and it doesn't change what you have to disclose.
Your buyer's going to walk through your house on Saturday morning and a builder's model that afternoon. Nobody lives in the model. You've got years of stuff, a list date coming and no idea which of those to-do items is worth your money.
Before a Spring Hill house goes on the market, I walk it for free and give the seller a short prep list in priority order, with what each item is likely worth. I've been selling real estate since 2013, I've been part of more than 500 transactions, and I've been investing in real estate since 2005. I live in Canterbury in Thompson's Station. Does home staging help sell a house in Spring Hill, TN?
Home staging can help a Spring Hill house sell, based on what Realtors reported to the National Association of Realtors (NAR), and the evidence is stronger on time than on price. In NAR's 2025 Profile of Home Staging, 49 percent of sellers' agents said staging reduced time on the market, and 29 percent of agents said it led to a 1 percent to 10 percent increase in the dollar value offered. Those are national survey answers from agents, not measured sale prices.
| What NAR asked about (2025 survey) | What agents reported |
|---|---|
| Dollar value offered, sellers' homes | 29% of agents reported a 1% to 10% increase |
| Dollar value offered, compared with similar unstaged homes | 17% of buyers' agents reported a 1% to 5% increase |
| No impact on the dollar value | 30% of sellers' agents and 41% of buyers' agents, per Chicago Agent Magazine's May 2025 report on the survey |
| Time on the market | 49% of sellers' agents said it dropped: 30% slightly, 19% significantly |
| Effect on buyers' view of the home | 60% of buyers' agents said some buyers but not always, 26% said most buyers, 12% said none |
| Picturing the home | 83% of buyers' agents said staging made it easier for a buyer to envision it as a future home |
NAR surveyed Realtors in February 2025 and got 1,266 usable responses, a 2.5 percent response rate. So use it as a read on what agents see, and don't use it to predict what staging adds to a house on your street.
Buyers also arrive with TV in their heads. I've been on HGTV's House Hunters four times, so I've seen how those homes get presented. In the same survey, 48 percent of respondents said buyers expected homes to look staged the way they do on TV, and 58 percent said buyers were disappointed by how homes looked in comparison.
What makes home staging different in Spring Hill?
Most of Spring Hill's homes are recent and builders are still selling on both sides of the Williamson and Maury county line, so your house gets compared with brand-new ones. Inside the city limits, about 82 percent of homes were built in 2000 or later and about 76 percent are detached houses, per Census American Community Survey estimates for 2020 to 2024.
So the job here is showing that a 2005 or 2015 house has been looked after, and putting forward what a new one can't have yet: a finished yard, a fence, window treatments, mature trees and no construction next door. My guide to selling against new construction covers the price and concession side of that fight.
| Type of home | Spring Hill example (as of October 2026) | Where I'd put the effort |
|---|---|---|
| Established subdivision | Spring Hill Estates, Williamson County: built 1994 to 2002, one and two stories, about 1,470 to 2,570 square feet | Paint, light fixtures and the yard. Lots run roughly a quarter to two-thirds of an acre, so show them off |
| Newer subdivision with a builder still selling | Arbor Valley, Maury County: Goodall Homes plans of 1,688 to 3,043 square feet, one and two stories | Scuffs, nail holes and the garage, because a buyer can tour a new home the same day |
| Townhome | Arbor Valley, Maury County: Patterson Company townhomes of about 2,000 to 2,300 square feet | Furniture that fits the rooms and clear stairs. Read the HOA rules before you change anything outside |

What should I do before I stage my Spring Hill house?
Fix, clear and clean a Spring Hill house before you spend a dollar on staging. In NAR's 2025 survey, 51 percent of sellers' agents didn't stage homes before listing and recommended that sellers declutter or correct property faults. This is the order I use:
- Get the list first. Walk the house with me before you buy anything, so you don't paint a room we'd have left alone.
- Fix what's broken. Dripping faucets, sticking doors, dead bulbs and anything else a buyer's inspector would write down.
- Declutter. Agents recommended this more than anything else, at 91 percent. Box up off-season clothes, countertop appliances, personal photos and collections.
- Clean the whole house, the second most common recommendation at 88 percent. That means baseboards, windows, vents and the inside of the oven.
- Paint what needs it. In NAR's 2025 Remodeling Impact Report, 50 percent of Realtors recommended painting the entire home before selling and 41 percent recommended painting one interior room. I'd use a light neutral.
