55+ Communities in Middle Tennessee: A Town-by-Town Guide for 2026

Custom Image

Quick answer (as of October 2026) Middle Tennessee's 55+ communities are spread across Williamson, Maury, Davidson, Wilson, Rutherford and Sumner counties. In Franklin, it's Westhaven's active adult section, where new homes are selling and the Astor Club is under construction. Spring Hill has Southern Springs by Del Webb, which is resale only. Thompson's Station and College Grove have none confirmed. Builders are selling new homes in 55+ communities in Hermitage, Antioch, Mt. Juliet, Lebanon, Murfreesboro, Smyrna and Gallatin, and in Smyrna one more is coming soon and another is working through the Town's planning process. Federal law lets a community operate as housing for people 55 and older when at least 80 percent of its occupied homes have at least one resident 55 or older, it publishes and follows policies showing that intent, and it verifies ages.

Listing sites tag a lot of Middle Tennessee neighborhoods as 55+. Some of those tags are right. Others are years out of date or come from marketing copy with no rule behind it. Every community on this page has its age rule stated by its builder, its developer, its HOA, a recorded declaration or a city record, quoted in their words and dated.

I live in Canterbury in Thompson's Station, between Franklin and Spring Hill. If you're buying or selling in any community on this page, DM me, text or call 615-392-1186.

What are the 55+ communities in Franklin, TN?

As of October 2026, Westhaven's active adult section is the 55+ community in Franklin with its age rule published by the developer. It's inside Franklin city limits in Williamson County, new homes are selling now, and Astor Club & Residences, an age-restricted rental building in the same section, is slated to finish by fall 2027.

Westhaven active adult section and Astor Club & Residences

  • Where: Westhaven, Franklin, Williamson County. Inside Franklin city limits; county property records list every Westhaven parcel in the City of Franklin.
  • Age rule, as the developer states it: Westhaven's own site calls the section "55+ living." Southern Land Company describes Astor Club & Residences as "a new age-restricted, fully serviced rental community for those ages 55 and better."
  • Developer and builder: Southern Land Company. The for-sale homes are built by SLC Homes, the company's in-house builder.
  • Homes: "a mix of 146 for-sale single-family homes, paired villas, and townhomes" planned, per Southern Land's April 2025 release. The developer says lawn maintenance is provided for all homes in the section, with full exterior maintenance for the townhomes and villas. Astor adds 211 rental residences in three buildings.
  • Amenities the developer lists: every resident of the active adult section gets Astor Club membership. The developer says the club will have a library and music room, indoor and outdoor pools and hot tubs, a cold plunge, pickleball courts, bocce, a salon, a theater and a golf simulator, alongside the rest of Westhaven's amenities.
  • Status (read October 26, 2026): selling now. Westhaven's site lists active adult homes for sale. Astor: under construction, completion slated for fall 2027.

Other Franklin neighborhoods show up as 55+ on listing sites. Their age rules aren't confirmed by a builder, HOA, recorded or city document as of October 2026, so they're left off this list. If you're looking at one, get the recorded declaration before you write an offer, and I'll read it with you.

How do 55+ age rules work?

A 55+ community is legal because the federal Fair Housing Act exempts "housing for older persons" from its familial status rules, under 42 U.S.C. 3607(b). To use the 55-and-older version of that exemption, a community has to meet three tests:

  1. The 80 percent test. At least 80 percent of its occupied homes have at least one resident who is 55 or older (24 CFR 100.305).
  2. Published intent. It publishes and follows policies and procedures showing it's intended and operated for people 55 and older. HUD looks at how the community describes itself, its advertising, its written rules and covenants, and whether it applies them consistently (24 CFR 100.306).
  3. Age verification. It verifies ages with reliable surveys and affidavits, updated at least once every two years. A driver's license, birth certificate, passport or other official document with a birth date counts (24 CFR 100.307).

The rule for the remaining homes is up to each community. Federal regulations let a community decide the age restriction, if any, for homes that don't have a resident 55 or older (24 CFR 100.305(h)). That's why the declaration matters more than the sign at the entrance. Three examples from this page:

  • The Cottages at Innsbrooke (recorded declaration): each occupied home must have at least one occupant 55 or older unless the board approves otherwise in writing.
  • Ashton Woods communities (Cedars of Cane Ridge and Stewart's Glen): at least one resident 55 or older, and no one younger than 19 may live in the home.
  • Del Webb at Lake Providence (HOA handbook, citing the declaration): no one under 19 may stay overnight more than 90 days in a 12-month period, and every owner or resident signs an age verification survey.

Federal law also has a separate exemption for housing intended for, and solely occupied by, people 62 or older (42 U.S.C. 3607(b)(2)(B)). I'm a Realtor, not an attorney, so for a legal question about a specific community's documents, ask a Tennessee real estate attorney.

What should you ask before you buy in a 55+ community?

Ask for the recorded declaration, bylaws and rules before you write an offer, and get these answers in writing:

  1. Who has to be 55. Does at least one resident have to be 55 or older, and is there a minimum age for everyone else in the home?
  2. Younger spouses and relatives. Can a spouse, partner or relative under 55 live there, and what happens if the resident who is 55 or older moves out or passes away?
  3. Guests. How long a visitor can stay before the stay counts as living there.
  4. Renting. Whether you can lease the home at all, the minimum lease term and any cap on the number of rentals.
  5. HOA dues and what they cover. Lawn care, exterior maintenance, roofs, irrigation, the clubhouse and any services. Ask for the current budget, the reserves and any transfer or capital fee.
  6. Who maintains the yard and exterior. It can differ inside one community. At Westhaven, the developer says lawn maintenance comes with every home in the active adult section, and full exterior maintenance comes with the townhomes and villas.
  7. The amenity timeline. On new construction, ask what's built today and what's still planned, with dates. Astor at Westhaven, for example, is slated for fall 2027.

Selling or buying in a 55+ community?

Selling in a 55+ community has one extra step: your buyer has to meet the community's age rule, so the declaration and the HOA's age verification steps belong at the front of the deal. I get those documents to buyers' agents early so a contract doesn't stall at closing.

If you're buying, I'll read the declaration and rules with you before you write an offer, on a resale or a new build. I've been part of more than 500 transactions. If you own in one of these communities and want a number first, start with my home value estimate. Otherwise, DM me, text or call 615-392-1186.
