Quick answer: Kimo Quance with eXp Realty has been a Realtor since 2013, with more than 500 closed transactions, and works Spring Hill, TN every week. The best agent in Spring Hill is the one who knows which side of the Williamson and Maury county line your home sits on and shows you the closed sales behind every number. I do both, and I specialize in out-of-state relocations, new construction, and military and veteran buyers. I live next door in Thompson's Station and work Spring Hill every week.
Search "best real estate agent in Spring Hill" and you'll get a page of names, stars and badges.
None of it answers the question you're actually asking, which is: who's going to get this right for me?
The honest answer depends on your situation. If you're moving here for a job at GM, you need someone who can line up two closings in two states. If you're touring builder models, you need someone who reads a builder contract for a living. If you've served, you need someone who knows a VA loan inside and out. And whoever you hire, they need to know the county line.
Here's my standard. Judge me, or anyone else, by it.
What "Best" Means In Spring Hill
"Best" isn't a trophy. It's a fit. The best agent for a GM transferee lining up two closings in two states isn't automatically the best agent for a first-time buyer touring builder models, or for a seller whose house is competing with a builder incentive down the street.
So instead of a ranking, here's the standard I'd hold any Spring Hill agent to, me included:
- They know your situation before they know your price range. Relocating, buying new, selling against the builders, using a VA loan. Each one changes the plan, and the plan comes first.
- They know which side of the county line the house is on, and they checked. In Spring Hill that decides the tax bill and the school district, and the ZIP code won't tell you.
- They show you the closed sales behind every number. The actual sales, so you can check their work.
- They know what the builders are offering this month. Not last spring's incentive. This month's.
- They walk you through the whole process before you're in it. What happens if the appraisal comes in low, if the inspection turns something up, if you need to back out. You should hear those answers at the kitchen table, not in the middle of a deal.
- You can reach them. Real estate moves on deadlines. A day without an answer can cost you a house or an offer.
That's the standard. The rest of this page is how I meet it, and how you can check.
Why I'm A Strong Choice In Spring Hill
Three situations come up again and again here, and they're where I do my best work.
1. Out-of-state relocations. GM and its suppliers move people in from other states. If that's you, you're probably selling a house somewhere else and buying here on a company timeline. That's a two-closing problem. The dates have to line up, or you need a plan for the gap, and it's a lot easier to build that plan before you sign anything than after.
I know how it feels from your side because I've done it. I moved my own family across the country to Middle Tennessee. So before you fly in, I'll tell you which side of the county line each home is on, what the tax bill runs, and what's closed nearby, so your visit is spent deciding, not sorting.
2. New construction. Spring Hill is still building on both sides of the line, and a new home comes with its own rules. The builder writes the contract, and it's written to protect the builder. The best incentives are often tied to the builder's preferred lender, so we price your loan both ways and see which one actually costs you less. I keep a running list of the promotions, special rates and closing-cost offers every builder in Spring Hill is running, updated as they change, so you're comparing this month's deals, not last spring's. A brand new house still gets an independent inspection.
And remember who the sales office works for. It works for the builder. Bring me to your first visit and I'll be there with you to compare the builder's offer against resale homes nearby and confirm the county and the school district on your exact lot.
3. Military and veteran buyers. I'm a U.S. Coast Guard veteran, so a VA loan isn't a line on a brochure for me. I know how the VA appraisal works, how to write an offer a seller will take seriously with VA financing, and how a VA assumption works, where you take over a seller's existing VA loan at their rate. I keep an eye out for Spring Hill homes that carry one. My page for veterans and military buyers has the details.