- Clean up the outside. 77 percent of agents recommended improving curb appeal, and the section below has the Tennessee lawn calendar.
- Stage the rooms that count, starting with the three in the next section.
- Bring in the photographer last. Photos topped the list of listing features that sellers' agents (88 percent) and buyers' agents (73 percent) called important to their clients. My listings get professional photos, with drone and video when the lot or the neighborhood earns it.
Which rooms matter most when staging a house?
The living room, the primary bedroom and the kitchen matter most. In NAR's 2025 Profile of Home Staging, staging the living room was considered most important for buyers (37 percent), followed by the primary bedroom (34 percent) and the kitchen (23 percent). The guest bedroom came last at 7 percent.
| Room | Called most important for buyers | Staged by sellers' agents | What I'd do |
|---|---|---|---|
| Living room | 37% | 91% | Take out extra seating, clear a straight path through the room and open every blind |
| Primary bedroom | 34% | 83% | Bed, two nightstands and nothing on the floor |
| Kitchen | 23% | 68% | Clear the counters and empty the sink |
| Dining room | Not listed | 69% | Table and chairs that fit, with room to walk around them. If it's turned into an office, put it back |
| Guest bedroom | 7% | 22% | Clean, simple bedding, then stop. I wouldn't spend money here |
Living room
Count the seats. If you've got more furniture than the room can hold, take a piece out and store it. If your living room opens into the kitchen, stage them as one room, because that's how the photographer will shoot it.
Primary bedroom and closet
A packed closet reads as a small closet. Take out enough clothes that you can see the back wall, and box up everything on the floor.
Kitchen
You won't out-new a new kitchen, so aim for clean and bright. Clear the counters, take everything off the fridge door, clean the grout and match the bulbs so the light's the same color across the room.
Bathrooms, extra rooms and the garage
NAR's release doesn't rank these, but buyers open all of them. In the bathrooms, redo any tired caulk, clean the glass and hang matching towels. Give any extra room one job, because a room that's half gym and half storage reads as storage. Then deal with the garage. The Goodall plans at Arbor Valley have two-car garages, and a new build's garage is empty. If yours can't hold two cars during showings, rent a storage unit.
How do I improve curb appeal before selling in Spring Hill?
Start with the lawn and the planting beds, then the front door. In NAR's 2023 Remodeling Impact Report: Outdoor Features, standard lawn care had the highest estimated cost recovery of 11 outdoor projects, at 217 percent: about $415 in cost against about $900 in estimated value.
That's six seasonal fertilizer or weed control applications on 5,000 square feet of lawn, priced nationally. The same report says 92 percent of Realtors have suggested sellers improve their curb appeal before listing.
What you do depends on when you list and what grass you've got. University of Tennessee Extension's 2025 lawn calendar treats tall fescue and bermudagrass or zoysiagrass on separate schedules:
| If you list in | Tall fescue | Bermudagrass or zoysiagrass |
|---|---|---|
| Spring (March to May) | Start mowing in March, taking off no more than a third of the blade, and fertilize by soil test | Mow and collect clippings in April to clear dormant growth and speed green-up, then fertilize in May by soil test |
| Summer (June to August) | Water only when you see rolled leaves or lingering footprints, and watch for brown patch | Same water rule, and fertilize by soil test |
| Fall (September to November) | Aerate and overseed in September, then mulch leaves while you mow | Raise the mowing height in October, and stop mowing after frost |
| Winter (December to February) | Get a soil test and service the mower by February | The lawn's dormant, so tan is normal. Put your effort into the beds |
The rest of the front of the house is mostly labor. Pressure wash the driveway and the walk, top off the mulch, trim shrubs off the windows, and get the hoses and trash bins out of sight. A new front door is the one outside purchase with a strong number behind it: NAR's 2025 Remodeling Impact Report estimates a new steel door recovers 100 percent of its cost and a fiberglass door 80 percent. If your door's only faded, paint it. If you've got an HOA, read its rules before you change a door color. Out back, sweep the patio, repair the fence and set out two chairs, because that finished yard is what the model can't match.
What's worth spending money on before selling in Spring Hill?
