A quick view of what defines June Lake.
What to Expect at June Lake
Inside Spring Hill city limits, in Williamson County
This trips people up, so here’s the plain version. June Lake is inside the City of Spring Hill, in Williamson County. Some homes here carry a Thompson’s Station 37179 mailing address because of how the post office draws its routes, not because they’re in the Town of Thompson’s Station. The Saddlewalk sales center on Marston Avenue, the Solstice apartments on Buckner Lane and June Lake Boulevard itself all sit inside Spring Hill according to the Census Bureau’s city boundary layer. The Thompson’s Station town line runs just north of Solstice on Buckner Lane. If a listing says Thompson’s Station and the street is inside June Lake, the house is in Spring Hill. You pay Spring Hill city taxes and Williamson County taxes, and you’re zoned to Williamson County Schools. My Williamson vs Maury guide covers what the county line changes.
Its own exit
Exit 55 on I-65 opened on May 31, 2024, and it exists because of June Lake. The same project built June Lake Boulevard, a 2.25-mile extension of Buckner Road from Buckner Lane east to Lewisburg Pike. From Saddlewalk you’re on the interstate in a few minutes without touching Main Street, which is the single biggest difference between living here and living in most of Spring Hill.
Houses first, town center second
The plan is a walkable town center with shops, restaurants, offices and a hotel. In October 2026 what exists is the residential side, the apartments, the amenity centers and the first commercial district, which the developer says is approaching vertical construction. Buy here for the homes and the location today, and treat the town center as an upside that arrives in phases.
The lake is real, and the trail is coming
June Lake has a lake. A paved one-mile loop trail around it, with a scenic overlook and upgrades to the dam and spillway, was awaiting permits as of August 2026, with the developer expecting a spring 2027 opening. It’s planned to connect to the Aenon Creek Greenway, which will run more than 2.5 miles when complete.
The sewer moratorium
Spring Hill passed a sewer capacity allocation framework on January 5, 2026 to comply with a state consent order. It doesn’t stop June Lake, but it does meter out the remaining capacity project by project. Saddlewalk was closing homes through 2026, and the developer says the Lifestyle Communities apartments will start their first phase once capacity is available. If you’re buying a new build here, ask the builder in writing whether your lot or phase already holds its sewer allocation.
The Neighborhoods Inside June Lake
Saddlewalk at June Lake (Signature Homes)
The first and largest neighborhood, about 400 single-family homes, cottages and townhomes. Signature Homes had sold 158 of them by August 2025. The sales center is at 491 Marston Avenue, and the amenity center, The Lexington Club, opened in 2025 with a resort-style pool and cabanas, a clubhouse with event space, a fitness center, a pickleball court and a playground. Plans run from about 1,900 square feet (The Bay) up to about 4,000 square feet (The Signature Cantor), with three to five bedrooms. As of October 2026 the builder publishes Saddlewalk pricing starting in the upper $600s, with a range of $690,000 to $1,380,000. The developer’s August 2026 update had Pod B sold out, move-ins under way in Pod A, and townhome framing started in Pod E, with three model home grand openings planned for October.
The Cottages at June Lake (Signature Homes)
Signature’s smaller cottage product, listed by the builder as its own community inside June Lake. The published range as of October 2026 is $500,000 to $627,000, the lowest published starting price of any new construction inside June Lake.
Windfall at June Lake (Signature Homes)
Approved by the city in 2025: another 400 single-family homes and townhomes on the south side of June Lake Boulevard, right next to Spring Station Middle School and Summit High School, with its own amenity center (pool, gym, clubhouse) and a half-mile greenway extension. Construction was expected to begin in late 2025. No pricing or model opening has been published yet. If walking to school matters, this is the neighborhood to watch.
The Preserve at June Lake (Tudor Building Group)
The first homes approved in June Lake, back in March 2022: 28 single-family homes on about seven acres in the southwest corner, built by Tudor Building Group. The developer’s 2025 update had homes rising here. It’s the custom-build pocket of the development.
Solstice at June Lake (apartments)
June Lake’s first apartment community: 227 apartments in 10 buildings on Buckner Lane at the north end of June Lake, with a pool, fitness center, clubhouse, dog park, playground and access to the Aenon Creek greenway. It’s leasing now. If you want to live in June Lake while your current house sells or while you decide between Saddlewalk and Windfall, this is how.
LC June Lake (Lifestyle Communities)
A second multifamily community, announced in 2025. The developer says it’s still committed, with the first phase to proceed once sewer capacity is available.
Plus the townhome phase
Spring Hill planners approved 75 townhome and duplex lots in June Lake’s Pod E in February 2025, and the developer’s August 2026 update had townhome framing under way there. For how June Lake compares with the rest of town, see my best neighborhoods in Spring Hill guide.
Daily Commutes and Highway Access
Drive times from the Saddlewalk sales center at 491 Marston Avenue, computed on open road-network data in October 2026. Add time for school traffic on Buckner Lane and rush hour on I-65.
| Destination | Miles | Minutes |
|---|---|---|
| Summit High School | 1.7 | 5 |
| Spring Station Middle School | 2.2 | 8 |
| Sagefield site, Thompson’s Station | 3.0 | 6 |
| Publix at Spring Hill Towne Crossing | 5.5 | 10 |
| Spring Hill City Hall | 6.8 | 12 |
| GM Spring Hill plant | 9.6 | 15 |
| Franklin Public Square | 14.2 | 19 |
| CoolSprings Galleria | 15.4 | 22 |
| Tennessee State Capitol, Nashville | 30.6 | 40 |
| Nashville International Airport | 30.8 | 43 |
Buckner Lane is being widened, so expect construction on it for now. The interstate is the way to Franklin and Nashville; Lewisburg Pike is the back way to Thompson’s Station and the Sagefield site.
The Commercial District and Town Center: What’s Open and What’s Coming
The first commercial district sits at the corner of June Lake Boulevard and Buckner Lane. As of August 2026 the site work is complete and five tenants are committed: Liberty Federal Credit Union, The Goddard School, Heartland Dental (the first healthcare provider), Image Studios, and June Lake Collective.
June Lake Collective is the retail piece: two multi-tenant buildings totaling 15,823 square feet, built for shops and restaurants, with completion expected in summer 2027. It was in pre-leasing as of July 2026, and the developer said retailer announcements were on the way. The city’s planning staff sent the site plan back for revisions in early 2026 over pedestrian access and parking, which is normal for a first retail phase and worth knowing if you’re counting on a specific opening date.
The bigger numbers in the master plan, 3.9 million square feet of office, nearly 1.3 million square feet of retail and restaurants, and 400 hotel rooms, are long-range. As of October 2026 the developer has not announced construction on any of it, and no grocery or hotel brand has been named. The commercial side of the plan is the reason June Lake has its own interchange.
The Lake, the Trail and the Amenities
Saddlewalk residents use The Lexington Club: a resort-style pool with cabanas, a clubhouse with event space, a fitness center, a pickleball court, an event lawn and a playground. Windfall will get its own amenity center. Solstice has its own pool, fitness center and dog park.
Shared by everyone is the lake and the greenway. The June Lake Trail, a paved one-mile loop around the lake with an overlook, is expected to open in spring 2027 once permits clear, and it ties into the Aenon Creek Greenway. The Alexander family also partnered with the Battle of Franklin Trust to preserve the Pointer Cemetery on the property and open it to the public, with quarterly tours expected to start in 2027. That’s a rare thing for a new development to do, and it says something about how the land is being treated.
Signature Homes describes the whole plan as a “20-Minute City,” where you can walk to dining, shopping and the town center. Today that’s a plan, not a Saturday. The pool, the trail and the schools are the amenities you can use now.
Schools That Serve June Lake
June Lake is in the Williamson County Schools district. For the 2026-27 school year, Saddlewalk addresses on Mare Alley, Huron Drive and Buckner Lane are zoned to Bethesda Elementary, Spring Station Middle and Summit High. Summit High is about 1.7 miles from the Saddlewalk sales center, and Windfall is being built directly beside Spring Station Middle and Summit High.
Zones can shift as the county adds schools, so confirm any specific address with the Williamson County Schools zone locator before you buy.