What Clients Say
Here's how one seller put it:
"Kimo did a great job selling our house. We had four offers the first weekend of listing, and closed less than a month later. He kept us informed of progress steps along the way, including action items for us. He did a lot of research to ensure we had it priced correctly, and knows the market well." David V.
And a buyer:
"As first time home buyers having Kimo to work with was an absolute godsend. He answered every call, always made time to answer our questions and concerns, and if he didn't have an answer right away he always returned with an answer within a day or so." Jasmine C.
Local Expertise Across Spring Hill And Nearby Areas
I sort Spring Hill by county side first, because that's how the tax bill and the school district sort it.
The Williamson County side is the north and northeast part of the city, in Williamson County Schools. June Lake is the big one, a 775-acre mixed-use development at I-65 Exit 55 that sits right at the Thompson's Station line. Wades Grove is a residential neighborhood on the north side. August Park is new construction, with Toll Brothers and Richmond American both building there. Brixworth is inside the city, though many of its homes carry a Thompson's Station 37179 mailing address. Cherry Grove has Spring Hill 37174 addresses.
The Maury County side is the south part of the city, in Maury County Public Schools, and it holds City Hall, Fischer Park and Rippa Villa. Harvest Point and Arbor Valley sit along the roads that share their names. Barton Hills is a Century Communities build-out with 256 homesites planned. Southern Springs is Del Webb's active adult community.
All of them, with 2026-27 school zones, are in my best neighborhoods in Spring Hill post.
Nearby, I work these too:
- Thompson's Station. I live here, right next door to Spring Hill, so this is home turf.
- Franklin. The Williamson County seat, about 14 road miles north of Spring Hill City Hall. My office is on the Public Square.
- Columbia. The Maury County seat, just south. I own a renovated historic home near the square, so I've been on the owner's side of a Columbia house too.
If You're Selling In Spring Hill
I price your home from closed sales in your own subdivision first, then from your side of the county line, which is where I find the ceiling and how I defend your price when a buyer's agent pushes back. Your buyer will tour a builder's model the same weekend they tour your house, so we plan for that before you list. You see every sale behind the number, and you decide the price.
The full process is in my guide to selling a home in Spring Hill. Selling for a specific reason?

- Moving up to a larger home: upsizing in Spring Hill.
If You're Buying In Spring Hill
We start with a buyer consultation, and it's free. I'll show you what's going on in the market and whether you're in a buyer's market or a seller's market on the side of the county line you're looking at, tell you a little about how I work, and then walk you through the whole process from that meeting to the keys in your hand: can you back out, what if the appraisal comes in low, what if the inspection turns something up, and what your options are at each step. If you want, a lender joins us to see whether you qualify for first-time buyer programs or grant money and to pin down the price range that fits your budget. Start here:
- What county Spring Hill, TN is in, with the tax rate table for both sides.
- First time home buyers in Spring Hill, for loans, down payment help and new construction vs resale.
- Assumable mortgages in Spring Hill, for taking over a seller's lower rate.

How To Judge Any Agent In Spring Hill
Plenty of good agents work Spring Hill. Ask every one of them these four questions, me included, and pick the one whose answers you can check.
- "Which side of the county line is this house on, and how did you check?" A good answer names the public record or the county's own lookup. "The ZIP says Spring Hill" isn't an answer.
- "Show me the closed sales you priced from." You want the list. Closed sales, not active listings, and from the same subdivision first wherever they exist.
- "What are the builders near me offering this month?" A good answer is specific and current, and it tells you which offers only apply if you use the builder's lender.
- "What happens in the first week?" For a seller: photos, pricing, the launch and when you'll hear from them. For a buyer: the consultation, pre-approval and the first tours. If the answer is vague, the first week will be too.
One more: ask who you'll actually be talking to after you sign.

How do I pick a real estate agent in Spring Hill, TN?
Ask four questions. Which side of the county line is this house on, and how did you check? Show me the closed sales you priced from. What are the builders near me offering this month? What happens in the first week? Pick the agent whose answers you can verify.
What should I expect buying new construction in Spring Hill?
Expect the builder's own contract, written to protect the builder, and incentives that are often tied to the builder's preferred lender. He plans both closings from the start, the home you're selling and the one you're buying, so the dates line up or there's a plan for the gap. Before you fly in, he tells you which side of the county line each home is on, what the tax bill runs and what's closed nearby. Kimo moved his own family across the country to Middle Tennessee.
Does Kimo work with military and veteran buyers?
Yes. Kimo is a U.S. Coast Guard veteran and works with VA buyers on both sides of Spring Hill. He covers VA loans, VA appraisals and VA assumptions, where a buyer takes over a seller's existing VA loan at the seller's rate.

Nothing. The buyer consultation is free. It covers what's going on in the market and whether it's a buyer's or seller's market, a little about Kimo's background, the whole home buying process from the meeting to the keys, what happens if you need to back out, if the appraisal comes in low or if the inspection turns something up, and, if you want, a lender in the room to check first-time buyer programs, grant money and the price range that fits your budget.