Spend on repairs, cleaning, paint and the yard before you pay for anything else, and skip full remodels. NAR's 2025 Remodeling Impact Report estimates that a complete kitchen renovation recovers 60 percent of its cost and a bathroom renovation 50 percent.
| Project | Estimated cost recovered | My take |
|---|---|---|
| Standard lawn care | 217% (2023) | Yes. NAR's example cost about $415 |
| Landscape maintenance: mulch, mowing, pruning and new plantings | 104% (2023) | Yes, sized to your yard. NAR's example cost $4,800, and you may not need all of it |
| New steel front door | 100% (2025) | Yes, if the door's worn |
| Tree care | 87% (2023) | Only for dead limbs or a tree that's a problem |
| Closet renovation | 83% (2025) | Empty it first. That may be all it needs |
| Minor kitchen upgrade | 60% (2025) | Only if the kitchen's the obvious weak spot |
| Complete kitchen renovation | 60% (2025) | Skip it |
| New primary suite | 54% (2025) | Skip it |
| Bathroom renovation | 50% (2025) | Skip it. Clean and caulk instead |
Those percentages compare what Realtors estimate a project adds at resale with what contractors estimate it costs, nationally. The 2025 report gives no recovery figure for paint, but paint is what Realtors recommend most, and it's the first thing I'd look at.
Thirty-seven percent of Realtors in the 2025 report recommended a new roof before selling. If yours is near the end of its life, either replace it before you list or price it in.
How much does home staging cost?
The median cost of using a staging service was $1,500 nationally in NAR's 2025 Profile of Home Staging, compared with $500 when the sellers' agent handled the staging. That's a national figure, so get a written quote for your own house.
Run the math before you say yes. On a $500,000 sale, $1,500 is 0.3 percent of the price. Who pays varies: 26 percent of sellers' agents said it depends on the situation, 23 percent said they offer to stage the home themselves, and 17 percent said the seller pays before listing.
A quote should spell out which rooms are covered, how long the furniture stays, what happens if the house takes longer to sell, and what delivery and pickup cost. My Thompson's Station staging guide has more on what to ask a stager before you hire one.
Should I hire a stager or stage my Spring Hill house myself?
Stage it yourself if you still live in the house and your furniture's in decent shape. Bring in a stager or use virtual staging when the house is empty or your furniture is worn or too big for the rooms.
| Your situation | What I'd do |
|---|---|
| You live there and the furniture's in decent shape | Do it yourself from the prep list |
| You live there, but the furniture's worn or oversized | Store the worst pieces first, then decide whether a stager's consultation is worth paying for |
| The house is empty and the budget's tight | Virtual staging for the photos, with the house spotless for showings |
| The house is empty and you want buyers to feel the rooms in person | Get a quote for the living room, primary bedroom and kitchen only |
I'll use virtual staging, now with AI, when it beats rented furniture, as my Spring Hill marketing plan says, knowing buyers still walk an empty house. AI staging takes a photo of an empty room and adds furniture to the picture. When real furniture makes more sense, I can coordinate with a stager for you. Here's what AI staging looks like on two sample rooms.

In NAR's survey, 34 percent of sellers' agents considered virtual staging less important to their clients and 24 percent called it equally important. An AI-staged photo can add a sofa, but it can't hide a stain or change a wall, and it should be labeled as virtually staged, since the Realtor Code of Ethics requires "a true picture" in advertising.
What can't home staging fix in Spring Hill?
Staging can't fix a price above the comps or a defect you know about. Buyers compare your house with the closed sales on your side of the county line, and so does their appraiser, however good the living room looks. My guide to pricing a Spring Hill home to sell covers how I build that number, and the Spring Hill housing market report shows how much competition each side of the line has right now.
Tennessee law has the owner give the buyer a residential property disclosure statement covering the home's condition, including material defects the owner knows about, unless the buyer waives it and takes an as-is disclaimer instead (Tenn. Code § 66-5-202). Some sales are excluded under § 66-5-209, so your attorney has the final word on which rule applies to you. Painting over a material defect you know about doesn't take it off the form.
Prep also takes time, and it comes before the list date. My post on how long it takes to sell a house in Spring Hill shows how to build that into your calendar.
How do I keep a staged Spring Hill house ready for showings?
Keeping a staged Spring Hill house ready comes down to a short routine you run before you leave. Counters clear, beds made, lights on, blinds open and trash out. Put pet bowls and litter boxes out of sight, and lock up jewelry, prescriptions and anything else you wouldn't leave out for a stranger.