Common Questions About June Lake in Spring Hill
Is June Lake in Spring Hill or Thompson’s Station?
Spring Hill. June Lake is inside Spring Hill city limits in Williamson County. Some homes have a Thompson’s Station 37179 mailing address because of postal routes, but the Saddlewalk sales center, the Solstice apartments and June Lake Boulevard all sit inside the City of Spring Hill. The Thompson’s Station town line is just north of Solstice on Buckner Lane.
What county is June Lake in?
Williamson County. That means Williamson County Schools and the Williamson County tax rate, which combined with the Spring Hill city rate was $2.009 per $100 of assessed value in 2025, versus $2.649 on the Maury County side of town.
Who is building homes in June Lake?
Signature Homes builds Saddlewalk, The Cottages at June Lake and the upcoming Windfall neighborhood. Tudor Building Group builds The Preserve. Southeast Venture developed the Solstice apartments, and Lifestyle Communities has a second apartment community planned.

What is Solstice at June Lake?
Solstice is June Lake’s 227-unit apartment community on Buckner Lane at the north end of the development, 10 buildings with a pool, fitness center, clubhouse, dog park and playground. The homes there are rentals, not for sale.
Is the June Lake town center open?
Not yet. As of August 2026 the first commercial district had its site work complete with five committed tenants, including June Lake Collective, a 15,823-square-foot retail project expected to finish in summer 2027. The larger office, retail and hotel pieces of the master plan have not broken ground.

Williamson County Schools. For 2026-27, Saddlewalk addresses are zoned to Bethesda Elementary, Spring Station Middle and Summit High. Confirm any specific address with the district’s zone locator.
Is there really a lake at June Lake?
Yes. A paved one-mile loop trail around it, with an overlook and dam and spillway upgrades, is expected to open in spring 2027 and connect to the Aenon Creek Greenway.
Does the Spring Hill sewer moratorium affect June Lake?
Spring Hill adopted a sewer capacity allocation framework in January 2026 under a state consent order. Saddlewalk kept building and closing homes through 2026, while the developer says the Lifestyle Communities apartments will start once capacity is available. Before you sign on a new build, ask the builder in writing whether your lot or phase already holds its sewer allocation.
How far is June Lake from Nashville and Franklin?
From the Saddlewalk sales center, Franklin Public Square is about 14 miles and 19 minutes, the State Capitol in Nashville is about 31 miles and 40 minutes, and the airport is about 31 miles and 43 minutes, all by I-65 outside rush hour.
Can I bring my own agent to a June Lake sales center?
Yes, and you should. Register me on your first visit, before you sign anything. The builder’s agent works for the builder. I’ve been through builder contracts, earnest money terms, lender incentives and design-center pricing enough times to know where the money hides, and in most new-construction deals the builder pays my fee, which we confirm in writing up front.
How does June Lake compare to Firefly?
They’re opposites. June Lake is a large mixed-use development inside Spring Hill city limits in Williamson County, with homes from the $500,000s and a town center planned. Firefly is a private, gated golf community in unincorporated Maury County, with custom homes on large homesites at a much higher price point. Read my Firefly guide for that one.
June Lake is one of nine new-home communities in the city. See the rest, with prices and counties, on my Spring Hill new construction page.
